Beautiful area

Guests love this home’s scenic location.
Unwind and take in the sunset daily from this fantastic waterfront home featuring a panoramic view of the tranquil Horseshoe Pond. Fish from the dock, or take out a paddleboard or kayak (4 paddleboards and 3 kayaks included) and explore down Cobbosseecontee Stream (really a river, and it's 4 miles to Pleasant Pond in Richmond). Located just 6 minutes to I95/I295, 20 minutes to Augusta, 30 minutes to Lewiston/Auburn, and 50 minutes to downtown Portland. Relax here!

The space
Enter the home and be wowed by the panoramic view of tranquil Horseshoe Pond! The cottage features a full kitchen with granite countertops, two bedrooms with three queen-sized beds, and one full bathroom with front loading washer and dryer. The mini-split cools the home on hot summer days, and ceiling fans in each bedroom and living room offer relief as well. Need more space for your guests? The sofa pulls out for an additional bed. Weather not cooperating? Find plenty of games, puzzles, and a few books in the hallway storage. The mounted TV offers a Roku device in "Guest Mode" allowing you to sign into your own streaming services and logging you out when your stay is complete.

Outside, you'll find a propane grill, a picnic table, globe fireplace, hammock, 4 paddleboards, 3 kayaks, and a 30'+ dock. Paddles, plenty of life jackets, fishing poles, and outdoor/water games can be found in the basement.

Want to bring your boat? The dock extends more than 30' into Horseshoe Pond with the depth going from about ~4' to ~5' along the last 10' of dock. Two cleats and vertical boat bumpers are located on the North side of the dock.

The nearest public boat launch is on Dennis Hill Road in Litchfield and requires passage under a bridge with a 4'6" - 5' clearance (less in the spring) depending on water levels. You can also travel down the river to Pleasant Pond in Richmond for a fun adventure!

Guest access
Guests will be able to access the entire home and property. The front door is secured with a smart lock with a combination that will work for your stay.

Other things to note
Cottage includes 3 kayaks, 4 SUPs, paddles, plenty of life jackets in all sizes, and fishing poles.
The water is swimmable! There is a sandy bottom beside and around the dock (which is about 5 to 6 ft deep at the end). It gets weedy towards the end of the dock. Our family will typically float around the dock, or we will kayak/paddleboard to the middle of the pond and jump in there. The middle of the pond is about 12-15 feet deep with no weeds.

Neighborhood highlights

The neighborhood is a mix of year-round and seasonal residents, young and old, and many with dogs. The neighborhood is quiet, yet just 6 minutes from I95/I295. The location of this cottage is at the end of a loop so it is rare for any cars to travel in front of the home.

My wife and I are "boomerangs" - born and raised in Maine, lived away for a time, and moved back after deciding that Maine was the perfect place to live and raise a family. Lucky Enough Cottage has been used as a peaceful escape for our family. As our careers and kids' activities filled up much of our summer, we decided we would offer up our happy place for other to enjoy as well. We hope you enjoy this little slice of heaven as much as we do!
