No major rules just be a great guest and will be a great host
Excellent host. Tim is an awesome guy. Very down to earth and helpful. Made my first ever stay in Georgia just a little more enjoyable. Highly recommended.
Tim's place was exactly as listed! We loved getting to meet and chat with the other people in the house, there were some really interesting people staying over! Tim was quick to respond to any question we had, which wasn't many because everything was exactly as we expected. As others have mentioned, you drive through a bit of a rougher neighborhood before arriving at Tim's place, but don't let this discourage you! The immediate neighborhood is quiet and the neighbors kept to themselves. We'll stay here again when we're in Atlanta.
Tim was a friendly guy. We met him just once for a short time. His house was really hugh but my feeling was, that it starts to expire and the neighbourhood was not the best, so its better to go there with a own car.
Tim responded very promptly to my messages and approved me for booking quickly. He came over in order to introduce himself upon my checkin which I thought was very nice. I had a very large private room with a clean king size bed, and a private bath that was clean and large as well. I was able to do some laundry to last me for the week! That was awesome as my room had a locking door leading to the laundry room. Wifi worked and was fast. I was able to utilize the kitchen for refrigeration and use the provided dishes & utensils. My housemates were awesome. A lady from jersey on a RoadTrip, a gentleman from Finland in on business and a gentleman from Brazil. All guest were friendly, quiet and respectful. I am a night owl and me coming in at 5am was not an issue :-) I totally recommend staying with Tim and would also recommend his houses to friends and family! His rates are awesome for the space and attention provided!! :-) (some reviewers were worried about the area. Altho there are a lot of people walking past the house, they all greeted me and seemed to be very friendly with no intentions of wrong doing. NO need to be nervous in my opinion and I'm a tiny woman lol) The neighbors seemed like working class people and all stayed to themselves. One young couple enjoyed beers on their porch, an older lady sat on her porch during the day, and one neighbor had kids who played in their back yard.
Tim was very quick to communicate. We did not meet but he was very accommodating. The house was empty for our stay but there were other communal sleeping areas. The area was quiet for being in the city, minus the train(which I prefer). The area appears low income but lots of beautiful homes in good shape. It looks like investment is starting to come into the neighborhood. Other reviewers mentioned drug deals. We did not witness this. There were people out on their porches and walking so if you're worried about crime there sure would be a ton of witnesses. It looked like a friendly neighborhood but we came after a long day and were out early for more exploring.
The house is close to Turner field and Marta and lots of cool old stuff.
I decided not to stay, the neighborhood seemed to be in a rebuilding phase and I wasn't sure where to park.
I stepped inside the house and didn't really know which room was mine.
Granted, it was a last minute request and I arrived at. 11 pm.
I wish I'd known as I didn't hear anything from you I assume you stopped at a hotel because you're too tired I left the door open a light on for you and the fan running. And kept coming over to check to make sure you made it in. I would've been more than happy to show you around and meet you over at the place as I just live a few doors up from this property and stay up late but never heard from you. Next time please let your host know as I didn't know what happened .
This is actually run as an unofficial youth hostel in a working class neighborhood, NOT a b&B. The overall feeling was that Jim charges as much as he can and does as little as possible. Every part of this stay was full of mixed impressions.
Jim did not return call for 2 hrs on nite of check-in but was very speedy every time after that. Never saw him in person but very helpful on phone and website.
Area is decent with homes in good condition (no old cars or drug deals as one reviewer mentioned) but it is an urban neighborhood with bars on windows where folks in good cars stand out. Had one driveway spot but only on a first-come basis. One of the "bedrooms" is simply a living room with curtains. There was also a spare bed available in the hall. Room was clean, bath nice, plenty of towels but no slats in bed frame so springs were on floor and made whole bed only inches high. Main room door had secure lock but other room exit could have been easily kicked in. Many nice throw rugs but husband got splinter walking barefoot on painted wood floors. Glad the guys in the front room didn't start a fire as only other house exit was had a broken lock and did not open. Most travelers would be best served by staying in suburbs and commuting downtown. If you must stay downtown or near airport, those on a tight budget would actually pay less and get more in terms of room perks, security and parking at chain motels near 85 highway exit 73 just northwest of airport.

I am a very relaxed and easygoing and open minded guy looking to host people and make new friends around the world. I have always wanted to work in the hospitality industry since I was a kid it was a dream of mine to own my own bed and Breakfast. I lived in my home on Tift Ave for almost eleven years. I have hosted many friends and travelers from around the world in my historic home. Now that I found out about Air BNB, I am opening my home to you. I now have four properties close to downtown Atlanta two in historic Capital View neighborhood and two in Historic Adair Park neighborhood. they are both very close to downtown and walking distance from the marta train station and bus stops so Its very easy to get around the city without the need for a car. Several of the homes also can be booked entirely for larger groups.I also have many hostel spaces available great for travelers on a budget. I love to share travel stories drink good wine and eat good food. I like almost anything as far as food goes and red and white white alike as well as a good beer. I really don't have any major rules just be a polite guest as I will be a great host and even show you around if you need me to. I also love the outdoors and know some great places to hike in Atlanta. I also love to cook, drink wine or beers and eat good food and have a Nice large kitchen for you to make yourself at home in as well as each house has a great private backyard and fire pit and large front porches, The house I live at on Tift Ave has a hot tub that's great for skinny dipping and also has 3 cats and a small dog you will love. My other properties do not have any animals unless a guest happens to have one.
