The Space

Molino di Sotto is a large stone built water mill, full of character in a special setting.

Recently renovated in a rustic style, the downstairs has a dining area and open plan kitchen, perfect for families or groups of up to ten people cooking and eating hearty breakfasts, ready to explore the Tuscan countryside.

The upstairs has three adjoining bedrooms. Two with double beds, and one with bunk bed and two single beds. There is also a private double bedroom on the ground floor. The bedding is flexible and can moved around to suit your requirements. The main bathroom with toilet is upstairs, plus there a separate shower room with toilet downstairs.

The Mill has an untouched, rural setting at the end of a rugged farm track, with a stream running alongside. The large outdoor dining area and BBQ is a very beautiful setting to enjoy al fresco evening meals surrounded by fireflies in candlelight.

An old water reserve acts as a great natural pool, which once fed the water to the mill. Electricity is solar powered, providing simple lighting and a few charging points, which makes it the perfect place to leave the world (and mobile reception) behind.

The nearby town of Paganico has a quaint square, coffee shop and one of the finest gelateria in Italy. The Mill is around 50 minutes drive to Siena, perfect to see the famous Palio di Siena. Other nearby attractions include the picturesque towns of Montepulciano and Pienza, cities of Pisa and Florence, natural springs, the beach and the mountains.

Rob and Carole Hasbury live in a cottage near the Mill and can offer as much or as little help with your stay as suits your needs. They can prepare for your arrival by filling the Mill with provisions, help with your BBQing adventures in the evening, or simply hand you the keys on arrival.

  • For the authentic off-the-grid experience, the Tuscan mill house is the perfect spot. Located next to a river and surrounded by wilderness, the place was a little bit of heaven for our two children aged 6 and 9. Rob and Carol could not have been better hosts - incredibly accommodating and helpful from getting hold of a doctor to organizing tightrope fun. The place is conveniently located for visits to Siena and picturesque mountain villages. We would come back any time!

  • Staying at the Tuscan Mill House was an adventure for our group. For starters, there is no wifi, which helped us disconnect from all social media and the fast pace of the outside world. The place is perfect for anyone looking to have an authentic "Italy through the back door" experience. The Millhouse is delightfully rustic, yet we had all we needed during our stay. Our hosts were very generous with us, ready to give us helpful tips on where to go/what to see in the area, and always available when we needed to reach them.

Rob and Carole Hasbury have been visiting Italy for months each summer to renovate a Mill House and Cottage near Paganico. They loved it so much they moved there permanently in 2012 and now rent out the Mill, which is finally finished! They know and love the local area and can recommend tons of activities for every type of visitor, whether you're looking for mountain walks, cosmopolitan city trips, wine tasting or simply swimming in the clear rivers near the Mill property. You will struggle to meet a more laid back and hospitable pair, that will mould around their visitors to suit their style. Rob is also a Mountain Leader and an AAP for Duke of Edinburgh's Award, the Mill grounds are regularly used for camping by schools on their trips.
