Historic 1936 house, Contractor approved no mold, refurbished but is older and can appear not as clean in winter due to High humidity can create must in closets if windows are closed to long, but 1 in 10 notices if they are allergy sensitive. WE have hand bleached to assure it is clean although older houses can appear not as clean as new moulding appears in a track home, (of which we have but this house has some original fixtures but new granite and new bathroom but one bathroom has historic claws tub bathtub, iron cast white which we keep for value and hot baths (vs newer tubs so it has one bathroom new with Stone and travertine and one wiht the white claw historic tub, shower head for optional tub showering and white tile to reduce must in older homes. We have had a few allergy people complain of the scent but we have others who do not notice that as they are ok with older homes by the beac, It is adroable and with character so one person gives us a 4 or 5 star with 48 reviews over many years on other websites, or if its winter and someone is already sensitive it can be damp by the beach and require using our wood stove heater along with the heat to take out humid cool feeling/ but not mold, just what you have to do by the beach in EL NINO this 2016 colder tha normal after the drought years, just fyi, if you have respiratory or colds often in witner, this winter is wet with huge surf and higher than normal fog so where jackets and plan on occasional use of fireplace along with our new heater and cleaned vents. House seperate, on double lot, private and no closer to each other than neighbors are to us or one another. House 3bed/2b, add guest house for 4th bedroom. 2nd kitchen and 3rd bathroom. 2BBQ, one at each house.
Driveway for larger peach house and street parking right in front for rear blue cottage. Lots of parking in front , side street or on the lot on the driveway.
Interaction with guests
We live off site but at times come down every other day to check on needs , yard or tenants and at times might reside in cottage or house and rent one or both as we travel to our 5 other rentals, in Carlsbad, hawaii and Yosemite.
Both our neighbors have vacation rentals and our are professionals, around you, DR.s, Lawyers and real estate agents, nice neighborhood by wind n sea beach. Some neighbors are there 30 years and have not adjusted to vacation neighbors being there every week but are friendly if you are. or appreciate treating it like you would neighbors at your own home and not be loud at night past the LJ patio curfew is now 9pm because the city of LJ is very busy with vacationers but also has many famies and even third generation families going to school and working next door to vacation folks, so take the loud parties or drinking times down the street 11 houses to many restaurants and bars. We don't interact with you unless you want some attention or want to meet. It has been a check in on your own rental since 2004, as we lived in it from our purchase at 1996 to 2004 but we live an hour away. My partner and I had yoga centers there and are known around town and Mike still teaches yoga downtown although we are now 55 and 60, so he can swing by to check on the yard or trees or needs if you have questions or want personal care. WE live in Carlsbad 25 miles north but do keep this for vacation home for visitors, our families and us on occasion as its such an great location and a house well loved.
Other things to note
Be sensitive no NOISE property as neighors reside on their vacation rentals as they have like us two units per lot, double lot. and are professionals that work and go to be early. We all agree home is for residential vacation rental not for events or parties or loud gatherings or re unions but ok for familes sightseeing or beach going and occasional bbq on outdoor patios, no heavy drinking noise please,. as the proximity is close at the beach and noise travels easily although its a 7000 sq foot lot.
We have had children and that works ok, we have a high school two blocks away and a middle school but they cross La Jolla blvd to the beach daily at the light and it is child friendly area, but if your kids are off while the neighbor kids are in school just be aware of school hours and sleeping hours for non vacation familes, its a great neighborhood with a park 3 houses south and a scenic trail through LJ for walking dogs or kids and bicycles. Treat it like you live there, it is that kind of neighborhood vs a street on the first block that is noiser and kids skateboard on the street, we are the second block where its not as noisy and kids don't hang on the street by the beach but you can walk to the beach in 10 minutes straight down our street to the famous Shack at famous wind n sea beach voted top ten beach in the US and only white san beach in san diego and famous for surfers and beauty, you can see it on line for reviews of this famous beach. off Neptune and our Street.
Instant hot water heater for 3 bed 2ba normal usage for a family of 6, guest over 6 may have to space showers apart and minimize to 5 minutes as its not a hotel capacity but a normal to small house we only allow extra guests as a courtesy to give compassion to groups that cant get their extra family in a house, but it will have some basic limitations of normal home of its size. One bathroom has new shower marble and second bathroom deep historic long hours soaking claw foot deep tub bathroom. The cottage makes three bathroom shower tub if you need more showers. WE are close to the beach and humidity, winters may need dehumidifier running and air filters and a dry fire at times when damp and in summer we have ocean breezes and ceiling fans but no central AC as for years these houses were cool around 70 year round but with global warming some days may be hot but we have outdoor seating if you want to get more air and french doors and many windows, but if you want central AC , in summer July or August can run 70 to 85 rarely above but it can go above with climate change. This home is not for group parties, big group adult gatherings but best suited to families that are sightseeing and basically meals, rest and sleep, not loud parties or loud bbq,s although normal family bbq is acceptable, with no extra guests. Curfew at night is 9pm for patio noise and earlier than most cities 10pm curfew, FYI. Basic residential renting with owner occupied neighbors who also manage a second unit on their properties and are at home , respect their noise level and they will you also. . Kind thanks
