Our 1914 Craftsman home is just blocks from downtown Waxahachie and Nelson University (formerly SAGU). Private entrance to a large suite with a sitting area, kitchenette, workspace with WiFi, and a private bathroom.
Please be aware that our city has recently enacted a "Short Term Rental" ordinance and we are now required to collect and remit local Hotel Occupancy Taxes, which will be added to our nightly fee. Also, our room is licensed for 2 guest only, unless you have an infant.
The space
You'll enjoy the queen bed, private bath and quiet neighborhood. The room's decorated to fit the vintage vibe. The kitchenette is fully stocked with dishes, toaster, blender and many other necessities. Full refrigerator and microwave, along with a Keurig coffee maker with Community Coffee, and a selection of teas. Our sitting area has two comfortable wingback chairs.
We recently installed a split unit so that the room has its own HVAC system. You have control of the thermostat!
I do offer a returning guest and Nelson Univ (formerly SAGU) discount. Please contact me BEFORE you reserve and I'll apply the discount to the nights you choose.
When comparing prices, please remember that I do not charge a cleaning fee!
I do have a pack-n-play for those guests with infants. Just let me know that you need it.
Yes, there are trains in Waxahachie! I do not know of any property in Waxahachie that you won't be able to hear the them. I do have a white-noise machine for you to use.

The private entrance is equipped with a keyless entry lock. You are welcome to use our front porch swing or chairs. There is a tub of yard games and lap robes.

If you need us, just message through Air BNB or come knock on the front door. Otherwise, we won't pester you!

We offer a returning guest and a Nelson University (SAGU) discount. Please message me BEFORE you make your reservation so that I can adjust the nightly fee for you.
We launder all bedding and towels in hot water with bleach. All high-contact surfaces are disinfected using bleach and/or Lysol products.
We do have a dog and cat that live with us, however, they are never allowed in the room. Since the new HVAC unit in the room is not connected to our home HVAC, I don't think that any animal allergens contaminate the room. But if you have severe animal allergies, just please be aware of the animals.
We are an active family of four. We try our best to adhere to the quiet time as well.
