Description

The Space

We are delighted to host visitors from around the world by offering our living room COUCH and SHARED BATH to those who are seeking eclectic accommodations but who have a tight budget!

Our custom home is located on a very QUIET little tree-lined street in the Bluff Heights Historic District of Long Beach, just a few blocks from the beach!

The Couch is an L-shaped sectional sofa, a 2-seater on one end and a 3-seater on the other. This Comfy Couch has a beautiful view through our French doors onto our patio and garden.

Our Treehouse Couch is ideal for the SOLO traveler who is just looking for an affordable place to sleep at night while exploring all there is to see and do in L.A. and Long Beach in the daytime, and to relax in between outings.

If you are looking for a place to work, hang out for longer chunks of time during the day, or have a lot of luggage (more than one large backpack/suitcase), we'd prefer you book our much larger Treehouse Futon/Loft PRIVATE ROOM instead, which also has a work desk (find it under "My Other Listings" in my profile), as this Couch is in our small living room and we of course use it as a COMMON AREA during the daytime and early evening.

If you do have work/school projects that you will be spending extended amounts of time on and you do not want to book a private room, we'd prefer that you do so at one of the many nearby coffeehouses rather than "set up shop" in our living room for large chunks of time during the day.

We have PRIVACY SCREENS that we would like guests to use at night, but we also expect that they be taken down during the day between the hours of 10am and 8pm and that all bedding be stored to restore the living room to a COMMON AREA during the day.

Also be advised that sometimes the Private Futon/Loft is ALSO booked, so there may at times be more people coming and going thru the Treehouse, and it is even more important to restore the living room to a common area during the day during these times.

This couch can accommodate ONE person, but DOES NOT pull out to be a sofa bed, so if you are tall, your feet might dangle a bit (altho it has successfully accommodated a 6'9" guest!).

The bathroom is a SHARED bathroom as it is the main bathroom of the house (the second bathroom is not accessible from the rest of the house as it is a private bathroom adjoining my master bedroom), but you'll have it mostly to yourself unless the Private Futon/Loft is also booked, in which case, you would share it with up to TWO additional guests, and/or any guests I may have who come to visit during your stay.

We have a DOG and two CATS, so pet-friendly guests only please! Also, if you have pet allergies, the Treehouse may not be the best choice for you.

Guest Access

There is one, (and sometimes up to two) dedicated outdoor parking spots on the property available for guest use, which are first come, first-served.

Shared common areas include bathroom, living room, and outdoor deck and courtyard.

We have another unit across the courtyard called the Craftsman Bungalow…it is available to book either as a private house, or as a houseshare (when the two rooms are booked separately).

When the Bungalow is booked as a houseshare, guests in the Treehouse will also have access to the common areas of the Bungalow.

This is a great option if you have guests visiting you during your stay and you'd like a larger area to "hang out" or you want access to a kitchen for cooking.

The Treehouse kitchen is available for very LIMITED access…food/snack storage, basic microwaving, and coffee/hot water maker. It is NOT available for cooking.

So if you plan to cook/bake regularly/extensively, please consider booking one of our Craftsman Bungalow listings, which has a full kitchen available for use.

Interaction with Guests

My style of hosting is that I'll help you with finding cool spots to check out in Long Beach/Los Angeles if I can, and will even join you at times if you'd like and my schedule permits. And I've been known to invite guests to cool local activities as well! I also enjoy just hanging out at home to chat...

...but I also do work quite a bit at home (self-employment is kind of a 24/7 gig!), therefore I prefer guests who are relatively SELF-SUFFICIENT and INDEPENDENT, and are cognizant and respectful that even though I may be at home, I may NOT always be immediately "available" as my home is also my "workplace" and sometimes I need to shut my "work door" to complete deadline-driven projects.

I'm also a bit introverted and enjoy my "space" and solitude, so please don't take it personally if I shut my door for some privacy and "down time" periodically.

Airbnb recommendation (and my preference as well) is to keep all correspondence regarding bookings before, during, and after your stay on the airbnb chat thread and to use mobile numbers/texts/emails for emergency use only.

For our international visitors from SLOVENIA and any German-speaking countries, I speak fluent Slovene (grew up in Slovenia), as well as a little German, and our next door neighbors are from Holland, so our Dutch visitors also have someone from their homeland to chat with (they also speak German)!

The Neighborhood

The Bluff Heights Historic District (part of the Belmont Heights area of Long Beach) is very eclectic and charming, characterized by historic Craftsman bungalows, an artsy crowd, and a very friendly neighborhood.

There is so much character in this area that film crews frequently use homes and neighborhoods in our locale for TV and movie (URL HIDDEN) name a few, "Dexter" and "90210" have been filmed a few blocks away, and in fact, our street and a house a few doors down was featured in the "Veronica Mars" movie that was released in Spring of 2014, so we have claimed our 15 minutes of Hollywood fame! But don't worry, we haven't let it go to our heads...we're still very down-to-earth ;-) We live on-site in the back house on this property, so are very easy to reach during your stay.

Within close proximity are the beach (Long Beach within walking distance, Seal Beach within biking/bus ride distance), 2nd Street shops and restaurants in Belmont Shores, unique boutiques, museums, and coffeehouses on Broadway, grocery stores within walking distance, the Long Beach Marinas for sailing, boating, and other water sports, a dog beach, and all the nightlife, arts, and culture of downtown Long Beach, all within walking or biking distance.

Attractions in downtown Long Beach include the Queen Mary, Long Beach Aquarium, and all the activities at the Pike. There are also departure points for Carnival Cruises to Ensenada and Catalina Cruises to the nearby island of Catalina, perfect for a day-trip!

Getting Around

Long Beach is a very walk-, bike- and public transportation-friendly city, so you can get around quite well if you don't have a car, or would like to leave your car at the house and venture out on the town by foot, bike, or transit.

There is also a bike rental shop a few blocks away, and Long Beach Transit stops are within a few blocks walking distance, which can take you to all the sights and activities around town (daily, weekly, & monthly passes are available, and you can take bikes on board), as well as to nearby Long Beach Airport (LGB).

The Long Beach Transit Station in downtown Long Beach is a few miles away (there are several bus routes within a few blocks of our place that can get you there), with additional public transportation connections to downtown Los Angeles and Los Angeles International Airport (LAX), so you can get by quite well without a car in this area.

Other Things to Note

Airbnb does NOT have an official SCREENING PROCESS for members, and though we're sure most members are pretty awesome, it is still the internet! This is our HOME and we are welcoming strangers into it, so we ONLY consider reservation requests from members who have a "COMPLETE" profile with:

1) At least one CLOSE-UP PICTURE of just YOU (we cannot put a FACE to your NAME if you only post group and/or artsy/landscape shots!)

2) Some BASIC INFORMATION about you and the PURPOSE of your trip (a quick way to add info to your airbnb profile is to link it to a social networking profile)

3) For short-term stays of less than 7 nights, at least ONE (1) positive HOST REVIEW (preferably more). If you do not yet have a review, you must provide TWO (2) REFERENCES (see instructions of how to upload them to your profile below).

For stays of 7-27 nights, at least TWO (2) positive HOST REVIEWS, or TWO (2) REFERENCES in lieu of each missing host review. For example, if you have one host review, you then ALSO need to provide two references; if you have no reviews, you must provide four (4) references.

For longer-term stays of 28+ nights, at least ONE (1) positive HOST REVIEW and either TWO (2) additional HOST REVIEWS or TWO (2) REFERENCES in lieu of each missing host review.

Any negative reviews may not necessarily disqualify you, as it depends on the severity of the feedback.

For stays of less than 28 nights, as noted above, preference is given to those who have a positive HOST REVIEW/S, but if you don't yet have any, you can send an invitation to your FRIENDS/COLLEAGUES (preferably a former roommate/landlord) to write you a REFERENCE, which will then be posted on your profile.

4) A "VERIFIED" profile. Once you have ALL of the above in your profile, feel free to submit a RESERVATION REQUEST.

When doing so, airbnb will prompt you to submit your choice of a simple form of "verification" during the reservation process to ensure you are who you say you are.

If you choose not to provide a verification, airbnb will likely retract your reservation request, and/or not allow your request to be submitted to me.

You can also VERIFY your profile BEFORE you submit a reservation...go to your "DASHBOARD" then find your profile picture...under it you'll see "VERIFICATION" and then click on "ADD MORE" to either add your offline ID (scan of your driver's license or passport) or answer a few questions that only you would know.

You must have ALL of the above to SUBMIT A RESERVATION REQUEST! If you choose to submit a reservation request before your profile is COMPLETE, it will probably be DECLINED and you will be advised to submit another one when your profile is complete.

When you submit a reservation request, please ALSO send me a message through the airbnb chat thread providing a check-in timeframe…

Check-in time is available BY APPOINTMENT ONLY AFTER 3 p.m. Pacific Time (and BEFORE 8 p.m.) and check-out is BEFORE 11a.m. Since we often have work appointments throughout the day and sometimes overnight AWAY FROM HOME, you MUST SCHEDULE a TWO-HOUR BLOCK of your ESTIMATED TIME OF ARRIVAL (sometime after 3pm and before 8pm) so we can be sure to block it on our schedule to be available to check you in. We will NOT approve any reservation requests until we have a check-in timeframe!

If you can't keep your check-in appointment time due to transportation delays, please contact us ASAP...and be advised that if you are more than 15 minutes late for your check-in timeframe appointment, you will be required to pay a "late/check-in change fee" AND you MAY need to re-schedule your check-in for another day, so be prepared to potentially make other arrangements for accommodations on your first night if you miss your check-in timeframe!

We often get inquiries from multiple people about reserving the same dates, so we recommend that you make your reservation as soon as possible, as it is FIRST-RESERVED, FIRST-SERVED, and as mentioned, PREFERENCE is given to those who have the most "COMPLETE" profile.

Rates are SUBJECT TO CHANGE AT ANY TIME based on SEASON and DEMAND, so if you see a rate you like, our recommendation is to BOOK IT before it changes!

Rates include ALL utilities, parking (which is hard to come by in beach cities!), WiFi, furnishings, and whatever else is noted in the "Amenities" tab.

So if the current rate does not work for you, please DO NOT ask for a discount…instead, please check the listing regularly for any rate reductions.

We have a STRICT CANCELLATION POLICY, however, this CHANGES to a LONG TERM CANCELLATION POLICY for stays of 28 or more days (whether you INITIALLY booked 28 or more days, or you ALTER your reservation to add more days that equals 28+ during your stay)...for information about how the Cancellation Policy differs for short versus long term stays, click on the "Cancellation" tab in the "Prices" section above.

COMMON SENSE:

Guests are expected to leave all their personal items in a corner of the living room out of the way of walking/sitting areas.

Because of limited space in the living room, there is not a lot of room for multiple suitcases, bags, etc., so please limit your luggage to the bare minimum, and if you have extra suitcases, please leave them in your vehicle.

ROOM DIVIDERS:
There are Room Dividers available to make the living room area more private at night, however, guests are expected to store their linens and fold up room dividers to restore the couch BACK to a common area during the daytime during the hours of 10am to 8pm.

If you are a light sleeper, our Treehouse Couch may not be the best place for you to stay, as there may be people walking back and forth to the kitchen/dining area/front door while you're sleeping.

PETS:
Our dog (Spoti) and two cats (Felix and Oreo) are INDOOR pets, so keeping the front door shut is a VERY STRICT POLICY!

We make every attempt to keep our Treehouse as clean as possible, but with pets there is always the occasional pet hair found around the house. Although the pets are confined to our room when we are not there, they do roam around the rest of the house when we are there. So if you have pet allergies, or you are NOT a "dog/cat person," the Winnipeg Treehouse MAY NOT be the best place for your stay.

Our three pets max out the number of pets in the Treehouse, so no pets allowed for guests, sorry!

KITCHEN:
As noted in the Description, kitchen is available for very LIMITED use…just food/snack storage, basic microwaving, tea/coffee prep, and cold food prep…sorry, NO COOKING.

If you plan to cook/bake, please either use the kitchen in the Bungalow (across the courtyard) when it is available, or book one of the Bungalow listings if you want to ensure you have access to a kitchen.

FOOD:
Guests are responsible for their own food and will be provided with a small pantry space to store food/snack items.

DINING AREA:
My preference is that you use the dining area rather than eating in the living room (or you are welcome to use the outdoor bistro set on the deck). And please use the dining area for eating only, not for setting up shop with laptop, studies, etc.

SUPPLIES:
A starter roll of toilet paper is provided upon check-in, however you are responsible for any replacement thereafter, including coordinating with any other guests who may be booked in the Treehouse Futon/Loft (the private bedroom in the Treehouse) whom you might be sharing the bathroom with.

Bath and hand soap is also provided, but once it runs out, you are responsible for your own.

LINENS/TOWELS:
A basic sheet to cover the couch area where you sleep and one pillow and pillowcase is provided, however, you must provide your own additional linens/sheets, blankets, and towels. A sleeping bag/sleep sack usually works best for the Comfy Couch.

LAUNDRY:
There is a laundromat about two blocks away (4th & Redondo).

PHILOSOPHY:
We prefer eco-minded people to stay here. We conserve water, energy, and resources and would love for you to do the same.

SMOKING:
Outdoors ONLY, preferably in the back alley.

ENTERTAINMENT
There is a large 32" TV and DVD player in the living room with basic cable TV service including several premium channels such as Showtime and HBO. There are also Redbox and Blockbuster kiosks within walking distance.

Cutoff time is MIDNIGHT for viewing in the living room…however, if you use the close captioning option and reduce the volume, you may watch later into the night.

INTERNET:
Wireless internet is available if you have a laptop that can receive a wireless signal. We DO NOT have a computer available for guest use, you must bring your own laptop that responds to a WiFi signal.

If you have a desktop computer system that you would like to set up, please book our private room instead, as space in the living room is limited, so LAPTOPS ONLY in the living room please!

GUESTS & PARTIES:
Parties are NOT allowed, although you may have additional guests as visitors. If the Bungalow is available, my preference is that you hang out in the common areas there, especially if you have multiple guests, as I frequently work from home and need a reasonable level of quiet during such work times.

Cutoff time is MIDNIGHT for additional guests, and be aware that the walls are thin, so please make an effort to quiet down your gathering as it gets later into the evening.
