Comfortable, Fully furnished home/studio ready to live in style & comfort. Two options are available; one is the Studio listed for two. We also rent the upper 2/3rds of the home available for multiple guests over 3, accommodating up to 5 guests in 4 rooms. Please inquire for details in how we can best accomodate you.
We welcome your dogs, cats and horses. This isn't your Grandmother or Mother's B&B, rather it's rustic, downhome and casual. Yes, there's a pasture out front, old fencing, and some old piles of wood and such here and there. We're renovating and improving constantly, but believe a B&B is not about the place, as much as where it's located and the experiences you explore outside of it. We have the ambiance of a private patio surrounded by woods/nature. Now, bring your imagination, and set it free to explore history & beyond.
Come commemorate the Sesquicentennial (150th Anniversary) of the American Civil War with us and tour the National Antietam Battlefield a mile away!
Sanctuary Acres is a Bed, Bike & Breakfast and due to demand, have opened the upper half of the home to guests, to serve additional guests. We encourage you to bring your bike or arrange a rental. We can also make arrangements for horseback riding as well.
Enjoy biking/hiking/horseback riding the C&O Canal (under half mile) as well as touring by horse & carriage guided tours, Or, schedule a certified National Park Service Tour Guide to ride/drive along with you.
UPDATE:now with dedicated 20/30amp Power Service to allow RV's/Campers to connect power, as well as space for up to a 50ft RV/Trailer/Bus. Inquire for further details. NEWLY added regulation horseshoe pit for your enjoyment !
Set on 3.3 scenic acres upon on a ridge, your horses & dogs welcome (by advanced reservation.) This Studio has propane fireplace/heat, opens to a private brick/stone patio with stone fire pit. New Italian ceramic floors compliment the quaint 19th century decor, along w/modern amenities (robust WiFi, home theatre surround sound library, custom bath.) Enjoy our collection of Civil War History books, & DVD's.
Breakfast served each day for weekend guests, include choice of organic pancakes, yogurt waffles, hot or cold cereal, organic eggs, etc. Kitchenette available to self serve continental breakfast, lunches or dinner on the Patio with our Propane or Charcoal grill. Appliances include coffee maker microwave oven, toaster oven, electric can opener, assortment of dishes, cups, glasses, cooking utensils, etc.
Enjoy access to C&O Canal, shopping and dining in historic Sharpsburg & Shepherdstown.
The best way to experience Antietam Battlefield is by bicycle. The tour road is hilly in places but can be easily ridden by a moderately in-shape person using a capable 21 speed bike, of course you can always walk up a hill. The battlefield loop is about 9 miles long.
The C&O Canal National Park borders Sharpsburg. This 185 mile path follows the Potomac River from Georgetown DC to Cumberland MD. Here the terrain is gentle, and along the scenic tree-lined path you will find historic ruins, cliffs and caves, and some good riverside picnic spots.
Shady biking conditions make this trip a great option for hot Summer days. In the fall the trail becomes radiant with the colors of changing leaves. Via the canal, Harpers Ferry is about 12 miles each way from Sharpsburg. In Harpers Ferry there are several restaurants for lunch.

Our rentals are available to registered guests and include lock, water bottle w/gatorade, a rear rack. Please bring your own helmet for safety/sanitary reasons.

We're also just 20 mins to Whitetail ski Resort, Ft. Frederick State Park. Prices listed below include all taxes; for one night for two adults. Add $ 10 additional per night for weekends. Extra $45 per additional adult per night. Dogs, $ 20 per the weekend, $ 35 for week, . No charge for children under 10 after first nights stay, 10% discount for each additional night.
We strongly suggest Studio be booked a week or more in advance. Enjoy your relaxation & adventures at Sanctuary Acres !

Full access to Patio with Propane & Charcoal BBQ's, Horseshoe pit, full laundry privaleges, surrounding 3.3 acre, park like setting.
Propane fireplace is available, please inquire for details as it's seasonal ! Dogs are welcome, please inquire for details if you decide to bring yours, they love to run around in the front and back pastures !
Interaction with Guests
The Studio has a separate entrance and living area, allowing guests complete privacy so to interact at a minimum, or as much as they may please/need. It's up to you, the guest.
It's a rural, country setting, there's a bit of West Virginia "Charm" here & there, however
There are also open spaces (State & Federal Parks) including the C&O Canal along the Potomac River & Antietam National Battlefield as well a Devils Backbone County Park.
The Antietam National Battlefield is over 5,000 acre National Park with lots of trails to hike, bike or horseback ride. There's also Dam #4 Big Slackwater area. for boating, jet-sking along a lake atmosphere for the whole family.
There's dozens of historic sites/attractions within the Antietam National Battlefield as well. Inquire to learn more.
You can walk/hike/bike to the C&O Canal but may need a car, bike, motorcycle or horse to enjoy/explore further.
Bring any of the above and enjoy the region in any season !
Other Things to Note
Let us know of any preferences, special needs food allergies, etc & we'll work to accomodate for you. Our mantra's "Mi Casa es Su Casa !"
RULE #1: Relax, on over 3.25 private acres overlooking pasture. Escape the sounds & traffic of the city and loose yourself in nature. (1/2mile to C&O Canal and Antietam National Battlefield.)

Our host was very friendly and anxious to please. In addition, he was most generous in that a 'burger dinner including salad was provided upon our arrival. Clearly beyond what is expected at a b&b. As other reviews have stated, pretty much anything that we needed was provided in the room. The eat-in kitchen area was roomy enough, but lacking a real kitchen sink - we had to use the bathroom sink (located outside the bath) for both functions. The sleeping area was a fairly crowded with 2 sofas and a double or queen sized bed with memory foam mattress. We would have liked the house keeping to be better.
Shawn was incredibly helpful-- and patient!-- as we were delayed by traffic and didn't arrive until after 10. Despite the long day, he showed us around and welcomed us warmly. He has a lovely spread of breakfast items that really helped make the stay perfect.
He's a great host in that he knew when to make suggestions and when we wanted a little downtime/R&R.
The studio is very cozy and perfect for a weekend away. We didn't get to enjoy the grills due to the iffy weather, but the Bon fire pit was wonderful as was the propane heater in the studio. So cozy!!!
Shawn works hard to make guests feel welcome. He sent multiple messages before my arrival and had food ready when I got there. He also stocked the fridge with snacks, beverages and breakfast fare.
The property is a split level house, with the apartment being the lowest level that opens directly onto the back yard. Shawn was in the midst of multiple yard projects during my visit. About a mile away is a canal by the Potomac, perfect for walking, biking, horseback riding, whatever.
This is a rural area. The house is on a dirt road, along with several other houses. The surrounding area has lots of farms. The studio reminded me an old country cabin used by lots of different folks over the years, each one leaving some stuff behind. It's interesting and charming in its way. If you're someone who wants pristine lodgings that are modern and perfectly clean, this probably isn't your place. On the other hand, if you want a place in the country that is a bit rustic and near lots of opportunities to explore, this will fit the bill.
Very efficient wifi, and nice outside seating for dining. My dog and I enjoyed our stay.
The place well stocked with food and everything we needed for a weekend! It was so helpful to not have to worry about traveling around to get the basics! Also, the in house breakfast was great!
Shawn was also awesomely knowledgeable about the surrounding area and had great suggestions for places to eat and things to do. There were a number of things to do though the weather was rainy which was good. Definitely a nice place to get away to for a weekend-- quite pretty!
House was great, had all of the amenities needed for a quiet get away. We arrived during a snow storm (not recommend), but were met by Shawn and welcomed. Shawn had a full spread of breakfast items and went out of his way to make sure we had everything we needed. Thanks for the nice trip away!
My husband and I and our 5-month old son needed a quick getaway and Sanctuary Acres was incredibly accomodating for our spontaneous adventure. Shawn was kind enough to stock the fridge with delicious food items as well as leave us some burgers to enjoy on the grill for dinner. Our first morning, Shawn prepared a lovely pancake breakfast complete with eggs, fruit, coffee and juice. Our Basset Hound even got in on the adventure, as Sanctuary Acres welcomes pets. The bed is a hide-away bed and is most comfortable when set up on the actual bed frame, something we learned the second night. The shower is a bit tricky and after being sprayed only a few times, we figured out how to work it. Shawn's house is located in a beautiful area with tons to explore - C+O Canal, Antietam, Shepherdstown...we could have stayed another whole week!
My wife and I had a great experience. Shawn was very accommodating and really cared that we were taken care of and that we had a great time.

As an Independent writer/producer researching dramatic narrative stories for a supernatural thriller & historic project, it's helped me find my muse.
