SM Affittacamere is located in Tuscany, in the province of Siena, in the village of Abbadia Isola, at the foot of the Castle of Monteriggioni, along the ancient Via Francigena. The Francigena is an ancient road that led merchants, travellers and pilgrims from France to Rome.
Our property is located in a very quiet and green, in Chianti Senese region on the slopes of Montemaggio, but only close (2km.) from the Florence-Siena highway, which allows a quick connection to all of the most beautiful cities of Tuscany: Siena ( 10km.), Florence (70 km.), San Gimignano (20km.), Volterra (35 km.), Pisa (100km.), Lucca (110km.), Sea of Maremma Coast (80km.), the sea of Versilia ( 100km.).

La nostra struttura si trova in un luogo molto tranquillo e verde, nel Chianti senese alle pendici del Montemaggio, ma vicina (2km.) al raccordo autostradale Firenze-Siena, che permette un collegamento veloce con tutte le più belle città della Toscana: Siena (10km.), Firenze (70 km.),San Gimignano (20km.), Volterra (35 km.), Pisa (100km.), Lucca (110km.), mare della Costa Maremmana (80km.), mare della Versilia (100km.).
Abbadia Isola appears like a ship immersed in the center of extensive fields of red earth of Siena, cultivated sunflower and corn, placed between the turreted castle of Monteriggioni and the natural park of Montemaggio.
Monteriggioni, built between 1213 and 1219 as an outpost of the “senesi” to control Via Cassia, Via Francigena and the Valleys and the Staggia, is known famous for its circle of walls crowned with 14 towers, which were also mentioned by Dante Alighieri in the Divine Comedy.
In the XIV sec. the towers were lowered; since then the village has remained completely authentic, as we find it today, and part of the walls of the walkway are accessible.

Monteriggioni , costruito tra il 1213 ed il 1219 come avamposto dei senesi per il controllo della via Cassia, della via Francigena e delle Valli dell’Elsa e dello Staggia, è famoso per la sua cerchia di mura coronata da 14 torri, citata anche da Dante Alighieri nella Divina Commedia:

Nel XVI sec. le torri vennero abbassate; da allora il borgo si è mantenuto completamente autentico, come lo troviamo oggi e parte del camminamento delle mura è accessibile.

The complex looks like a typical Leopoldine by large brick walls and local stone, with external staircase, an arched portico and the characteristic tower. It has three apartments: "Abbadia", "La Badia", "L’Arco".
Il nostro complesso, all’inizio dell’abitato di Abbadia Isola, è immerso in un ampio giardino, interamente recintato, di circa 3000mq., con prato all’inglese cosparso di numerose aiuole di piante e fiori, dal quale si gode di una vista stupenda sulla cinta turrita del castello di Monteriggioni. La piscina, 14x7m., profonda a scalare fino a 2,70m., ha annessa una caratteristica ed ampia zona ristoro ombreggiata con tavoli e sedie. E’ dotato anche un parcheggio privato e chiuso.
Il complesso si presenta come una tipica casa leopoldina, dalle grandi murature in laterizio e pietra locale, con scala esterna, un loggiato ad arco e la caratteristica torretta. Dispone di tre appartamenti: “Abbadia”, “La Badia”, “L’Arco”.
This is a big apartment of 130 m2, on the first floor, which is accessed by an external staircase.
The nice and well-kept furniture, with antique pieces and paintings of well-known local artists on the wall, will make you feel at home during your stay in this beautiful and bright apartment, with high ceilings defined by majestic wooden beams.
At the entrance will be welcomed by a large living area, with a dining table for ten guests, a new kitchen with dishwasher and a comfortable lounge area with a sofa and armchairs. Through French windows you have access to a small balcony overlooking the rear of the house.
You have three bedrooms at your disposal, all with a views of the castle of Monteriggioni, furnished with functional and refined vintage closets: the first has a double bed in wrought iron, a romantic fireplace and two windows; the second, a double bed from the late eighteenth century decorated with mother of pearl, from which you can enjoy the fireplace and the view; the third room, which is very spacious, has a majestic late eighteenth century double bed, a wrought iron single bed and two windows; this apartment so can sleep a total of 7 guests.
There are two bathrooms: one with a shower, the other with a bath, both equipped with hairdryers, respecting the elegant style of the apartment. In the “antibagno” there is a functional laundry area with a washing machine.
On request, it’s possible to add another bed in to either first or third bedroom; we also have cots for small children.
In the small courtyard, for which the external staircase to the apartment leads, there is a recreational area belonging exclusively to the ABBADIA guests which is equipped for pleasant outdoor dining.

L’arredamento curato e ricercato, con elementi di antiquariato ed alle pareti quadri di noti pittori locali, vi farà sentire a vostro agio durante il soggiorno in questo splendido e luminoso appartamento, con alti soffitti definiti da maestose travi in legno.
All’ingresso vi accoglierà un’ampia zona giorno, con tavolo da pranzo per dieci commensali, cucina nuovissima dotata di lavastoviglie ed un accogliente angolo salotto con divano e poltrone. Attraverso una porta finestra potrete accedere ad un piccolo terrazzo che si affaccia sul retro dell’abitazione.
Avrete a disposizione tre camere da letto, tutte con vista sul castello di Monteriggioni, arredate con funzionali e ricercati armadi d’epoca: la prima con letto matrimoniale in ferro battuto, un romantico caminetto e due finestre; la seconda con letto matrimoniale di fine ottocento decorato con madreperle, dal quale potrete godere del caminetto e della vista; la terza camera, molto spaziosa, con un maestoso letto matrimoniale di fine ottocento, un lettino singolo di ferro battuto e due finestre; per un totale di 7 posti letto.
I bagni sono due: uno con doccia, l’altro con vasca, entrambe forniti di phon, che rispettano l’eleganza dell’appartamento. Nell’antibagno è allestita una funzionale zona lavanderia con lavatrice.
Su richiesta, sarà possibile aggiungere nella prima e nella terza camera da letto un altro lettino; disponiamo inoltre di lettini per bimbi piccoli.
Nella piccola corte, da cui si accede alla scala esterna di ingresso all’appartamento, è a disposizione un loggiato ricreativo, di pertinenza esclusiva, attrezzato per piacevoli pasti all’aperto.

Ottimo! The title is truthful; a vera casa Tuscana in a big farm/house complex. It allowed for a great Tuscanny experience in a wonderful location at the bottom of the spectacular Monteriggioni fortified village, very central to Chianti / Sienna and other wonders of Tuscany to explore. Close to the firenze-Siena beltway yet very quiet village. The 3 bedroom appartment is huge with high ceilings with wooden beams and very well decorated. Even fireplace in bedroom for winter visitors! It was also stocked by Sara with goodies for breakfast and basic cooking. Sara and her husband are very caring and wonderful hosts. Do not miss hikes nearby on Via Francescana and especially "le crete senesi" with unique postcard scenery. Colle Val D'Ersa nearby has a great centro storico with great crystal artists
We were 6 adults and had a wonderful stay in October at Abbadia Isola. Sara met us at the gate with the key and had stocked the kitchen with breakfast food and some other basic items. We had the 3 br/2ba apartment and loved it. It was beautifully decorated--some items were antiques left from when Sara's mother lived there-- yet the kitchen and baths were completely updated. We had no problem using the stove and oven and there were plenty of nice dishes and utensils. The location was beautiful and only about 1 km from a major highway so it was easy to explore Tuscany from there. Although we did not use the pool, it was beautiful. Parking was convenient. Sara was on site to answer our questions and to make recommendations about restaurants, buses, trips. She responded quickly to our texts, email and calls and could not have been nicer. I would highly recommend S.M. Abbadia!
We had the most amazing tuscan experience here. House is beautiful, relaxing, very clean and maintained perfectly. It looks much better than even you can see at the pictures. Sara is lovely, friendly and helpful. Perfect host you can dream of. We love the area of Monteriggioni and We would love to come back to Abbadia. The Tuscan Paradise.
The apartment was the perfect base for both our friends' wedding nearby and from which to explore Sienna, Monteriggioni and the surrounding area. The listing is accurate - the kitchen and living area are fantastic and exactly as shown and the three bedrooms each large and well furnished.
Sara was very welcoming - even without her voice which she had temporarily lost!
We had a wonderful time at the Villa! Sara was warm and welcoming and provided all the information needed to make us feel comfortable. The location is wonderful as a base for day trips to Siena, San Gimignano, Monteriggioni and many other fabulous hidden gems. We highly recommend this option for your Tuscan adventure!
Amazing, relaxing, a home away from home, clean, fresh, central location but in a lovely small village that isn't touristy.
Sara was a great host and had stocked the house with essentials such as milk, bread, wine etc. :) We had dinner at the local restaurant recommended and booked by Sara, which was wonderful. The central location makes it easy to get around Tuscany and you are only a 30 minute walk away from Monteriggioni along the ancient Via Francigena walk. There is no doubt in our minds that we will be back. Thank you Sara for your contribution to our wonderful experience in Italy.
We had a wonderful stay at Abbadia. The apartment was perfect, clean, 3 very large bedrooms & bathrooms and great dining area inside. Outside in the gardens there were plenty of areas to sit and relax and eat and a lovely pool area. The location is perfect for touring around to different areas and minutes away from the main highway for access to Siena, Florence, Pisa, Rome etc. Beautiful place and would love to return one day soon. Sara was a fantastic host!
