The house is very well-located. Nicolo and his mom are wonderful hosts. We like the place a lot but unfortunately we had some issues while staying. I think the boiler was broken or nearly at the end of it's life.
First night was very cold in the big bedroom. I have been living in Europe for years and I know winter can be cold. But my friends couldn't stand it. To be honest the temperature was too low in the bedroom on the first night. I told Nicolo about it and he sent his mom to fix it the next day. But we can't get hot water in the morning. His mom helped and it worked. Same evening when we came back, heating was turned up in the rooms but the boiler died. No hot water in the house. We tried and gave up. So I switched the boiler off and tried again the next morning. It worked. We felt really bad that Nicolo's mom was worrying for us the whole night. I understand there might be inconvenience sometimes when traveling. Three of us were pretty relaxed about it. Luckily we all had shower the next morning.
I think if the boiler and heating are all set again. This house is a very nice place to stay.
Great communication with the host! the host was extremely helpful and allowed us to store luggage next door. We didn't meet him but was given briefing by an older lady (a relative). The ground floor apartment is very spacious with lounge room and kitchen downstairs. Master bedroom was very roomy, and a bedroom (2 single beds and sofa bed) with a shared bathroom upstairs. All amenities was provided as described, only thing is that apartment is slightly old and dusty around the corners. However, location is excellent and great value for the price!
This apartment in an excellent location - close to many of Venice's major tourist attractions, but far enough away from them to be in a non-touristy area, so that you can see the "real" venice.
It is a comfortable "homely" apartment, with a very large main bedroom, second bedroom and bathroom upstairs, and lounge room and kitchen downstairs.
Nicolò was an excellent host, very responsive and helpful. We loved our stay in Venice and hope to be back one day.
We had a wonderful stay! Half our group checked in early and the lady who checked us in was so cute and really took her time to explain everything. Excellent directions to the place and it was really in a great location. The place was huge with a large main bedroom and the other bedroom had three beds. Everything was great!!
We stayed for 3 nights in this great apartment. The listing and pictures are accurate, and Nicoló's mom Lucci was kind enough to show us around. The part we enjoyed most was the location. It is in a quiet street about 15 minutes walk from the Piazza San Marco, and was a good place to get away from the packed tourist areas. If you plan on taking a trip to Venice I highly recommend this apartment. There is a gelato shop nearby called La Mela Verde which had the most delicious gelato. If you are looking for an inexpensive fresh pasta meal lookup Alfredo's pasta to-go. Both of these restaurants are less than 5 min walk from the apartment.

We went to Venice as a family trip and four of us stayed at Nicolo's house for three nights. The house was spacious and very well equipped, not to mention beautifully decorated. The location was very convenient; a walking distance to most city attractions (San Marco, Rialto etc.) and a grocery shop. Plus, Nicolo was very kind and efficient in communications throughout our stay. I would definitely recommend this house for a memorable stay in Venice.

Had a lovely experience in this apartment. It was hot, but that's to be expected in Venice in July. The place was clean, the host was nice, and the location was fantastic! We were walking distance to many great sights and in a safe part of town. Stay there!
The apartment was spacious and suited our family of four well with two bedrooms, kitchen, bathroom and living room. Nicolo was excellent with his communication and sent us clear maps and information to get to the apartment. Nicolo's mother was welcoming and generously allowed us to leave out bags in her house next door as we had a late flight. This was much appreciated. The only down side was that due to the age of the building there is no airconditioning, only fans, so sleeping upstairs was warm in July.
We enjoyed our stay and would recommend this apartment.
This apartment was a great place to stay! It was on a quiet, out of the way street (which was nice at night to be able to get away from the crowds), but was only a few minutes from the lively Piazza San Marco. Nicolo's mother let us in and showed us around the apartment. She was very nice and helpful! There were also several maps, guides, and restaurant suggestions and directions left in the apartment that were helpful to us. One of the suggested places, Alfredo's Pasta To Go, was amazing! It is a tiny little place that was a little hard to find (as we figured out everything in Venice is), but it was well worth the effort!
