Lovely open plan bungalow, hardwood floors, sweet front porch & screened back porch hangout spots. We have been told repeatedly this is a smile-inducing space. One thing we know for sure, it is in ATX epicenter, but somehow an oasis of quiet. c'mon!

Folks who know about this area will tell you, you literally can't find a better location in Austin for a stay that means you can walk to everything you want! Hotel San Jose for a drink, Continental Club for a show, Lenoir, Elizabeth St Cafe, uchi, torchy's, Little Barrel and Brown, Barley Swine, Lick, Vespaio for some nosh, Allens boots for some gear, and when you don't want to leave the house at all but want some top rate diner delight, stumble out the back door to the 24 hour cafe with whom we happily share an alley and enjoy the goodness that is Magnolia. Our guests have had brushes with fame at this iconic spot with everyone from Thom Yorke to Patty Smith. Yup.
The Coach House Austin is one block from one-of-a-kind music, shopping and dining on South Congress, a quarter mile from South 1st, Austin's "Coffee Shop Capital", walking distance to the SXSW Convention center, a 6 minute bus ride away from downtown, where you'll find the infamous 6th Street, the iconic state capitol, and Austin's finest entertainment, a 2 mile bike ride to Zilker Park for ACL, and a 30 minute drive to the Formula 1 circuit of the americas. And SXSW? Fugget about it, we are in the thick of it.

The coach house easily sleeps 6, but can accommodate even more if sharing one bathroom is feasible with your group :).
Three bedrooms - one has a king size bed and the two others have queen size beds. Also a fold out queen size couch in living room. There are double and single air mattresses that can be provided for more folks, and sleeping porch in back that in warm weather is just wonderful for one or two more.
Beautiful open plan space with three separate sitting areas in back, organic garden that you can help yourself to that includes lemongrass, citrus trees, and many veg, and gas grilling station for use for BBQ's under the big Tejas sky.
The treehouse out back is a separate rental and can be booked as well if you need extra room - it is a two story 500 sq feet teeny house that has a very modern kitchen, private balcony, terrace, tv, wireless etc and a queen size loft bed and full size fold out couch. This is an additional charge per night and depends on availability. And if you decide not to venture out at all, well, good on you. Just stay in our hood and continue to make real one of our local expressions about South Austin... 'we are all here, cause we're not all there'. Will let y'all make of that what you will!

as little or as much as they need. we travel a bunch so it's hard to say whether we'd cross paths in person, but we respond to questions asap.

Other Things to Note
For anyone with a cable addiction, heads up that we are in recovery and while we have a large HD internet streaming tv (Roku) with netflix and hulu and all the local channels, we no longer are feeding the cable beast, so you might have to watch the big game at a great bar around the corner instead of in our living room ;). Also, while we love to host the four-legged members of your family, there is a $50/night fee for bringing pets along fyi.
Just be cool. We have had a wonderful experience with folks coming through Airbnb and know that we are all taking a leap of faith participating in this exchange of homes and people remotely, so we would just ask that you always consider that you are actually in our home and treat it accordingly. Spell check just tried to prompt me to insert the word accordion. Maybe that would make as much sense as house rules in general. So yep. Go ahead and treat it accordion. Those are our super serious house rules.
