This B&B is 50 meters far from Piazza (Square) Porta Maggiore, in front of the picturesque ruins of the Temple of Minerva
The B&B offers 3 very comfortable bedrooms, triple, double, matrimonial or single.

Each bedroom has private bathroom inside with shower, and are all equipped with air conditioning, TV 32", DVD, Blu-Ray, one strongbox, free WI-FI Internet connection.
Sheets and towels are provided.
The kitchen is very well equipped and furnished can be used only for your breakfast.
If you don't need breakfast please advise me.
The breakfast is "Italian style' and self-service, are available various snacks, biscuits, jams, honey, cereals, fruit, yogurt, fruit, juice, milk, tea, hot ciccolato, caffe 'espresso or american coffee.
It is not allowed to cook and use the stove, you can warm milk or tea with kettles and microwave and use the electric machines for coffee.
It is not allowed use of the refrigerator to leave your own food.

The apartment has been recently totally renovated and very tastefully decorated.

The rooms are very elegant and comfortable, this B & B is a good alternative to a Hotel: it offers comfort and impeccable service in every detail matched only by the best hotels, and at the same time those who stay here benefit from the privacy and familiarity of a hospitable, pleasant, comfortable and enjoyable at competitive prices.
Although the area is in the very center it is not particularly noisy, it is full of small hotels, nothing to do with the chaotic and near Piazza Vittorio. I live here, in the same building.
The B & B is located near Piazza di Porta Maggiore, in front of the picturesque ruins of the Temple of Minerva, away from the busy area of Termini Station and Piazza Vittorio, a few steps away from the neighborhood "San Lorenzo", which is the university area famous for its countless restaurants, pubs , local and summer events. If you arrive by train from Termini Station or from the Fiumicino Terminal you can reach us very easily walking in few minutes, with the advantage of not having to take taxis or public transport.
We are in an excellent position to move in Rome by foot, given our proximity to the Termini railway station - 300 meters from the terminal to Fiumicino –, to the Metro Exchange Station A - B and to the articulation of Porta Maggiore and Piazza dei Cinquecento, where the main lines of public transport, i.e. buses and trams in the center of Rome depart.
As we said before, we are close to the junction of Rome Metro Lines A and B then we have the great benefit of being able to quickly get all over Rome (downtown and suburbs) by:
Metro A  Piazza S. Giovanni and Santa Croce in Gerusalemme, Piazza della Repubblica, Piazza di Spagna, Castel S. Angelo and the Vatican to reach and visit places in center town such as Via Del Corso, Piazza Venezia, Fontana Dei Trevi, Villa Borghese,  Piazza Navona, Campo de' Fiori etc.
Metro B Universita' La Sapienza / Policlinico Umberto I, Colosseo,  Fori imperiali , Domus Aurea, Circo Massimo, Trastevere, Caracalla, Piramide, Testaccio, Eur ecc. (There is a train that leads to the sea in half an hour and it departs every 15 minutes from Piramide Station).
Trams and buses are available at Porta Maggiore and Termini Station (within walking distance from the B & B) integrating the Metro network to reach any place.
The owner is always willing to give information about exhibitions and events and he will provide you with informational material about the most important places to visit in Rome and how to move around the city.

Full city centre, very well connected, we are in front of the ancient Roman Temple of Minerva.

Getting around

We are very well connected with ther most important transportation!! In the square Porta Maggiore there are trams and bus, we are 5 minutes walking from Metro A Manzoni, very convenient to move round the city centre.
10 minutes walkin and you are in Termini Station!!!!
All the transportations af Rome arrive in Termini Station!!

Other Things to Note

There is a tram, is very covenient to reach us from Termini station in one stop!! The tram is running only in the day! Only one room has window on the street, so lightsleepers may be disturbed when the tram starts running in the morning but the area is quiet and silent in the night-
The tram stop running at 23:00 every day.

  • I just came back from a trip in Rome and stayed in this b&b. It was a real pleasant stay!! I was traveling alone and it was my first expierence with Airbnb and it couldn't have gone better.
    Because I arrived in the evening I had already contacted Luca before booking about the check-in time. My late arrival was not a problem. He responded quickly and was polite and he provided me the information I needed, also during my stay.
    When I arrived I got to meet Luca and his girlfriend, both are very kind. Luca borrowed me an umbrella when I was about to go outside and rain started to pour. He took the time to say ciao the evening before I left because I had to leave early in the morning. Examples of small things that make a difference!
    The location was easy to find, just a straight ahead 10 to 15 minute walk from Termini (depending on how fast you walk). You can reach the subway in 10 minutes. And nearby, a few minutes away, is Piazza Di Porta Maggiore. There you can take different bus and tram lines to other parts in Rome.
    The story about the tram passing by: it doesn't run during the night. If you're a light sleeper and you want to go to sleep early or sleep longer in the morning, just bring earplugs along just in case. You'll probably be so tired of discovering Rome, you'll sleep like a baby!
    The entrance of the building is really nice, the room is spacious, very clean, and I felt completely safe. It's a good deal for that price!!

  • Staying at Luca's B&B was easy and convenient, even for a late booking like mine. I booked it 4 days prior to arriving in Rome. Luca was very helpful on arrival and knew what to expect from the description on airbnb.

    The apartment was clean and tidy, including the bathroom and bedroom. It was a bit loud when the trams went past in the evening and the morning, but this was expected. Having worn yourself out exploring Rome, you quickly forget it.

  • I had a great (albeit brief!) stay with Luca while in Roma!

    The apartment is located a short distance from the Termini train station and was not difficult to locate.

    The bedroom and private bath were very clean, open, and bright, and the wifi signal was strong. Luca was so sweet, he even prepared me an espresso the afternoon of my arrival as I was exhausted from traveling and sent me out of the house to explore Roma with some sweet snacks!

    Luca offered recommendations regarding the can't miss sights of Roma and also his favorite pizza spot, which was delicious and cheap!

    It was a pleasure staying with Luca!

  • Great place! This is unbelievable value. The room is spacious with a lovely bathroom in a beautiful building. You are within walking distance of Termini station and also close to landmarks like St John in Lateran and S Maria Maggiore, and about 6 minutes from the Metro to take you to everywhere else (well, everywhere is walking distance really in Rome!)

    Luca was really friendly and welcoming. He showed me some interesting sights on the map and the kitchen was kept well stocked with coffee, juice and pastries for breakfast. I arrived quite late on my first evening but that was no problem, and he was really helpful with me leaving my bag in the house all day on the last day with my flight being at 10pm!

    The only slight thing is that the building is next to the tram lines, so if you are a light sleeper you *might* be disturbed by the trams - it wasn't a problem for me at all even with the windows open - the double glazed windows kept the noise out completely when they were closed.

    All in all I recommend Luca's place really highly. Rome accommodation is generally not cheap but this is so affordable and just in a different class to a shoddy, dingy, budget hotel.

  • Luca offers excellent very clean and comfortable room, which is great for sleeping and relaxing. The house has a very convenient location close to the Metro (Manzoni metro station) and the railway station. Luca is very friendly and kind person with whom is pleasant to communicate. He has a very beautiful and good dogs in his house. I recommend staying here.

  • Lucas' BnB place is nice. The bedroom is big and clean complete with pretty much what one would need in an accommodation as a traveller. I got a chance to chat with him and he showed me on a map how to go around the area. The place is also accessible to the bus and tram stations. I can recommend his place. Thanks Luca!

  • My mom and I stayed 3 nights at Luca's BnB and everything ran fine. If you don't mind walking, the apt location is a walking distance to the historic center and a little less than 10 mins from the Manzoni metro station. The bedroom with private bathroom is very neat, clean and comfortable with a working air conditioning. The kitchen is well equipped with breakfast appliances and the food provision is quite fair. Luca was always attentive and responded promptly to all my questions. Having said that, I strongly recommend Luca's BnB for travelers looking for a convenient accommodation in Rome. Ciao!

Descriversi in poche parole e' una cosa non sempre facile ... Penso di essere piu' o meno il tipo di persona che i clienti negli anni hanno descritto in giro per il web (ringrazio di cuore tutti quelli che hanno lasciato commenti e impressioni della loro permanenza presso le mie strutture e i tanti che sono (email hidden) aggiungo che ho 34 anni, sono Romano nato a Trastevere, e vivo in pieno centro di Roma, zona piazza di Porta Maggiore, con la mia compagna e i miei due cani. Come tutti dicono sono estroverso, solare, sempre disponibile ad aiutare la gente e riguardoso nei confronti degli altri, mi piace che la gente possa sentirsi come a casa loro quando e' ospitata da me. Amo lo sport e gli animali, come ho infatti detto prima ho due bellissimi cani :) Motociclista e vespista appassionato di motori fin da piccolo, amo fare lunghi giri per Roma su 2 ruote e adoro la buona cucina romana. Nel centro di Roma e in zone comunque limitrofe al centro e ottimamente collegate, io e mia sorella abbiamo alcuni appartamenti, li affittiamo a camere come B&B oppure come interi appartamenti per vacanza o soggiorni piu' o meno lunghi. Sono tutti appartamenti accoglienti,ristrutturati e rifiniti, le camere, ognuna con il suo bagno privato, sono molto spaziose e pulite e dotate di ogni comfort. I add that I am Roman, 34 years old, born in the Trastevere, and I live in the heart of Rome near Square Porta Maggiore, with my partner and my two dogs. As everyone says i'm extroverted , cheerful, always willing to help people and considerate towards others , I like that people can feel at home and when they'r hosted by me. I love sports and animals, in fact, as I said before , I have two beautiful dogs :) Biker and Vespa lover, motor enthusiast since childhood , I love to take long rides to Rome on 2 wheels and I love the good Roman cuisine. In the center of Rome , however in areas adjacent to the city center and well connected , my sister and I have a few apartments, we rent rooms as B & B or apartments for holiday stays, more or less long . They are all comfortable apartments, renovated and finished rooms , each with its own bathroom , are very spacious and clean and equipped with every comfort.
