Celebrate, reconnect or unwind at this spacious group retreat in the South Downs National Park — ideal for birthdays, hen weekends, family getaways and creative retreats. Just 20 minutes from Brighton and 5 minutes from the beach, the property includes a large house, 2 cosy cabins, glamping bell tents (spring/summer only), a hot tub, fire pit, tiered garden seating, plunge pool and BBQ. With space for up to 24 guests, it’s perfect for gathering in nature without giving up comfort or city access.
The space
The Retreat sits on six acres of land and directly backs into thousands of acres of pristine national park.
The retreat can accommodate up to 24 guests during Spring and Summer and 22 people during Autumn and Winter. Please note, the bell tents are only available between the beginning of April and the end of September. We accept groups on a number of factors including age range, reviews and occasion so please check with us first. Further, please inform us if you are intending on inviting more people than the retreat sleeps (for a day visit for example).
We welcome special occasions and gatherings but we are not a wild party venue.

The friendly, warm kitchen is made for socialising and like most of the rooms it has garden/nature views. There is a large patio at the front with a gas BBQ provided in the summer months. The modern kitchen benefits from underfloor heating, a super comfy sofa, and all the essentials – coffee machine, blender, juicer, American style fridge and freezer, microwave, washing machine and dishwasher. There's also a state of the art Genelec sound system.
Outdoor seating area
Around the back of the house, there is an outdoor covered seated area, ideal for enjoying alfresco dining as a group. The area can seat up to 24 guests and has three outdoor heaters, for those chilly evenings.
Dining Area
Adjacent to the kitchen is a newly built, dedicated dining area, with tables and benches that seat up to 24 people, ideal for group dining.

There are 4 bedrooms in the house: an incredible master bedroom [with balcony and views] and two high quality pull out single beds, 2 smaller, comfortable doubles, a bedroom with two single beds and a further double sofa bed in the living room.
There is a sleeper cabin bedroom and two double sofa beds in the main cabin.
The big bell tent sleeps 4 with one double bed and two single beds (spring and summer only)

The Living Room
Two big comfy sofas with views through the two sets of French Doors that lead onto the garden; the perfect place for chilling out. The lounge also has a huge projector screen, FireTV and Bose surround sound speakers along with good wifi for watching movies.

THE VIEW CABIN
This is a true gem. It has one of the most incredible views and is very romantic with a King size private cabin bedroom looking out onto the view, an impressive studio lounge and dining space with a solid hand-crafted kitchen, dedicated lounge space with wood burner and a double sofa bed. Also has a shower room & WC.
Parking
The drive will take 8 cars without too much of a squeeze, but there are great Bus / train links if you want to leave the car at home. We also encourage walkers and cyclists.
Guest access
You will have the whole house, the view cabin, the sleeper cabin, the bell tents and plunge pool (in the summer months only) the hot tub, the BBQ and garden to yourselves.
We may be staying in a cabin in the field adjacent, and we have a groundskeeper who occasionally stays on site, however, the retreat is totally self contained not overlooked, and has its own entrance.
Please note, although it feels secluded, we do have neighbours so please be considerate of this.
Other things to note
No smoking inside the property.
No candles
No plastic confetti, glitter or other environmentally damaging materials.
Adhere to house rules - please read the manual.
Hot-tub is used at own risk - please read manual.
Important: We ask that you come inside at 11pm, so as not to disturb the peaceful nature of the countryside and our neighbours. No amplified music after 11pm. The hot tub / plunge pool is also not to be used after 11pm.
Stocking Up
Deliveries from Sainsburys and Tesco etc can be made to our property. If you are stuck for essentials during your stay, a Tesco Express is 3-5 mins away in the car. There is also a large Co-op in Peacehaven and a huge Sainsbury’s 10 mins away in Newhaven.
Brighton is also close enough to head too; The Marina has a giant Asda, or mooch around the lanes and grab a load of healthy stuff from a health food shop.
