Located in the heart of Alphabet City, The ABC Apartment features a large living room, dining room, full kitchen, bathroom with shower and two full bedrooms.
The main bedroom has a queen Duxiana bed while the 2nd bedroom has a queen TempurPedic-style memory foam bed. The couch converts to a comfortable single bed and there is the option to put an AeroBed in the living room for up to 6 guests.
Every room has windows (including the bathroom and kitchen) with western and southern exposures. The apartment has hig-speed WIFI, a 47" flatscreen HDTV, Apple TV and Netflix.
The apartment is 4 blocks from the subway and steps from the restaurants and nightlife of the East Village and Lower East Side.
Note that the construction which was taking place next door and is mentioned in several of the reviews is largely complete. At this point they are working on the interior of the new building so the disturbance to the apartment is minimal if any.

We had a great stay at the apartment. It is very clean and exactly as described. The only small negative is that it is quite noisy and the area on Ave D is right next to a housing project

Matthew's apartment was perfect for us! We were a group of 5 and the space worked great. Having the 2 separate bedrooms in addition to the living room was wonderful and the kitchen was spacious for NYC standards. The couch in the living room was great for sleeping and Matthew even got us 3 sets of keys. We liked the neighborhood and felt safe there. We took cabs, the bus and the subway and all were easy to access. There were great bagels nearby and late night pizza delivery-what more can you ask for?
We did have a little hiccup when the hot water went out which was absolutely beyond his control. He was responsive, very apologetic and immediately issued a refund for that night's stay.
Matthew was communicative and helpful and made the whole process easy. The apartment was a great value and we would stay there again. Thanks!
The place is as on the pictures. Big and quite confortable. You are a few blocks away from the closest subway station but the price remains the most attractive. Then you are walking distance to several good places to eat and Matthew will be able to provide you with different places to eat to.
la communication n'est pas le fort de cet hôte, elle se résume à l'essentiel: prix, accès,remise des clés. L'appartement est dans un quartier peu avenant excentré. Il vaut mieux passer ses journées en ville car l'environnement nocturne et diurne est bruyant et les travaux de construction d'un immeuble contigu débutent vers six heures du matin. Peu d'ouvertures (dont une fenêtre condamnée pour risque de chute) et des fenêtres poussiéreuses donnant sur un puits de lumière chargé de gravats en ce moment, une clim et un frigo bruyants à l'intérieur, une impression générale peu agréable. Un seul morceau de penderie dégagé dans une seule chambre pour un appartement donné pour quatre personnes. L'un des lits est un double matelas pneumatique gonflé qui fait partager tout mouvement à son partenaire. Le tout pour un prix qui pouvait paraître intéressant et qui s'avère excessif pour la prestation fournie.
Apartment was spacious and comfortable. It's great if you need done space. Has fresh linen and towels and was clean! The bed in one of the bedrooms was just a blow up double bed lilo but wasn't uncomfortable. It's a pretty noisy spot but everywhere in New York is, so ear plugs are good wherever you go! If you want to walk over Williamsburg bridge you are right next door and there are some really cool bars around the lower easy side! Matt was a good host, always responds quickly and is there if you need :-)
We found the apartment great for our needs. We were two adults and two teenagers and the space suited our needs. We loved the location. Very lively and felt entirely safe. Lots of cafes and restaurants and a great deli (Union Market) where we bought fresh, quality food to cook meals. The kitchen has everything you need. The beds were clean and comfortable. Great to have a TV and Internet access too. Even a hair dryer. The apartment is about a ten minute walk to the F line and easy to walk to so many neighbourhoods. Thanks Matthew. Great apartment.

This place was exactly what we were looking for. A nice place nothing fancy, in a neiborhood that is close enough to the busy areas of the city, but mellow. It was exactly what I expected and Mathew was a great host. We had to check in early and their was no issue. Beyond that we were busy and in the apartment very little. It fit our needs perfectly! We dropped the keys off conveniently at a store next to the apartment, everything worked out perfectly.
We really enjoyed our stay in New York and in Matthews apartment, it was as advertised large and sunny. Matthew was a good host who was easy to reach and was flexible with our check-in and check out needs. There are some very good grocery shops restaurants and takeaways in the neighborhoud. There is a building site next door, this did not bother us as New York is a pretty noisy place anyway and we barely noticed any additional noise, but it is something to be aware of. All in all it was a good experience and we would come again.
Matthew was a lovely host and his place is great! Very lively neighborhood (yes, as mentioned in other reviews his building is across from a large public-housing complex but nothing felt weird or unsafe about it to me.) We had a great time exploring lower Manhattan from this reasonably spacious 2 BR.
It is definitely sun-drenched and a little noisy - not the place to sleep in late, if that is your plan. We enjoyed getting up and getting out to explore places to eat breakfast, so it wasn't a problem for us!
