Beautiful three-level, 2200 sq ft Craftsman Bungalow in quiet residential neighborhood in NE Portland. Located on the border of the vibrant Historic Piedmont and King districts, great for walking and biking with older homes, tree-lined streets and friendly people. Within walking distance of many shops, cafes, restaurants at the Alberta Arts District, the Historic Mississippi Avenue district and the North Williams Corridor.
Enter the guesthouse through an expansive 13x27 living room leading to the formal dining room or the Lewis & Clark guestroom (through French doors). Relax on the antique camel back sofa and feel the warmth of the wood-burning fireplace. Both the living room and formal dining room have large picture windows and hardwood floors. The kitchen is fully equipped with a gas range, dishwasher, microwave, toaster, toaster oven and Kitchenaid mixer. The Lewis & Clark and Audubon guestroom on the main level each have queen-sized beds with plush linens and hardwood floors. There is a full bath on the main level with a combination shower/bath and a pedestal sink. The Sacagawea guestroom on the upper level has a Hollywood-style queen-sized bed with plush linens while the TomMcCall guestroom on the upper level has a full-sized bed and a window air conditioner. The upstairs also includes a recently remodeled full bath with combination tub/shower. All four guestrooms have a high-definition TV, Blu-Ray DVD player, desk and dresser. The laundry room is located in the basement. The guesthouse has a dual 120-gallon hot water system for plenty of hot showers. Enjoy Portland's mild weather from the covered front porch on a quiet tree-lined street. Barbeque on the patio. The guesthouse has central A/C and a security system. A car is not necessary since the guesthouse is 1/2 block to public transit and 10 blocks to the MAXX light-rail system.

It is a wonderful walking neighborhood with many older historic homes and friendly residents.
It is 1/2 block from public transit providing easy access to downtown or the Max light rail system. It is 10 minutes from the airport. Free on-street parking is provided as well as two off-street spots.
1.CHECK-IN TIME IS FLEXIBLE - Please communicate with the host your expected arrival and departure time.

(website hidden) USE - Tenants to fry minimally with oil and fat and turn exhaust fan on during all cooking. Definition of “minimally” at Landlord’s discretion. No fat or grease to be poured down sink drain or toilet.
4.WASHER, DRYER, APPLIANCES - Washer and dryer in basement and all appliances in kitchen available for use by by Tenants. Tenants to clean lint filter before each clothes load is dried.
5. This is a NON SMOKING house. Smoking is allowed outdoors as long as no odor is brought into the house, and cigarette waste is properly disposed of in a garbage container.
6. USE OF COMMON AREAS - Common area in basement is not available for use of Tenant at this time.
7. DRUG USE - No drug use allowed in Home.
8. TELEPHONE - No long distance calls by Tenants on Host’s personal land line allowed.
9.MUSIC/TV - No loud music (loudness to be determined by Host).
10.HAIR DYE - No hair dye of any kind is allowed
(website hidden) - Shoes are NOT allowed to be worn in the home. Tenants to remove shoes and place the shoes in shoe holder by front door
12.CONSUMING FOOD - Tenants will consume food on the kitchen table or dining room table only. No food to be consumed elsewhere in home.
13.All rules automatically apply to any guest or visitor of the Tenants and are the responsibility of the Tenants.

15.FIREPLACE - No fireplace use permitted by Tenants at any time
16.BATHROOM – Host to provide toilet paper.
17.BEDS - Protective pillow covers and mattress cover must be left on beds and pillows at all times during use.
18.Each room should have an itemized list of “furnished, landlord-owned property”
19.STORAGE - Tenants will not be allowed to store extensive furniture/furnishings on premises
20.BIKES - Tenants’ bikes must be kept in garage
21.WEAPONS - No weapons are allowed on premises
22.KEYS - There is no charge for the first set of keys. The fee for additional keys is $5.
23.PETS – No PETS are allowed in the home
24.FOOD – Various spices and food are located in the kitchen and available for tenants’ use. Please replace anything you use up. Tenants are not allowed to remove any of the owner’s food or cooking supplies.
(website hidden) FEE – Tenants shall pay a non-refundable cleaning fee in addition to rent and security deposit. Tenants are expected to uphold the following responsibilities.
a. All garbage, debris and rubbish are placed in garbage can on South side of home
b.Soiled dishes are to be placed in the dishwasher and cleaned
c.Doors and windows are to be locked
d. MAID SERVICE – While linens and bath towels are included in the unit, there is no daily maid service. Towels and linens are not to be taken from the house.
26. RATE CHANGES – Rates are subject to change without notice.
27.FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. This includes false or misleading statements about the number of guests who will be staying at the property.
28.TRASH – Trash service is biweekly on Thursday mornings and recycling is biweekly on alternating Thursday mornings. Tenants are responsible for any charges incurred for trash removal aside from the biweekly service provided on Thursday mornings.
29.EXTRA GUESTS - No more than 8 people maximum are allowed in the house at any time unless prior arrangements have been made with owner. This house is in a neighborhood and this rule is established so that there aren’t parties at the home.
30.ASSIGNMENT AND SUBLETTING - Tenants shall not assign this Agreement, or sublet or grant any concession or license to use any part of the House without Host’s prior written consent. Any assignment, subletting, concession, or license without the prior written consent of Host, or an assignment or subletting by operation of law, shall be void and, at Host’s option, terminate the rental agreement.
31.DANGEROUS MATERIALS - Tenants shall not keep in the House any article or thing of a dangerous, inflammable, or explosive character that might unreasonably increase the danger of fire on or around the Room or House or that might be considered hazardous.
32.WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
Tenants hereby agree to pay the amount stated in the Rental Confirmation and any excess damage or losses accrued during their stay. Treat this home as you would your own, with respect, care and love.
