A cosy first floor flat with a professional married couple. We are friendly hosts who have a track record of insuring our guests have a comfortable stay.
A perfect base to get around the city with ease. If you can't walk there transport links are excellent and highly convenient. Islington is a desirable area to live in.
The set up is a very comfortable high raised airbed in our generous sized living room.
You'll have a set of keys so you can go about your day without having to work around our schedules.
It is expected that guests have personal or professional activities planned for each day.
This is our home and my husband and I live here permanently.
The living room is a communal space .
There will be times when we you are out that we may access the room.
YOU SHOULD HAVE PLANS TO GO OUT DAILY.
However, you will have your privacy. We are considerate hosts and never impose ourselves.

My husband is vegan, but it is ok to prepare meat in the kitchen . No fish or seafood please.

- Our range of teas and coffee. Please help yourself! We drink soya milk which you can also use , but if you prefer real milk then you'll need to bring your own.
- Cooking ingredients (oil, butter, seasoning etc)
- Washing machine - Please ask for a rack to dry your clothes on.
- Iron and ironing board on request.
- BATHROOM with toilet/bath/shower of course
Our bedroom is off limits.
Use of landline and printer is not included, and any usage must be negotiated and agreed in advance.

Interaction with Guests
We try to be as helpful as we can and are happy to offer suggestions and guidance during your stay.
Our interaction with guests depends on yours and our schedule. We have busy lives but do chat to guests when we see them and have been known to socialise if the our schedule allows it and the occasion arises but this is by no means a guarantee.
We are into music, good food and real ale and able to help point our guests in the right direction depending on what they're looking to see.
Mainly we step back and allow our guests to enjoy the city, whilst being on hand and contactable should they need any help.
We are within an excellent inner city location.
The area is at a cross roads between King's Cross, Camden Town, Kentish Town, and Holloway. All walkable or a quick hop on the bus/train.
The surrounding area of the flat is quiet and safe, with a well kept courtyard for residents to relax in as well as a park immediately next door. There's also a gym opposite, and football pitches.
It is a very convenient neighbourhood to be in!
We are very close to St Pancras station (20 minute walk or a few minutes on the bus which runs 24 hours) , so particularly good if you're travelling on the Eurostar.
We are within easy reach of Central London - the Picadilly line takes you into the West End in 15 minutes and easily to any other popular destination .
We are walking distance to Camden Town or a short bus ride away.
If you're here to see theatre/live music/football or go to bars/pubs/markets/shops/museums it's all so easy.
For any football fans, Arsenal is a 20min walk away.
- 8 minutes walk to Caledonian Road tube station (Piccadilly Line).
- 20 min walk to Kings Cross/ St Pancras or 5 mins on the bus which runs 24 hours.
- 15 minutes walk into Kentish Town , Camden or Holloway (5 mins bus).
- 15 minute walk to Caledonian Road & Barnsbury Overground which will get you into Stratford (Westfield shopping centre/ Olympic village) in 20minutes.
There are 24 hour/night buses that serve the area so you'll be fine if you if you have a late night.
Please take a look at the Transport for London (TFL) website if you would like to familiarise yourself with the travel connections.
HEATHROW is one straight tube journey from Caledonian Road and takes just over an hour. It is much cheaper than the Heathrow Express and more convenient.
Trains to GATWICK run from St Pancras pretty much 24 hours and takes about 45mins . Again it is cheaper than the Gatwick Express which is only 5 minutes quicker and is more convenient.
Trains to LUTON Airport stop at Kentish Town which is a short bus ride or 15 minute walk. These trains also run throughout the night and early morning.
Please check the services before booking your travel in case there are any alterations.

Since this is the living room, we do need occasional access to the room. Whilst we guarantee your privacy , and find it best to be flexible and not give time restrictions on out of house hours IT IS EXPECTED THAT GUESTS GO OUT EVERY DAY.
The space NOT suitable for guests who will be spending the majority of their stay shut away in the room without leaving the flat.
If you're here and active as are we, then it always works out great.
We have 2 rescue cats. It is likely you will see them lurking around and staring curiously at you.
CHECK IN/OUT :
Our schedule varies , so check in time is flexible depending on both when you are due to arrive and what our schedule is like. We always meet guests at the flat to show them around. Similarly check out is dependent on our schedule/plans/guests due to arrive.
Our rules are based on common courtesy and mutual respect.
Please prop the door open when you're out/ so that we know it's ok to come in when we need to.
Guests are expected to have plans to go out daily during their stay.
Please clean up after yourself.
NO SMOKING IN THE ROOM please go outside.
No other guests apart from yourself are allowed back to the flat.
As we have our own pets (2 cats) we cannot accommodate guests bringing other animals.
You can cuddle and play with the cats if they let you/you want to but you are not responsible for them. Do not feed or let them out.
Peyvand and Richard were absolute wonderful hosts! They were super accommodating and their cats were lovely. Their apartment was very clean and the air mattress felt like sleeping on a regular bed. I would highly recommend them as hosts and for anyone to stay with them =]
I had a great experience at Peyvand and Richard's flat. They're both genuinely great people and they made me feel super comfortable for my first trip to London. It was good to have access to the kitchen, which I really appreciated. Their living room is a good size for a single traveler and the location was INCREDIBLE. Although I enjoyed the living space, I spent a lot of time outside exploring, and would recommend the same, as it is theirs too. The blow up mattress is actually very comfortable - much more than a pull out bed or hard mattress. Overall, I would highly recommend this flat! Thanks guys for the lovely stay and the great company!

Quite comfortable bed, very conveniently located, clean, very nice host. But as the bed is set in the living room, so it can be a bit cold at night.
Thank you for the review. Your friend didn't mention during his stay that he was cold - if we don't know we can't help! The heating is on a timer through the day and evening, but he was coming home late and the heating is not left on overnight. The room has lots of additional blankets and there is a plug in heater that he could of made use of. We try to make sure guests have options to be as comfortable as possible.
Peyvand and her husband Richard were great hosts. I was greeted with a nice cup of tea and felt very welcome in their home. We didn't spend a lot of time together, but that had to do with me being really quite busy during my stay in London.
The room absolutely fit the description and the airmatress was very comfortable indeed. Also the cats are really nice!
I really enjoyed my stay! The room is exactly as described in the listing and the pictures. The house rules are also very clear, so you get no surprises. Even though it's a living room, they respect your privacy. The air mattress is actually quite good. It's the same height of a regular bed (not just mattress height), so it's quite comfortable to sleep. The neighborhood seems to be safe at night and it's close to a tube station (about 10 mins walking). There also bus stops right around the corner.
Overall: honest, nice, and polite hosts; comfortable place to stay; excellent WiFi; easy access to public transportation.

Peyvand and Richard are young newlyweds living and working in inner city London. Richard works for a North London football club and Peyvand is a freelance actor and theatre practioner. We enjoy vegan cooking , (although Peyvand does eat meat), record collecting and real ale.
