Thank you for checking out Amber Lake Cottage, a sunny and spacious lake front house in the Catskills. The house is about 100 miles from the George Washington Bridge, so it's great for a city escape. There are two bedrooms (sleeps 4 people total) and one bathroom featuring a rain showerhead with great pressure. The entire house has been imaculately restored/renovated with a mid century danish modern decor featuring pieces by Arne Voder, Finn Juhl, Warren Platner, Arne Jacobson, Ilum Wikkelso, and more. The home has been profiled in the NY Times and a number of design magazines. If you love to cook, there is a very spacious chef's ktichen with dishwasher, washer/dryer, and a large island with 4 barstools. A large dining table and a cozy wood burning fireplace to snuggle around while watching an HD movie with awesome surround sound. Outside you have Amber Lake to swim, boat, or relax in from our private dock. There is also a large outdoor grill, rowboat, and fire pit on site for your use. High speed WiFi is included and there is also a 42" TV and also an Apple TV that has a Netflix and Hulu but there is no cable/live TV service.

Nearby activities include skiing (about 40 minute drive), fly fishing (birth place!), regular fishing (right from our dock!), hiking (tons of options), cross country skiing (about an hour drive), snowboarding, snow tubing, and the general Catskills beauty.

The house sits right on Amber Lake. This is a private, non motorized lake. You can swim, fish, row boat, and, if the conditions permit, ice skate on the lake. While there is no public access to the lake, there are other homes on the lake so please be respectful of our neighbors enjoying the lake. Also, there are no life guards, so all usage of the lake is at your own risk.

The master bedroom has a queen size bed and the 2nd bedroom is a full size bed.

If you have any questions, please be in touch.

PETS ARE ONLY ON APPROVAL. Please let us know if you would like to bring your pet.

Please note that there is no air conditioning in the house. We have ceiling fans in the bed rooms and a couple of portable Vornado fans for the living area.

If you are looking for complete seclusion our home may not be the best fit. Generally it is very quite, but weekends (especially holiday weekends) tend to bring the neighbors out to the lake.

Interaction with Guests

We try to be available to you, but stay out of your hair as much as possible so you can have a quite, comfortable stay. We are not at the house when you are but we are available by phone, email, and text if you need us for any reason.

The Neighborhood

The area is quite and tranquil. Downtown Livingston Manor is a charming Main St. with lots of little shops and such to check out.

Getting around

There isn't any public transport in the area, so you will need a car to get around.

Check In
  • Stayed at Amber Lake for the second time this year, and had just as wonderful a time as we did the first. Even though there was still snow on the ground during our stay, the house and property are just as beautiful in the winter as the summer. Babak and Mark are great hosts, and maintain a wonderful home. I really appreciate their hospitality and the property. Allie and I look forward to coming back again!

  • The house was fantastic! Even better than the pictures and very close to the lake with an amazing view as others have said. My husband and I hope to return in the summer months. We would highly recommend this place to others for a relaxing retreat!

  • The house was absolutely beautiful, loved cooking in the kitchen. I'm a bit of a neat freak and was very impressed with how clean and organized the house was. Babka and Mark were very responsive and helpful. Will definitely visit again.

  • Such a beautiful weekend retreat! Babak was a very communicative and accommodating host making sure that we had everything we needed upon our arrival. The house is absolutely gorgeous! There was over a foot of snow on the ground and we were still able to open the french doors and watch the neighbors ice fishing while sipping coffee on the porch. Food wise we took a few groceries with us and went to Peck's Market in Livingston Manor for a few items we needed to make dinner. A very easy errand run not even 10 minutes from the cottage. It genuinely felt like a home away from home. We cannot wait to go back to Amber Lake Cottage in the Spring. It was absolutely wonderful!

  • House is beautiful and exactly as pictured. Babak was very communicative and called to check in with us once we arrived. We were there during a snow storm and Babak called the neighbors to make sure that we could get our car out the next morning! We'd definitely like to come during the summer- but it was serene and gorgeous in the snow as well.

We would agree with previous guests- shop before you arrive in Livingston Manor as the options in town are really limited and places close early.

  • The house was beautifully appointed in midcentury modern furniture and a stunning open kitchen with marble countertops. Wonderful view of the frozen lake covered in snow and flocked trees, a fire in the fireplace and plenty of light through large windows is just what we needed for the week in December! Babak was quickly responsive to any questions we had but the house is pretty easy. Would love to come back in the spring, summer or fall to take advantage of the large deck and outside more. Livingston Manor has a gourmet shop and a regular supermarket, but even better...coming soon is the Brandenburg Bakery & Cafe which has just closed in Jeffersonville and is moving to Livingston Manor on the main street in March!

  • we had such a lovely time here. can't wait to come visit in the summer months :)

  • My wife and I used the Amber Lake Cottage to take a long overdue honeymoon upstate and we loved everything about it. Babak was very responsive to our needs (although we didn't need much) and the home was a beautifully decorated space. We grilled almost every night since we couldn't do that in the city, enjoyed a lot of time near the fireplace, and had a much needed rest. If you're considering this Cottage, we think you should definitely go!

  • Arrived to the lake house on a rainy night and while the house itself was beautiful, I frankly did not know what to expect to see in the morning. Let me just tell you, I had a wow moment - the view of the lake from the house blew me away! We were much closer to the lake than we'd anticipated (based on the picture) so that was a pleasant surprise. The amount of windows and open lay out of the home made the space feel light and airy. It was PERFECT! Working on the large dining room table (which overlooked the lake) was inspiring! Cooking was too -- the kitchen is fully equipped with the necessities, and then some. The house, and its surrounding were super clean and well-maintained. I expected as much based on the pictures and reviews, however it is always nice when expectations are met and in this case, exceeded. We plan to return to the lake house sometime next summer so that we can enjoy the beautiful lake! Our only word of precaution is that the town's supermarket closes at 7pm every day, therefore if you are driving to the house after work and expect to cook dinner, you will need to buy groceries before you get into town otherwise you will have very few options. No biggie, however worth noting. Enjoy!!
