The Space

Beautiful modern wood house located on 7 acres of magical Woodland Valley forest nestled between mountains and the Esopus River. Total privacy in one of the most exclusive area of the Catskills. Perfect artist or writers retreat.

3 bedrooms including 2 master bedrooms (a very large master suite on the first floor and the second is upstairs both very private) and 1 small child's room with crib and toddler bed (queen air mattress can be added). The library which as a queen bed (house can sleep 8, 4 is preferential), 3 bathrooms, half mile from the Esopus River, the world's top trout stream.

Originally, it was the art studio for local Danish artist Paul Ipsen (descendant of "the" Paul Ipsen, (phone number hidden)), the cabin was expanded into a modern house with sky lights, a koi pond, a forest in your backyard and window panes that open the house to the most incredible views of Panther Kill Mountain.

Located 2h30 from New York City. 5 minutes to the town of Phoenicia which has every amenity. 20mn from pretty Woodstock. You can hike in our backyard or follow hundreds of trails in the neighborhood.

In the winter, you are 20mn away from Belleayre Mountain Ski Centre, 30mn to Hunter Mountain and 45mn from Wyndham Mountain.

In the summer, you are 20 minutes away from Pine Hill Lake and can play tennis for free in Boiceville. Tubing on the Esopus in 5mn away, you can go take a walk around the beautiful Ashokan Reservoir, horse back ride or go antique shopping! There are many decks around the house to eat out or simply bask in the sun and listen to the whispering pines. We are a walk away to the world famous Menla Yoga Center.

In the fall, admire the 360 degree views of fall foliage from our house. A haven for writers, artists, musicians, and outdoor enthusiast alike.

There are several restaurants in neighboring Phoenicia starting from Sweet Sue's world famous giant pancakes, Brios' amazing pizzas, and Ricciardella's for higher end cuisine.

3 full size beds, (2 in the master suites, 1 queen bed in library and blow up mattresses if needed. Child's room has toddler bed and crib with additional crib in 1 of the master suites. Classic wood burning stove, fully-equipped kitchen, bamboo floors, high-speed wireless internet, washer/dryer on premise but upon request and additional fee, dishwasher, extensive library, Cunningham purified water through out the house, Weber outdoor grill, bicycles, Direct TV satellite. There are AC units in 2 bedroom but not in the main master bedroom down stairs, which has great ceiling fans and lots of cross ventilation.

Please note: You may need a 4WD vehicle depending on the snow conditions in the winter. We strive toward being as Eco-friendly as possible (hot water tanks and faucets are eco-friendly, we use natural light as much as possible, small washing machine etc). The main living space (bedrooms have gas & electric heaters) is heated with a wood burning stove, if you are not comfortable with that, please be sure to bring etc fire-logs! Please keep in mind, this is a a mountain house in the woods and there may be an occasional country mouse in the attic.

  • I fully recommend Stephanie and Olivier as hosts. Their house is even more amazing than in the pictures, it is very private - from backyard the only thing you see, besides the beautiful landscaping, are trees and sky. Everyone in our group (two couples, two toddlers and two infants) thoroughly enjoyed their time in the Catskills. Before the trip was over we were already thinking about when we could come back. If you are trying to decide, just go!

  • We absolutely adored this house! I actually think that the house is even better and more beautiful than in the pictures. The place is absolutely kid-friendly: we were traveling with two babies and we basically didn't have to bring anything as there was a crib, a changing table, and lots of toys!
    The decor of the house is beautiful and extremely tasteful,we found it very clean and the heat works well once you get the fire started - the house gets pretty warm quickly (same for hot water). We also had a very positive experience communicating with the owner - always responsive and kind. We will be going back for sure!

  • My husband, 2 year old son and I spent ten days at Villa Anais in Phoenicia in the winter. We really enjoyed our stay and I was sad to leave this very comfortable, well-appointed home.

    The house is spacious and would be very comfortable for a crowd. We had a few nights' visitors who enjoyed the room/bath upstairs and our young nephew thought the bedroom in the library was the coolest. Indeed, it's a great bedroom.

    Before our booking, I'd read carefully all the other reviews and had some minor concerns but none became of any note. Yes, the owners use the house frequently and their stuff fills the place but it was easy to put their things aside to make room for our things. The wood burning stove works well and heats the main area efficiently and after one cold first day learning its ways, we were masters at using it. It takes some ongoing maintenance (stoking) but it was also part of the charm. The room's individual heaters worked well except in the kiddie bedroom but we didn't need that room (we put one of its toddler beds in with us in the master bedroom). And the house is clean and well-maintained and all the basics you could need are there.

    The master bedroom's bed and linens are dreamy and the giant master bathroom shower is great. We all slept very well. The kitchen is nicely laid out with so much counter space, it makes my kitchen at home look bad. And there's every kitchen tool you could want-- hardly a need to bring a thing from home unless you can't live without your Vitamix or the like. The wifi isn't fast but we were able to stream videos from Netflix. We needed for very little.

    A foot of snow fell while we were there and had had many days of freezing weather prior to that and yes, the driveway was sometimes challenge for our car (a BMW station wagon but not 4WD). But before the extreme conditions, we were fine. Our car has enough power, even when packed full of ten days' gear, to motor up its steep incline. Your car's traction and power is definitely something to consider if you're staying in the winter.

    The hosts were very helpful (and really kind to us) throughout our stay for our questions and needs and made sure that everything was in order. It's a great spot with great views and a wonderful vibe. I'm confident that in the warm months it's a paradise with its ample decks, grill and lawn. We recommend it wholeheartedly and are grateful to the Chastans' for our lovely stay. Our enthusiasm for the place was best expressed by our toddler, "Can we go back to Somebody Else's house?"

  • Wow! what a view! We all had a fantastic time, and our hosts were so generous with their daughters toys as well as advice on where to go. I recommend.

  • This is the most charming house you could imagine. When we arrived it was so well equipped it was like coming home and that's not easy considering we were 6 adults and one toddler. The beds were all great and the kitchen easy to work in (we had a barbecue most nights) and we particularly enjoyed the fire pit in the garden. The weather was warm enough to sit outside until dusk and them the pit came into full use.

    The house is far enough away from everything to make you feel like you amongst the woods (deer in the garden!)

    Instructions were clear and access was a breeze. Stephanie was a great communicator and couldn't have been more helpful. The area was fabulous - long hikes and good drives into Woodstock and surrounds. This is one if our best ever holidays.

  • Stephanie and Olivier's house is fantastic and the scenery and setting are just breathtaking.

    It is close enough to town in case you need something but really does feels a world away (which was exactly what we were looking for).

    Any questions we had, Olivier responded immediately.

    If you are looking for a place where the only sounds you hear are a rushing creek and singing birds, this is the place to go.
