Beautiful and bright 1 bed in the Shoreditch area - easy access to all the best sights in East London!
PLEASE NOTE: THE APARTMENT HAS JUST BEEN PAINTED. I have yet to get the new pictures taken, however the flat is the same in almost all respects except for the colour of the walls.
This listing is for a beautiful, good sized, one bedroom flat in Hoxton.
Situated on the 2nd floor of a Victorian Mansion block, just behind the famous Hoxton Square, Flat 29 is perfectly located within walking distance of Brick Lane, Shoreditch, Columbia Flower Market, Broadway market, and Old Street and Liverpool St. stations. The flat is also well-located for city workers, with many buses taking you to Liverpool Street and Bank areas.

The flat is approximately 460sqft inside, with original wooden flooring throughout (excluding bathroom), high ceilings and original sash windows. It is in a secure block, with buzzer entry system. There is a large internal courtyard which can only be accessed by residents of the block - there are spaces here to park your bike if you have one.
There is currently no television in the flat - I hope to install one at some point perhaps, but you're not visiting to watch TV anyway, right? :) - however there is high speed Virgin Media Internet access, which is free for all guests.
The bedroom is spacious and bright, with a large double bed. The bedroom window looks down onto the internal courtyard. The sofa is the living room is of the Futon Company brand - it folds out easily into a good sized double sofa bed. The mattress is comfy and firm, so the flat can easily accommodate 4 guests if need be. Please do let me know if you will be needing the sofa bed, so I can set it up and leave out linen and towels.
The flat is decorated in no particular style, but is fresh and bright. The flat will of course look very much like the pictures, but do not expect exact similarity! I am adding touches here and there all the time, replacing furniture etc. This just means that hopefully the flat will be better than you expect! I shall of course, however, try to update pictures as often as possible. Please ask me if you have any worries about anything.
The Kitchen looks down onto the other side of the courtyard in the block. All usual amenities are provided, including toaster, kettle and microwave, as well basic cooking implements - saucepans, flying pans, trays, etc.
Towels and clean linen are provided for all guests. Please make sure that you put the booking through for the exact number of guests staying, that way you will receive the right amount of towels!
Two minutes walk from the flat is a Barclay Bikes docking station, where you can pick up and drop off a bike if you want to use one during your stay. It's not a busy docking station, and there are almost always bikes available from here. There are various alternative transport means. It's easy to catch a cab in the area, the buses are frequent, and the nearest tube station is just 10-15 minutes walk (for east London, this is about as close as you will get! It's an area that is more connected by rails than tubes currently). The Hoxton overground (not the same as the underground, but they do connect in some places) is useful for getting around east London and North London. The Hoxton station is 5-10minutes walk from the flat.
Please note that smoking is NOT permitted in the property. I understand that this can be irritating for smokers - you can smoke discreetly in the courtyard, making sure to use an ashtray for all butts.
A quick word about noise : the flat is just 5 minutes walk from all the Shoreditch nightlife, but you cannot hear anything of this from the apartment. However the apartment is near to a primary school, and you can usually hear children playing during break times. Just good to mention this in case you are planning to work from home and need absolute quiet at all times!

Interaction with Guests
As this booking is for a whole apartment, you will have the space to yourself. However, I do meet all guests when they arrive to check them into the flat, show them all the necessary things, and answer any questions.
Hiya, a few notes;
- Please try to be quiet when going in and out late at night -just to keep the neighbours happy.
- Please do not smoke inside the house.
- You are welcome to bring your dog/cat/hamster/fish/etc, as long as they are clean. Please do let me know in advance if you are bringing your pet.

My name is Gaby. I live in Dalston (ten minutes from where this flat is!), although I am originally from Frampton-On-Severn, Gloucestershire. I've lived in London since 2008, and I've got plenty of recommendations and favourite places to pass on to guests, especially around East London!
I'm currently studying Philosophy at Birkbeck College, University of London. I also love books, films, baking, plants, travelling and, well, just food in general!
