The space

SM Affittacamere is located in Tuscany, in the province of Siena, in the village of Abbadia Isola, at the foot of the Castle of Monteriggioni, along the ancient Via Francigena. The Francigena is an ancient road that led merchants, travellers and pilgrims from France to Rome.
Our property is located in a very quiet and green, in Chianti Senese region on the slopes of Montemaggio, but only close (2km.) from the Florence-Siena highway, which allows a quick connection to all of the most beautiful cities of Tuscany: Siena ( 10km.), Florence (70 km.), San Gimignano (20km.), Volterra (35 km.), Pisa (100km.), Lucca (110km.), Sea of Maremma Coast (80km.), the sea of Versilia ( 100km.).

S.M. Affittacamere si trova in Toscana, in provincia di Siena, nel paesino di Abbadia Isola, ai piedi del Castello di Monteriggioni, lungo l’antico percorso della Via Francigena. La Francigena era un’antica via di comunicazione che portava mercanti, viaggiatori e pellegrini dalla Francia a Roma.
La nostra struttura si trova in un luogo molto tranquillo e verde, nel Chianti senese alle pendici del Montemaggio, ma vicina (2km.) al raccordo autostradale Firenze-Siena, che permette un collegamento veloce con tutte le più belle città della Toscana: Siena (10km.), Firenze (70 km.),San Gimignano (20km.), Volterra (35 km.), Pisa (100km.), Lucca (110km.), mare della Costa Maremmana (80km.), mare della Versilia (100km.).

"ABBADIA"
This is a big apartment of 130 m2, on the first floor, which is accessed by an external staircase.
The nice and well-kept furniture, with antique pieces and paintings of well-known local artists on the wall, will make you feel at home during your stay in this beautiful and bright apartment, with high ceilings defined by majestic wooden beams.
At the entrance will be welcomed by a large living area, with a dining table for ten guests, a new kitchen with dishwasher and a comfortable lounge area with a sofa and armchairs. Through French windows you have access to a small balcony overlooking the rear of the house.
You have three bedrooms at your disposal, all with a views of the castle of Monteriggioni, furnished with functional and refined vintage closets: the first has a double bed in wrought iron, a romantic fireplace and two windows; the second, a double bed from the late eighteenth century decorated with mother of pearl, from which you can enjoy the fireplace and the view; the third room, which is very spacious, has a majestic late eighteenth century double bed, a wrought iron single bed and two windows; this apartment so can sleep a total of 7 guests.
There are two bathrooms: one with a shower, the other with a bath, both equipped with hairdryers, respecting the elegant style of the apartment. In the “antibagno” there is a functional laundry area with a washing machine.
On request, it’s possible to add another bed in to either first or third bedroom; we also have cots for small children.
In the small courtyard, for which the external staircase to the apartment leads, there is a recreational area belonging exclusively to the ABBADIA guests which is equipped for pleasant outdoor dining.

Grande appartamento di 130 mq., posto al primo piano, al quale si accede attraverso una scala esterna.
L’arredamento curato e ricercato, con elementi di antiquariato ed alle pareti quadri di noti pittori locali, vi farà sentire a vostro agio durante il soggiorno in questo splendido e luminoso appartamento, con alti soffitti definiti da maestose travi in legno.
All’ingresso vi accoglierà un’ampia zona giorno, con tavolo da pranzo per dieci commensali, cucina nuovissima dotata di lavastoviglie ed un accogliente angolo salotto con divano e poltrone. Attraverso una porta finestra potrete accedere ad un piccolo terrazzo che si affaccia sul retro dell’abitazione.
Avrete a disposizione tre camere da letto, tutte con vista sul castello di Monteriggioni, arredate con funzionali e ricercati armadi d’epoca: la prima con letto matrimoniale in ferro battuto, un romantico caminetto e due finestre; la seconda con letto matrimoniale di fine ottocento decorato con madreperle, dal quale potrete godere del caminetto e della vista; la terza camera, molto spaziosa, con un maestoso letto matrimoniale di fine ottocento, un lettino singolo di ferro battuto e due finestre; per un totale di 7 posti letto.
I bagni sono due: uno con doccia, l’altro con vasca, entrambe forniti di phon, che rispettano l’eleganza dell’appartamento. Nell’antibagno è allestita una funzionale zona lavanderia con lavatrice.
Su richiesta, sarà possibile aggiungere nella prima e nella terza camera da letto un altro lettino; disponiamo inoltre di lettini per bimbi piccoli.
Nella piccola corte, da cui si accede alla scala esterna di ingresso all’appartamento, è a disposizione un loggiato ricreativo, di pertinenza esclusiva, attrezzato per piacevoli pasti all’aperto.

Our complex, at the village of Abbadia Isola and is surrounded by a large garden, fully fenced, approximately 3000sqm., With a lawn dotted with numerous beds of plants and flowers, which offers a view most splendid turreted walls of the castle of Monteriggioni. The swimming pool 14x7m. Deep to climb up to 2.70 m., Has annexed a feature and a large shaded dining area with tables and chairs. It 'also equipped with a private, secure parking.
The complex looks like a typical Leopoldine by large brick walls and local stone, with external staircase, an arched portico and the characteristic tower. It has three apartments: "Abbadia", "La Badia", "L’Arco".

Il nostro complesso, all’inizio dell’abitato di Abbadia Isola, è immerso in un ampio giardino, interamente recintato, di circa 3000mq., con prato all’inglese cosparso di numerose aiuole di piante e fiori, dal quale si gode di una vista stupenda sulla cinta turrita del castello di Monteriggioni. La piscina, 14x7m., profonda a scalare fino a 2,70m., ha annessa una caratteristica ed ampia zona ristoro ombreggiata con tavoli e sedie. E’ dotato anche un parcheggio privato e chiuso.
Il complesso si presenta come una tipica casa leopoldina, dalle grandi murature in laterizio e pietra locale, con scala esterna, un loggiato ad arco e la caratteristica torretta. Dispone di tre appartamenti: “Abbadia”, “La Badia”, “L’Arco”.

Great apartment with beautiful outdoor spaces. Two small restaurants in village are fabulous. Everything you need for a quiet stay in Tuscany with close proximity to many other towns.

We were three couples traveling together, and we spent four nights in Abbadia Isola in late May. The apartment is just as pictured--full of light, airy, and very roomy. All three bedrooms are huge, as are the two bathrooms. We especially loved the long table in the kitchen where we shared every breakfast and a few dinners. When we arrived, we found that Sara had stocked the kitchen with juice, fresh fruit, eggs, milk, butter, etc. Everything we would need for the next morning's breakfast--and then some! What a gracious, and much appreciated, gesture. From this location we were able, in day trips, to visit many of the surrounding hill towns and wineries in the Chianti region. Of the several apartments we rented on this trip, Sara's was our favorite for both accommodations and hospitality. We highly recommend it to anyone traveling in the area.

Sara's home was very comfortable and we enjoyed the small town and its people. It was a quiet place to unwind and end our one month tour of Italy. The three good sized bedrooms were good for three couples. I would recommend getting to know the local people, especially Ulga and Simone at the Capitan Uncino RistoPub. Their food was excellent and they made sure we felt at home. I would recommend Sara's place!

Six old friends, who had been planning Italy for years, spent three glorious days at Sara's wonderful home. The apartment was just as shown in the photos, but larger, with plenty of room for us to relax and enjoy. Sara was so kind to provide a fruit bowl, and stock the fridge with some basics for us. Location was great, easy access to Sienna, San Gimignano, and wineries along the way.

S.M. Abbadia was the perfect home base for spending a week exploring the Tuscan hill towns. The apartment itself is as described... bedrooms are huge and comfortable (with amazing views out the windows!) and the main room with its long dining table worked well for us as we liked to eat breakfast and dinner at 'home'. We were worried about the heat (it was over 90 each day) but the massive stone walls and shutters kept the apartment cool during the day and the fans made sleeping very pleasant. The pool was a perfect place to relax each day after seeing the sights... we were able to go to Monteriggioni in just a few minutes, plus Sienna, Montepulciano, San Gimignano, and Volterar were all quite close....Sara was welcoming and lives in the same set of buildings- so very helpful if you have questions. All in all a wonderful experience!!

Not being familiar with the Tuscany region, we felt that the apartment was a little more remote than we expected. The village of Abbadia Isola is extremely small, with only one restaurant (which does have great reviews online, but we did not try it). However, as other reviews have noted, it is ideally situated between Siena and San Gimignano, so that both are easily reached with in 25-40 minutes. Also the Monterigionni castle is within view from the apartment and within a five minute drive. There is a very nice walking path to the national park, which we really enjoyed. We very much appreciated the welcome package provided by Sara. It included fresh fruit, waters, orange juice, milk and eggs. It was very helpful to have some items on hand upon our arrival. The apartment shares a wall with the host's home, so at times we could hear them talking, but overall it was mostly quiet.

This is a great property with beautiful pool. Also as many have said, a great location for exploring Tuscany. The rooms are quite nice though not as large as the pictures appear - more than plenty to be comfortable though! Note the listing says "entire house" while there are actually 3 other partitions on the property available for rental separately and owner lives there as well so "entire home" is not quite accurate. Hot days while we stayed here and fans are not enough. Recommend the owners consider an air conditioning unit. Overall a great stay, excellent house in a quaint village, and highly recommended.
