Cute well decorated cottage in the North Sea area of Southampton.

The cottage is located just about a mile from the Southampton Jitney stop on the 27 and from the Southampton train station and less than a mile up the road from the Southampton Village.

The cottage boasts a gated private front yard with lounge chairs, BBQ grill, beautiful lush garden, fresh herb garden and perfect for outdoor lounging from the late Spring to the early Fall months.

The cottage is an open studio loft style free standing house with a full kitchen with all the cooking utensils you will need. A full bathroom with shower and a sleeping loft as you can see in the pictures with a queen size bed Tempurpedic mattress (most comfortable mattress EVER!) The sleeping loft also has a window so it doesn't feel stuffy or claustrophobic up (email hidden) is a low ceiling loft that one cannot stand up in but it has plenty of room.

Please note that the main sleeping area is a queen size sleeping loft with two built in large side tables located up the stairs and above the living room it is a queen size but if you are very tall or not able to climb and descend stairs to or from a sleeping loft this probably won't be the right place for you to sleep while here. The sleeping loft has stairs up to it but you cannot stand up in it, it is a sleep log that you go up and crawl onto the bed. But it's very nice, comfortable has a window and two side tables and space on each side of the bed, very cozy.

The other sleeping option here is the Ikea Ektorp fold out sleeper sofa located in the living room below the sleeping loft. This is a perfect spot for watching a movie in bed as it's in the living room where the TV is. For those who know this is a VERY comfortable, if not THE most comfortable sleeper sofa bed on the market. The mattress is a mini tempurpedic style memory foam mattress. It is full size and fits 2 people very comfortably. This is an option if you do not want to use the sleeping loft. It is super easy to open up and put back.

WIFI and a flat screen TV with basic cable with Apple TV hook up! Just bring yours and your remote, no cords needed.

There are plenty of linens, towels, beach towels and extra pillows and blankets located in the closet.

Bathroom is equipped with a hairdryer, quips, cotton pads, shampoo, conditioner and shower gel.

Great heating in the winter months! Great AC in the Summer months! Please always turn off the AC when leaving, do not leave it on when not there please to conserve energy. :-)

2 Bikes are available to use while you are renting as well , a cooler with ice packets and plenty of beach towels.

Biking distance to Main St. in the Southampton Village (about 15- 20 minutes) and tons of great restaurants and shopping. Just a straight line down about 1 mile or so.

Minutes away from the most gorgeous beaches in America...Cooper's Beach (non-resident parking available here for a fee I think it's $40), drive your car or ride the bikes!

**During the summer season (May 15-Sept. 15 usually) parking fee's apply at most beaches from Memorial Day to Labor Day and there is no parking permit because permits are issued to the car and not a hanging placard that can be shared unfortunately. Road D Beach on Meadow Lane in Southampton has FREE PARKING! Get there early though during the summer months! Mecox Beach is for non-residents as well, but parking fee's of about $20 apply.

This will be a magical and private Hamptons experience with all the comforts of home!!

Fresh fish market and a liquor store and deli grocery store across the street!!!

Just on the corner is North Sea Tavern, open late serves dinner late (great food too) and great live music and great rowdy local crowd!


North Sea is a historic area of Southampton, NY. The cottage is located just behind one of Long Island's largest bodies of fresh water, Big Fresh Pond. It is also located about a 5-10 minute bike ride from Wolf Swamp Sanctuary, the Conscience Point National Wildlife Refuge, Scallop Pond and the North Sea Harbor. This area is one of the most beautiful and historic in all the Hamptons. It's where the English settlers landed back in the mid 1600's!!!

Please take out all trash to blue bins in parking lot. Recycling bins are in my yard next to BBQ 2 white bins for plastic, cans and glass and one white bin for paper, cardboard boxes etc. if you have an excess just put in a white plastic bag and leave out there, thanks. Please note that NO TRASH can be left in my yard, please take to bins in front lot. Please keep paper separate. Thanks for keeping it green and recycling! ️

Hi Welcome to my home which I live in but I travel a lot so I rent it out occasionally.
Some of my personal things are in the cupboards and drawers but you will have enough room for all of your things once you arrive.There is one entire closet just for you!.

Park where the metal dog sculpture is holding the no parking sign, this is my spot. It's located along the hedges on the right side in the lot in front of the main 2 story house that you can see clearly upon entering, not the shorter wooden fence in front of Unit #C. That is their parking for 1287 unit #C only.

My parking spot has a metal dog sculpture holding a NO PARKING sign, this is your spot. There is only 1 parking spot for my house. If you come with more than 1 car, you must park elsewhere. There really is no where allowed, but you can try across the street at the far end of the lot at the deli across the street or on the dirt area of Parrish Rd. next to Taps Bar.


In the winter months, please be sure to leave the heat on LOW upon checking in and out. The heat is propane heat and the propane will freeze in the tank if it is not left on low at all times. In the summer months, please be sure to turn off the AC when leaving, it will be much appreciated. Leaving the AC on while you are out will result in an automatic cancellation of your stay.


The Cottage is located behind the main 2 story house. It is private and totally gated and NOT their guest house but it is near the back of their home. Please keep partying and music and noise levels to a minimum and also not too late into the evening. Thanks so much!


Please take out your trash before leaving and rinse and put all recycling into the blue bin in the cupboard near the stove. The trash bins are located out in the parking lot, but recycling must be taken elsewhere so please don't throw out your recycling. Please just leave it in the bin in the cupboard next to the stove. Please be sure to rinse them before you put in the bin.
Please put recycling in a trash bag if you run out of room. you may store this bag behind the wood fence in my yard where the BBQ is located. Please be sure to rinse all items out so the raccoons don't go nuts! :-)

Joie's place was so clean when I arrived. It had an amazing backyard where she left bikes out to ride. Overall, it was the perfect place to stay for a quick weekend trip. We had our car so the beach was a 7 minute drive and was beautiful. Easy check in and out experience. Definitely, recommend!

Joie was a great host! She was very accommodating and offered to let us check out late. The place was a good size for 2 people. The kitchen was well stocked with your basic utensils/pans. The house is about a 10 minute drive to the village and supermarket. There's a liquor store and market across the street that has a good fish selection and they offer sandwiches and salads to go. A lot of beaches in the area require permits if you drive, but we got to Road D beach early and had no problems parking, and it's free! I definitely recommend this place if you're looking for a short beach getaway.

My husband and I, along with our two dogs, had a wonderful time at Joie’s cottage. It was the perfect space for relaxing when we weren’t at the beach or in town. In fact, we spent more time than expected staying in – cooking, dining and enjoying the fenced in yard. It was wonderful to have the privacy and security afforded by the fence so that our dogs could be free – coming from Manhattan, it’s not something we’re used to! I grabbed coffees each morning from Schmidt’s across the street, as well as their cucumber and feta salad to bring to the beach for lunch! We used the BBQ to cook Haddock and shrimp from Clamman’s one night, and beef and shrimp kabobs from Schmidt’s another night. We biked into the village for dinner twice with the bikes Joie provided – so much fun and very convenient. We tried different beaches each day. While we’d intended on taking bikes so as to avoid the hefty parking fees, we had too many things to carry. So, we found progressively more reasonable options starting with Cooper’s, Flying Point, Mecox, and finally, Cupsogue on our last day before heading back into the city. Overall, Joie’s cottage provided a wonderful opportunity to enjoy everything Southampton and the surrounding area have to offer. Joie was a great host, was responsive, and provided all the info we needed. The cottage is very clean and has the amenities and features that make for a great stay. We’ll certainly look to visit again.

Great location! My boyfriend, our furry pup, and I were beyond pleased with Joies cottage. Parking is super simple, the cottage will charm your socks off and the locations is perfect, especially if you don't mind a little exercise to getting around. We rollerbladed to North Sea beach (took the back route to be safe with the pup) and we made it there in less than 30 minutes time. The beach was pretty much ours to enjoy the whole day - very exclusive/private feel to it. It's a bit more rocky, but a little walk down the coast line and you'll find a sandy, smooth spot to settle in on. Cooper Beach was great on Sunday as well and an easy bike ride through town. We got lucky and ran into a small lemonade/bake stand half way through our ride on the way back - the prices were pretty hard to beat! Schmidts Fish shack across the street was phenomenal. We cooked up scallops and Halibut the first night and went with mussels + a shrimp pasta dish the second - so fresh!! They also have your basic tomato, garlic, avocado at the mart as well. The liquor + wine is right across the street. North Sea tavern was great for us on Friday, the bar tenders make a killer margarita + they serve some local montauk draft that is quite good as well if that's your thing. Definitely recommend, thank you again Joie!
