Description

The space

One of three double bedrooms available in a typical Niçoise apartment on the first floor of a bourgeois-style building. The apartment is run as a small Bed & Breakfast. All rooms have high ceilings, traditional oak wood floors, large windows with shutters, large double beds.
All linen and toiletries are included. All rooms have a fridge, a safe, a kettle, coffee, tea and sugar. Free Wi-Fi in all rooms.
Rooms are cleaned every day.
Continental breakfast is included & served in the dining room every day 8:30--10:30.

The 360° street map is at least 2 years out of date. There are no road works in progress, I promise you!!!
Owner lives on the premises, English first language.

Please note there is a 2 night minimum for the weekends (Fri., Sat. & Sun). There is occasionally a single night available, so check the calendar.
The price listed is for 2 people. There is A/C or a fan. Guests are requested to TURN IT OFF when they go out. If not a surcharge of 10€ a day will be added.
Bathroom & separate toilet are shared, there is no en suite available.
No more than 2 people in one room. That includes children. No supplementary beds are available. Please note there is a dog who lives here. Small, fluffy, friendly.

Regarding parking: there is paying street parking outside, or there is a large, (expensive) underground parking close by.

Guest access

Your own room & the dining room.

Interaction with guests

Quite a lot, depending on the guest. I normally chat with guests over breakfast & give them tips on how to get where they want to go, restaurants, general information.

The neighborhood

Lively, multicultural, very SAFE, especially for single woman travelers.
Lively neighborhood, 5 minutes from the main train station, so ideal for late arrivals, early departures or as a central base for exploring the area. Cannes 45 minutes by train, Monaco 25 mins by train.
Note the word "lively". Although this is a beautiful tree-line boulevard, there is a cafe across the street & it can be noisy. Bring your earplugs.

Getting around

Buses, trams & trains are all very close by, inexpensive & easy to use.
If you are driving, be aware that parking is difficult to find on the street & very expensive in municipal parking lots.

Other things to note

There is an automatic laundrette one block from here; it is cheap, fast & you don't even need to add detergent, it is already added so please do not hand wash your clothes & drip dry them on my 100 year old oak floors or hang anything over the balconies--this is forbidden by the building managers.

House Rules

Please do not take my bathtowels to the beach.
Please leave the bathroom clean & DRY!!!
Please ladies, do not remove your makeup esp. mascara with my towels.
Please do not eat messy food in bed. You are always welcome in to eat the dining room, but if you must eat in your room, PLEASE not in/on the bed!

I am Scottish by birth and spent most of my working life in San Francisco as a wine steward/food server from .
I went back to Scotland to take care of my mother, & when she died I sold her house & eventually found myself in Nice.
I took over my B&B in July 2010 & joined Airbnb in Nov. 2010. So far, so good : )
I am an avid reader, & if I can find someone to play with, a fiendish backgammon player. I love my little dog, Rocco. It's a pity he can't play backgammon.
I am happy to advise my guests on what to see & do in & around Nice, or just leave them to their own devices, as they prefer.
