The breezy studio is located on premise of our house in a quite residential neighborhood between Isla Verde & Condado (the main hotel areas) & is minutes away by car from the LMM airport and from the blue cobble stone streets of Old San Juan.
Blocks away from the beautiful Ocean Park beach this independent one-bedroom studio is privately tucked away in our back garden on a second floor.
The bedroom has a queen size bed with cotton linens and a quiet AC.
The kitchenette is fully equipped with everything you need including olive oil, coffee, tea, sugar, salt and spices. There is a ceiling fan but no AC in the living area.
The shower room is spacious with cotton towels, body wash, shampoo, conditioner & hand soap.
There is also a set of beach towels & insulated cooler bag.
You will have your own sets of keys to come & go as you please. After all, this is your home away from home. There is a beautiful tropical garden with hammocks, different sitting areas, outside shower & grill, where you are welcome to hang & just relax.
Interaction with Guests
Our apartment is best suited for the independent traveler. Although the apartment is located in our home premises, it is completely independent. Once we show you the place and hand the keys, you are on your own.

The area is full of amenities such as restaurants, taquerias, pizzerias, cafes, trendy bars, yoga studios, boutiques, surf shops, local fruit & vegetable stands, groceries, 24/7 drugstores, 24/7 supermarkets and a public park with a running track, tennis courts, a soccer field and a children's playground that face the ocean.
The house is located near a public housing project, but as in any other city, just avoid that area and you are fine.
The present economic crisis has been and still is hard on the island, thus reflecting itself in our daily lives. Our neighborhood is not as beautiful as it once was since many owners have lost their homes and abandoned properties are ubiquitous. None the less, it remains a great and safe location to move around.
Main streets and highway are easily accessible and the area is served by public transportation. Nearest bus stop is in front of the supermarket just around the corner. Take T5 & D53 to/from airport, Isla Verde, Condado & Old San Juan.
We strongly suggest in renting a car as it is the easiest way to move around, specially if you plan on doing daytrips outside the metro area. Charlie & Target car rental are both locally own. Otherwise, all major companies have offices at the airport. Online booking gets the best deals.
Other Things to Note
We are happy to share our beautiful home with travelers looking for a more authentic experience but please keep in mind this is our home. We live here with our two kids, dog & cat. Sometimes there are friends over for dinners or an afternoon BBQ in the garden, which you are welcome to join.
We believe we are all the same with different backpacks. No matter your believes, race, gender or citizenship, EVERYONE IS WELCOME.
CHECK IN & OUT
Check in is any time after 3pm. Check out is 11am.
Wee hours check-in needs to book from the night before.
Early check-in or late check-out can only be confirm at the moment.
TOWELS & BED LINENS
The apartment includes a set of clean towels and beach towel for each guest & beds are ready with clean linens. Clean towels and sheets are given on a weekly basis. If your stay is shorter than a week, you are not entitled to ask for a clean set, but are welcome to bring your own, wash them or pay for a clean one. Bath towels $3 ea. Beach towels $5 ea. Bed linens set $12 ea.
Please don't use our white towels to take off make-up (it stains, specially mascara) or to clean around. If towels are found stained upon check-out, each stained towel will be charge $5 off your damage deposit. We are not a big hotel with big industrial washing machines & we prefer not to have to use harsh detergents or chemicals in our loads.
There are coin washer & dryer for guests to use after 3pm.
Wash load is $4, includes soap & softener. Dryer is .25¢/3mn.
Is available in the street right in front of the house. The house is located on a semi gated community with only local traffic, so parking in front of the house is always available.
Free WiFi connection available.
We have a loving and caring certified masseuse that will come to the house or can meet you at her studio.
HURRICANE OR STORM POLICY
NO refunds will be given unless:
a) The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning" area and/or;
b) A "mandatory evacuation order has been given for the "Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning" area, we will refund:
i. Any unused portion of rent from a guest currently registered,
ii Any reservation that is scheduled to arrive during the "Tropical Storm or Hurricane Warning" period.
c) NO REFUND is honored if it is just rains due to tropical storms - we cannot guarantee the weather.
d) the vacation can be reschedule according to availability of vacant dates in the calendar.
7% Department of Tourism of PR tax fee is included in the nightly price.
Allowed only outside, please clean the ashtray & don't leave cigarette butt on floor or garden.

•No heavy drinking allowed in the communal areas
•Maintain your best behavior at all times as this is our home and the home of others
•Help us to conserve energy & keep our prices low, when you leave the place, TURN OFF all lights, fan & A/C
•A set of clean towels, beach towels & bed linens are supplied weekly. For a clean set of any before a week is due, a $5 per item will be charge.

•Cleaning fee covers the cleaning of the unit when you leave. If you wish to have the place cleaned during your stay, a fee will be charge depending on the type of service: $25 cleaning without change of towels & bed, $40 cleaning with change of towels & bed.

Back in the Summer of 1996, just when I decided that my unscripted time in Florence had come to an end, (an original plan to take a three-month college break pleasantly extended into 4 years of jewelry making school) my husband Gianluca, a Lighting Designer from Milan, had just returned to Italy after a year living in Jamaica, and decided that Florence was the place he wanted to live. But life is full of twists, and even though it seemed like our destinies were headed in opposite directions, a year later our lives entangled.
I returned to Florence for vacation and ran into him again. But this time around, love got in our way. How can you say no to love? So, a few months after that first spark, I moved back to Italy; this time to Milan, where I got a job as a Product Director for a high-end fashion jewelry house.
Almost 20 years later, back in San Juan, Puerto Rico we have two kids: 10 year-old Noa, our boy born in Milan and 8 year-old Numa, our girl born in San Juan. We renovated a 1970’s six-unit property, where we live on the second floor and rent the rest of the units to long-term tenants.
In August 2012, after lodging Gianluca's parents in one of the vacant apartments during their visit, we decided to use some of the units to host family and friends visiting from abroad. When not in use by family or friends, it is available for travelers looking for a home away from home.
