Nestled in the glorious beauty of the Tweed Valley with free wi-fi and parking, this magnificent Victorian country house with its large garden offers a wonderful stay for up to 15 guests. We will provide breakfast for you each morning of your stay.
Set back from the road our Victorian house sits in its own mature grounds and has 8 very comfortable, individually designed bedrooms (6 double rooms, one small single room and a twin room) all equipped with those little extras to make you feel very much at home.
There is ample parking and secure storage for bikes, fishing gear etc. Check out is by 11am.
All rooms have a remote control colour television with Freeview (all double and twin rooms have DVD players), radio, alarm clock, plenty of wardrobe space, hair dryer, tea and coffee making facilities and en- suite shower/bathrooms (with the exception of the twin room, which has its own private bathroom just a few steps away) with complimentary toiletries. Superior double rooms, of which there are 4, are larger than standard double rooms, of which there are 2. Each room can also be made available to single guests if required. High speed WiFi is free and available in all of our rooms.
You will have access to the main house thought this excludes the kitchen and laundry.
We will wash and dry laundry as required for £7 per load. If you have wet outer gear we will dry these in the laundry overnight.
If you have outdoor equipment such as bikes or rods etc we are able to store these securely each evening for you.
If required we will provide staff to clean your rooms each day. There will be a small charge for this.

We will be available throughout your stay should you need help and we will make you a hearty breakfast each morning throughout your stay.
The small rural mill town of Innerleithen, renowned for its exquisite cashmere, is set in the heart of the Scottish Borders' rolling landscape in the Tweed Valley. It is surrounded by all the calm and charm of the countryside but still within easy reach of Edinburgh.
Outdoor enthusiasts will be in their element, with ample opportunities for walking, rambling, cycling, fishing and much more besides. Glentress Forest is just a short 15 minute drive from the Hotel and offers 12 miles of walking trails but is perhaps best known as a mountain biking Mecca. Catering to all levels of experience it is sure to provide a thrilling and visually stunning experience for all fans of the sport.
For those seeking less exhaustive pursuits, see history come to life at Traquair House, a fantastic stately home that dates all the way back to 1107. Visitors are invited to enjoy the house, extensive grounds, maze, craft workshops, 1745 Cottage Restaurant and the famous Traquair House Brewery housed in the eighteenth century wing and producer of the world famous Traquair House Ales. Further historic wonders can be uncovered at Abbotsford House, former home of the famous poet Sir Walter Scott. Steeped in the evocative power of the romantic past, it hosts an impressive collection of antiques and relics, an extensive library of over 9,000 rare volumes and some truly beautiful gardens and landscapes.
Scenery of a very different nature can be found at Dawyck Botanical Gardens, one of the world's finest arboreta. Here, seasonal displays of abundant exotic and native plants provide a breath-taking backdrop of colour throughout the year.
The house is situated in Innerleithen, near Peebles and Glentress, in the Scottish Borders. Located just off the A72, and with free on-site parking, it is both convenient and accessible. Edinburgh city centre is a 49 minute drive away and has excellent rail links to the rest of the country. Buses from Edinburgh (services 62, 62A or 62B) come through Innerleithen and take about 1 hour 20 minutes. For those flying in, Edinburgh Airport offers both international and national flights.
Other Things to Note
There are a variety of places to dine withing walking distance of Caddon View and we can always reserve a table for you. You may also wish to dine with us one evening. We are fully licensed and can provide a meal in the dining room - apart from Sunday and Monday evenings.
At Caddon View there aren't many do's and don'ts, but we've put the most important ones here, along with a few other miscellaneous things you might need or like to know before you arrive.
Breakages and Damages - Any damage to your room will be charged for retrospectively.
Caddon View is a no smoking home.
Check in is from 4pm until 7pm. Departure must be by 10.30am.
Well behaved children only and children may not be left in the house alone if under 18 years of age.
