This remodeled ground level flat is in a 2-unit building on the corner of 35th Avenue and Geary Blvd in the Outer Richmond Dist of San Francisco.
The flat features 2 full sized bedrooms with built-in reach-in closets, 1 full size bathroom which features dual sinks, marble counter top and marble floor, and Jacuzzi bath tub w/ overhead shower. (Now being updates to a spacious wall-in shower)
The 2 bedrooms are both good sized. The larger bedroom has 2 built-in reach-in closets and a queen size bed, night stands, and a dresser. The smaller bedroom has 1 built-in reach-in closet, a full size bed with night stands. These 2 bedrooms are carpeted with very soft and welcoming carpet.
The kitchen is a gallery style kitchen with state of the art KitchenAid brand Stainless Steel appliances: stainless steel gas cook top, stainless steel range hood, dual oven, double door refrigerator, and stainless steel dish washer. Dual bowl stainless steel sink is just right next to the dish washer. Countertop and backsplash is Blue Pearl Granite countertop and the cabinets are custom made Cherry wood cabinets with built-in pantry with lots of storage.
Gallery kitchen opens to the dining area, with a dining table for six people. The dining area opens (is part of) to living room area, with a good size sofa and a 42" Plasma TV. Along this wall in the open area, has the same built-in custom Cherry wood cabinets with lots of open shelving storage on top, and close-door storage on the bottom. Next to the sofa is a leaning desk for your laptop.
Kitchen area, dining area, and living room area all have very nice hardwood flooring.
The unit has laundry (washer and dryer) next to the garage with state of the art LG front load washer and dryer. (The garage space is leased and is not available.)
The entire unit is very bright and airy. Total square footage is about 900 sq ft (estimated.)
This neighborhood is very convenient. It has a walk score of 89 out of 100. (by walk score web site)
Public transportation is just one to two blocks away. (Bus lines: 38 Geary, 1AX California, 38AX Geary Express, 18 Bus), Coffee shops, restaurants, groceries, shopping, golden gate park, bars are all walking distance.
Small pets (dogs and/or cats) are okay upon owner's approval with additional agreement and security deposit.
I require a minimum of 4 nights. The unit is professionally cleaned by a cleaning company after each check-out.
The apt has free high speed Internet access and WiFi. Also basic cable TV.
Check in after 2pm, check out before 11am. This allows sufficient time for the professional cleaning crew to go through the apt.

The in-unit garage space is leased and is not available for use. Please do not block the driveway 24/7 as your vehicle may be towed. Parking on the road is free of charge. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Pets are permitted only with prior approval. There is an additional charge of one time of a $25 fee for pet cleaning and the Pet Agreement must be signed.
This apartment is privately owned; the owners are NOT responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Although the unit is professional cleaned after each guest check-out, there is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring your own towels. We do not permit towels or linens to be taken from the units.
Bathroom: PLEASE DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
We stayed at Frank's apartment 5 days. It was a great experience. The apartment have a good size for four people and it's well located if you prefer more relax place. It's close to the park, restaurant (good one) and public transportation.
I didn't had the chance to meet Frank in person. But all the process was smooth and well organise. I asked few questions to Frank and he was alway available to answer in a short delay.
If you are a light sleeper, I recommend you to bring ear plug. One of the room is close to the street.
We stayed at Frank's place for eight days and we had a good time. It was clean and spacious. Very convenient neighborhood too.

The Host Frank Wu was very welcoming and on top of any request we had. The apartment was beautiful and roomy. Being around the block from a market and Cvs was great. The location was very convenient to get to the tourist attraction by bus or cab.

Frank was a Courteous host, who was quick to respond and always able to help! His home was the perfect spot for a weekend in the city. Nice and easy walking distances to restaurants and parks. The accommodations were top notch and very comfortable!
Frank was prompt in responding to initial inquiries and we booked soon after. He was responsive with good information as the stay approached. We arrived to find the keys in the lock box and the apartment as advertised and photographed. It is a clean spare apartment in the Richmond district. Geary is a busy street so be prepared for traffic sounds. The upstairs tenant did not pose a problem. The neighborhood is quiet and safe and in an interesting part of town, not far from the GG Park and within walking distance of the area around Balboa with interesting stores, shops and restaurants. Previous reviews have pointed out the problem with the poorly designed shower tub. The main problem with our stay was Frank's decision to authorize painters to paint the exterior of the apartment during our stay without informing us of this fact. He later acknowledged his mistake. We all learn as we go through life and travel is an adventure but I would advise potential guests to confirm that there is no work being done on the unit during their stay.
I'm an Asian American and have lived in San Francisco since 1995. This apartment I have on AirBnB is family owned. Sometimes when my family visit, they will stay in this apartment but for most of the time, it is left empty for AirBnB rental.
