The Space

Beautiful, fully furnished home/studio ready to live in style & comfort. We have two options available, one is the Studio listed. We also rent the upper 2/3rds of the home available for multiple guests over 3, accommodating up to 5 guests in 4 rooms. Please inquire for details in how we can make it work for you.

Come commemorate the Sesquicentennial (150th Anniversary) of the American Civil War with us and tour the National Antietam Battlefield a mile away!

Sanctuary Acres is a Bed, Bike & Breakfast and due to demand, opened the upper half of the home to guests, allowing us to serve additional guests. We encourage you to bring your bike or arrange a rental. We can also make arrangements for horseback riding as well.

Enjoy biking/hiking/horseback riding the C&O Canal, as well as touring by horse & carriage guided tours, Or, schedule a certified National Park Service Tour Guide to ride/drive along with you.

UPDATE:now with dedicated 20/30amp Power Service to allow RV's/Campers to connect power, as well as space for up to a 50ft RV/Trailer/Bus. Inquire for further details. NEWLY added regulation horseshoe pit for your enjoyment !

Set on 3.3 scenic acres upon on a ridge, your horses & dogs welcome (by advanced reservation.) This Studio has propane fireplace/heat, opens to a private brick/stone patio with stone fire pit. New Italian ceramic floors compliment the quaint 19th century decor, along w/modern amenities (robust WiFi, home theatre surround sound library, custom bath.) Enjoy our collection of Civil War History books, & DVD's.

Breakfast served each day for weekend guests, include choice of organic pancakes, yogurt waffles, hot or cold cereal, organic eggs, etc. Kitchenette available to self serve continental breakfast, lunches or dinner on the Patio with our Propane or Charcoal grill. Appliances include coffee maker microwave oven, toaster oven, electric can opener, assortment of dishes, cups, glasses, cooking utensils, etc.

Enjoy access to C&O Canal, shopping and dining in historic Sharpsburg & Shepherdstown.

The best way to experience Antietam Battlefield is by bicycle. The tour road is hilly in places but can be easily ridden by a moderately in-shape person using a capable 21 speed bike, of course you can always walk up a hill. The battlefield loop is about 9 miles long.

The C&O Canal National Park borders Sharpsburg. This 185 mile path follows the Potomac River from Georgetown DC to Cumberland MD. Here the terrain is gentle, and along the scenic tree-lined path you will find historic ruins, cliffs and caves, and some good riverside picnic spots.

Shady biking conditions make this trip a great option for hot Summer days. In the fall the trail becomes radiant with the colors of changing leaves. Via the canal, Harpers Ferry is about 12 miles each way from Sharpsburg. In Harpers Ferry there are several restaurants for lunch.

We're also just 20 mins to Whitetail ski Resort, Ft. Frederick State Park. Prices listed below include all taxes; for one night for two adults. Add $ 10 additional per night for weekends. Extra $45 per additional adult per night. Dogs, $ 20 per the weekend, $ 35 for week, . No charge for children under 10 after first nights stay, 10% discount for each additional night.

Full access to Patio with Propane & Charcoal BBQ's, Horseshoe pit, full laundry, surrounding 3 and quarter acre, park like setting.

Interaction with Guests

The Studio has a separate entrance and living area, so can allow them complete privacy and not interact at all, or as much as they may need additional guest services. It's all up to the guests.

The Neighborhood

It's a rural, pastoral setting, with lots of open spaces, including the C&O Canal and Potomac River being just over a half mile away. The Antietam National Battlefield is a 6,000 acre National Park with lots of trails to hike, bike or horseback ride. There's also Dam #4 Big Slackwater area. The Potomac River's been damned to create a lake recreation area for boating, jet skis, water skiing, etc.

There's dozens of historic sites/attractions within the Antietam National Battlefield as well. Inquire to learn more.

Getting around

You will need a car, bike, motorcycle or horse. Bring any of the above and enjoy the region !

  • My partner and I stayed at Sanctuary Acres for the month of August. We had a lovely time during our stay. Shawn is extremely kind and accommodating. He is easy to reach if you need anything and goes out of his way to meet any requests. If you enjoy the outdoors (hiking, biking, boating), this is a great location. The BNB is within 10 minutes of Antietam Battlefield and the C and O Canal Trail, and 20 to 25 minutes from Maryland State Parks, including the Washington Monument in Boonsboro. While we were there, we took advantage of the C and O Canal almost every day.

  • This place is a great inexpensive place to stay with plenty to do within a short drive. We spent a weekend here, rode our bikes throughout the Antietam battlefield, and explored Sharpsburg, MD and Shepardstown, WV.
    Here's the downside: We were told that we were getting a Studio apartment, something that was separate and to ourselves, and when we got there it was actually a room in his house. The studio was occupied by someone else. That bummed us out, we wanted to spent the weekend just the two of us, but we didn't raise the issue because we just wanted to relax.
    The upside: Besides the location, the house was clean and tidy, and Shawn was super sweet with us. He had food on the grill when we got there, offered us beers, and generally opened up his house to us. He wasn't around the second night, so, in essence, we had that studio that we were promised.
    All in all: We liked this place. We liked Shawn. While a talker, he's extremely nice and conscientious. The issue really was just that the place wasn't what was advertised.

  • If you are looking for the perfect mix of camping with the conveniences of a home/cabin, close in proximity to visiting Antietam, this is it! The unit is a room off the main home, which fully locks for your own privacy, and it has a living room, kitchenette, and bathroom/shower. Shawn had it very tidy for us, and in addition, left an amazing spread of yummy chocolates, fantastic grilling sauces and condiments, cold beverages, and breakfast items. We used the grill outside, and he even left us a firestarter log to use for the fire pit, which we lit up! (You will want to bring bug spray!) I believe the stovetop heater unit is outdoors, but we did not use that. The bed is a pullout sofa, which we slept on just fine, and Shawn provided all the bedding. He even showed us how to use the DVD player, so we watched a movie at night. Furthermore, we brought one bike, planning to rent one, but Shawn allowed us to use his and even filled the tires with air for both of us! We went for a long bikeride and enjoyed the C&O canal. The place can be a tad difficult to find, so be sure you get the exact address prior to arrival. Also, if you are planning to do any sort of cooking, be aware that the bathroom sink is the only sink in the unit. (Note the town only has an ice cream shop and a tavern.) It was no big deal for us, we just rinsed out items as best we could and left them to be put in the dishwasher (or kitchen sink) in the main home upon our departure. Finally, because you are out in the country, and very close to nature, you will see critters/bugs, and some dust and dirt. It’s a small price to pay for being “away from the city.” For example, we saw a rabbit hopping through the backyard while enjoying a meal on the patio! We had a dog with us, and she loved the running space and fresh air, too. Overall, Shawn is a super accommodating host, and we had a wonderful stay!
