The Apartment at Netherby Hoose is a self contained annexe with its own front door. It is attached to the main house which is a substantial detached villa set in its own 1/4 acre garden. The apartment is available for single people, couples or a maximum of four guests with one using the put-up bed in the lounge and another on the sofa in the lounge. There is also space for the put-up bed to be erected in the bedroom to accommodate a young child.

The space

The apartment at Netherby Hoose is a peaceful haven on the edge of the village and yet is within easy access of both road and rail routes.
It benefits from double glazed windows all round offering excellent thermal and sound insulation. The apartment is also centrally heated via fixed wall radiators plus a living flame gas fire. It's therefore warm in colder months and relatively cool in the summer.
Accommodation comprises:
A lounge with sofa and chairs; dining table; TV with full Sky HD package and 2.1 sound system; occasional furniture and living flame gas fireplace. A child's high-chair is also available on request.
A fully fitted kitchen with gas hob and electric oven, fridge-freezer, washer-drier and microwave, along with electric kettle, toaster, pots and pans, cooking utensils, crockery, glasses and cutlery.
Bathroom with shower over bath, toilet and wash hand basin.
Bedroom with double bed, wardrobe, chest of drawers and bedside cabinet.
In addition, a single folding bed can be made up in either the lounge or bedroom to accommodate an additional adult or child.
There is also a large loft space in which guests can store their luggage.
If your party is larger than three people and you require additional bedrooms, we can, at times, make available additional rooms in the main house. Please contact us to discuss this before booking.

Guest access

Access is offered to the ground floor apartment and the gardens which are shared with our two very friendly cats. There is off-street parking in our large drive and additionally motorcyclists can be offered under cover and/or garage parking.

Interaction with guests

Although we don't offer meals, in the summer months guests are welcome to join us to dine at the table on the deck attached to the main house. My wife and I like to think we're friendly, approachable and helpful. We're happy to offer advice on any aspect of staying with us, local facilities and attractions and those further afield in Scotland. However, if guests wish to keep themselves to themselves, that's equally fine.

Other things to note

Touring motorcyclists are especially welcome and advice can be offered on local routes and ones further afield in Scotland. We can also offer advice and contacts with local motorcycle renters, repairers and parts suppliers. Garage parking can be offered for solo motorcycles.

It's important that guests have expectations that are consistent with homestay. We're not a commercial enterprise; we're just renting out a self - contained part of our home. So whilst you may not have some of the facilities on offer in a hotel or guest house, we'd hope that you're the kind of person who enjoys a more informal and friendly experience. We wouldn't expect you to ask us to call you a taxi but if, for example, you were suddenly taken ill, we'd be first to offer to get you to the local emergency medical facility. Our aim is to treat others with the kindness and respect with which we'd wish to be treated if we were in their situation.

Guests are requested to respect the relative peace and quiet here at Netherby Hoose. Smoking is not permitted in the house and we'd prefer you not to do so in the grounds. Well behaved pets are welcome. Dogs should be kept on leads in the garden.

We'd be most grateful if guests would leave the apartment in a clean, tidy and presentable state on leaving. Please report any issues in respect of cleanliness, breakages or equipment not working to us and we'll address this as quickly as possible.

Just a half hour drive to beautiful St. Andrew! Comfortable apartment with everything you need for a comfortable stay. There is a fully equipped kitchen, comfortable bed and nice television for relaxing at the end of the day. Mike is a friendly and welcoming host.

We had such a really lovely stay. Mike ansd Sharon are lovely people. We enjoyed sharing Chinese and a chat on their deck. Our two dogs were made welcome. Highly recommend. Thank you so much. Would definitely return.

The house is great, it has everything you might need. It was very comfortable and we came to think of it as home during our three month stay. Mike is a wonderful host who doesn't let an opportunity to make you feel welcome go by. He is very knowledgeable of the area around Ladybank and Scotland as a whole, you couldn't ask for a better host.

Mike was a wonderful host, very welcoming and friendly. He was kind enough to pick us up from the train station and take us to a grocery store for our food for the weekend. The flat itself is very nice with all of the amenities you would want. Easy walking distance to the train station as well.

Really great little apartment next door to Mike's flat. In particularly loved the recliner chairs - nice touch! Mike himself was amazing, actually drove us to the next town over to a supermarket, and patiently waited while we grabbed groceries. No complaints whatsoever. Easy to coordinate / checkin? Peaceful, well equipped one bedroomed apartment (sitting room, kitchen, bedroom, bathroom). Nice outlook onto pretty garden. Off street parking. Within walking distance of Ladybank station and close to main road to Edinburgh. Excellent helpful host and two very friendly cats. We would recommend for long stays (we stayed for 2 weeks).
