I have a very large master bedroom upstairs in our Georgetown townhouse, that is available to rent when I am out of town. All utilities are included (including wireless internet). The room is definitely large enough for two people, however I would prefer to have just one at a time. This is a great option if you're in the process of looking for another apartment, or are just in DC temporarily.
The bedroom is extremely large; it is basically two rooms combined. Half of the room has a hardwood floor, and the other half has a new carpet. The room features five large windows facing south and west, a new air-conditioning unit, two closets, a full-size (double) bed, a desk, chair, bookcase, bedside table, shelving unit, iPhone 4/iPod speakers/radio dock, and a mini-fridge. Thanks to some connections with local DC artists, the room features some tasteful figurative art as well (not seen in the photos). I can also provide sheets and towels if needed.
There are three bedrooms upstairs in the townhouse, and a bathroom with a skylight, which you would share with the guest in the other upstairs guest bedroom. The main floor has a living room, dining room, kitchen, and sunroom, and new outdoor deck overlooking our back yard. The basement level has a laundry room, two more bedrooms, and a bathroom. You would have use of all of the common areas. The two downstairs roommates at the house are usually a fairly international mix of grad students and young professionals, and are not around too much! They are pretty quiet and friendly, and you may get to chat with them in the kitchen when they're cooking.
The house is in an extremely convenient location at the north end of Georgetown. We are just three blocks north of Georgetown University and Hospital; four blocks west of Wisconsin Ave. (including the Social Safeway grocery store, open 24 hours); and a few blocks south of the Glover Park neighborhood, with many restaurants, bars, CVS, and Whole Foods. The D2 bus runs three blocks from the house, and gets you to Dupont Circle within about 10 minutes. The Circulator and Metro buses are four blocks away, and get you to M St. (the center of Georgetown) in under 10 minutes; they continue to the GW Metro and downtown. Street parking at the house is almost always available, but is limited to 2 hours during weekday daytime hours (weekends, and overnights, are unrestricted).

I didn't have a chance to meet Kirby but she was very responsive and attentive on the phone to ensure I was able to get in and use the room. It's a very large, light airy room in the quiet genteel neighborhood of Georgetown. There is a comfortable bed and a desk provided. The room is in the upper floor of a house which is shared potentially by another guest in the upper floor and two students in the basement rooms. During my stay I got to meet all of the guests and they were all very congenial. There are plenty of places to eat and entertain on Wisconsin Ave. Overall, a trouble free stay and highly recommended.
We loved DC and Kirby's house was great. It's in a lovely neighbourhood, loads of buses to city centre and within walking distance of Georgetown which is a gorgeous suburb town, we spent loads of time there. We stayed in the basement room which now has a lodger so we can't comment on the upstairs room, but the kitchen is perfect, and we loved sitting out on the back garden decking. We would recommend staying here!
I spoke to Kirby before writing this review, and after my stay. Kirby is prompt and clear with her communication, which helped tremendously, especially if you are not native D.C resident. She also did make sure her guest is comfortable, courteous, and answered all my questions. The room is clean, spacious, sunlit, and airy. The other members in the house were also helpful and polite, and brought an ease to the common living spaces. Some pointers to note here is that the bathroom tub area was really dirty, with mildew and brown stains. Also, there is no easy access to the Metro.
The huge room in Georgetown was perfect for my work visit. I worked downtown and was able to walk to work within 20 minutes. The walks through Georgetown were fantastic. The room was LARGE and with all of the windows, it felt like being in a bird's nest, far away from all of the hustle and bustle of the city. Kirby was a great host and answered any odd questions that I came up with, before and during my stay. I rarely ran into the roommates, and hope I didn't bother them too much with getting up so early or doing my laundry. They seemed to take my visit in stride. If I come back, I would ask to rent it out again. Happy trails...
Kirby is very nice and helpful. Communication with her was super easy. The lovely room itself is huge with loads of natural light. She provides fresh linens and everything you need including toiletries. Close to a bus stop that takes you straight to The Dupont Circle line. Excellent room, excellent host, excellent experience!
Great, quiet location just a short walk from the heart of Georgetown. Room was excellent, lots of light and space to spread out. Kirby was an excellent communicator and made the whole experience easy.

I grew up traveling a lot, and still love to as much as possible, whether it's discovering new places (Australia, Korea, Italy, Croatia), or returning to familiar favorites (New Hampshire, Florida)!
Catch the D2 metro bus to Dupont Circle here, only a few minutes walk from the house. This is one of the easiest ways to get to the red line metro in Dupont. About a 10 minute bus ride.
