with extra payment. Located in the historical Colosseum-Monti neighborhood, in the very Heart of Rome. A most unusual place to stay in Rome, with a "hotel treatment" but at much lower price!
This apartment sleeps up to 6 guests (but a 7th bed can be added) and captures the essence of true Roman ruins within your living space. 85 squared meters of Roman history (25 of which on Ground floor + 65 in the basement). There is one double bed on the ground floor, and one double and three single beds in the basement. The entrance is into the kitchen and small living area (where there is a very comfortable double sofa bed). A staircase takes you into the main room which is a large cellar type room. On one end there is a double bed and a sofa (with wardrobe and hanging space); on the opposite end there is a dining area with table and chairs, and the three single beds.
The apartment has an incredibly beautiful "Pompeian" bathroom, with a large shower and a bathtube. There is a bath, basin, toilet and shower. The Basin is dated late 1800s. A state of the art air-circulation system is installed to ensure a very comfortable environment.
Traffic in the area is infrequent as it is normally used only by fellow residents. Within 40 meters either way are some great eating places, which cater to a variety of budgets and tastes, and a five minute stroll, will get you to a large number of dining, snacking, drinking, and "cobbled courtyard coffee-in-the-sun" establishments.
Apart from being in a perfect location, the intuitive, tasteful and innovative design combines a big space feel with a feeling of privacy.
Attractions & Activities
You can forget your car: the place is only a 5 minute walk from the Colosseum, the Roman Forum, the Maximum Circus; 15 minutes from the Spanish Steps, Trevi’s Fountain, and "La Dolce Vita" in Via Veneto. Subway Stop CAVOUR is only 300 meters away and will connect you to the rest of the City. Vatican is only 15 minutes by bus. The apartment is located in a small cobbled street only 6 meters wide, in the most ancient part of Rome, just behind the Roman Forum. The area is mainly residential, and is home to many very interesting restaurants and trattoria, along with a wide variety of antique restorers and various crafts. The area is home to many famous artists (esp. writers, movie stars and directors). Most famous (internationally) is film-director Mario Monicelli ("The Great War", "The Girl with A Pistol", "High Infidelity", "The Unfaithful", "The Passionate Thief").
Transport in and out of the area is very simple as 100 meters away is an underground station and a short walk to the Forum area takes you into the centre of the city.
The appartment is very nice and it has an excellent location if you want to visit Rome. Many of the sights are just a footwalk away and there are also very nice restaurants in the neighborhood.
Laura speaks very good english and was also very nice. She told us everything we needed to know and was always available if we needed more information.
The appartment itself is in a renovated cellar and you got room to up for 7 people. There is also a small kitchen which is very nice if you want to cook for yourself. Check in and check out was very flexible, which was also important for us.
The next time we come to Rome we're definitely gonna stay here again.
L'appartement est propre, spacieux et dans un quartier sympa. Il donne accès a pied à l'ensemble des sites historiques de Rome. Il faut juste ne pas être trop gros pour passer l'escalier en colimasson qui mène à la chambre et SDB en sous sol.
Bon rapport qualité prix.

El apartamento consta de una pequeña cocina-comedor-salón en la planta baja. Por una estrechísima escalera se accede al sótano, donde está la habitación que contiene una cama de matrimonio y 4 individuales, Hay un conducto de ventilación que extrae la humedad del sótano. Dicho conducto hace un riudo exagerado que se tiene que apagar durante la noche. Solo hay un baño grande, aunque mediocre. Cuando tiras de la cadena del retrete, éste hace un ruido exageradamente fuerte como si fuera el de una foca. Por lo demás, el apartamento está bien.
Well, it IS a charming apartment in an excellent location for touring Rome. The neighborhood is beautiful and safe, where you can find nice small local restaurants and Cafes in the allies (Laura took us to a short trip when arrived) and use as a good base for walking tours around the city. The apartment is a big underground very old renovated seller which we liked.
First of all the owner of the apartment named Laura is awesome and she lives in the apartment attached to this one. She speaks perfect English, is extremely friendly and willing to help with anything.
You really can't beat the location because you can walk to all the main attractions as it's only 5 minutes to the Colosseum. The A/C works great and the internet is good although you can't get much signal in the bedroom. There is 1 huge bedroom with about 5 beds and upstairs there is a very small room with sofabed and kitchen.
We had a rough start partly my fault because when we arrived we couldn't find the apartment and were trying to call Battista who was un responsive to calls and emails. The address is #21 not 00 as it shows on airbnb. The problem was that I did not see Battista's message to me providing the correct address. Also, when we arrived the condo was not completely clean because they thought we were coming the day after butLaura worked hard to clean the apartment fast.
There was no bar soap for the shower so bring some of your own.
Overall it was a good experience.
We had an appalling experience! Beware - unless you are 20, looking for a place to stay in Rome and you intend to be drunk the entire time, I would not stay here. I was not expecting it to be modern but I didn't expect an unsafe staircase, sockets that didn't work and had wires coming out, a mildew-filled bathroom, water pipes that sound like building work is going on when used, an aircon that is held together with duct tape, etc. I could go on.
We arrived at 4pm - too late to find something else that night. We called Battista the next afternoon once we secured hotel rooms to tell her we needed to leave. She offered us another property which of course we couldn't take because we had to find something else immediately and we were not aware that she had other properties.
She agreed to contact Airbnb about a suitable refund. I also called and emailed the owner to let her know about the situation. She replied four days later as she was away. She also agreed to refund a fair amount. One week later I chased about the refund and was told I would get nothing. I contacted Airbnb with my story and photos. I also emailed both the owner and Battista and offered to take less than a full refund. The host and owner still refused and said I was lying about the property! I had photos to prove it!
In the last email from the owner, she accused us of trashing the place. A total lie!!! Airbnb gave us a refund in the end but not because the host offered. I think the host and owner were offended that I (very politely) complained about their property when it was not fit for purpose. They were unprofessional and rude, refusing to compromise in the slightest. I think it's a scam. I was impressed with Airbnb's service and hope this host will be prevented from advertising properties on the site.
Unless you are not concerned with your health or safety, DO NOT STAY HERE! They get one star for location.
The place on via de capocci, was sooo central to everything that it really made our journey the best it possibly could be. We walked everywhere, Trevi, Colossium, Vatican, Piaza Navona, Termini u name it we walked there. Laura was really kind and friendly and gave us a short guide to the best places to eat food, ice cream etc which was very helpful and showed us how things worked in the apartment. The only downside is that the main living area is underground with no windows and it got a little clustophobic after a while with 2 small children. But it was also very charming and rustic, and the foundations were from 100 years ago.
Great location. easy walk to all major tourist attractions in Rome. Also very close to various forms of transportation. Pics are legit. Stay here.
I enjoyed staying at this apartment as it was really very spacy, it was quite cool downstairs (I think perfect for summer, no air conditioners will be necessary) and really very centric - 10 minutes to Colloseum and Piazza Venezia, 35 minutes walk to Placa Spagna.And no lifts as the apartment is on the first and ground floor!
Very happy of this journey in Roma, this flat very special (a little bit difficult with a very little baby, but we did it without problem), very charming indeed, is really well located near metro and colliseum, near a very good and charming gelateria, lot of possibilities to buy food for cooking at home. This part, one of the older of Roma, is really charming too.
