The beautifully renovated Boho House offers modern boho style and all the comforts of home, while The Parlor is a charming vintage guesthouse suite with its own character and old-world charm. The impressive Barn Loft boasts a one-of-a-kind 2,000-square-foot open-concept design that feels both spacious and private, filled with artistic touches and unique features throughout. Downstairs, the Bunk Room comfortably accommodates larger groups with three full-size bunk beds and additional twin trundles.

Guest access
Guests renting the entire property have access to the primary boho house, the parlor, the barn loft, bunkroom, zen den, outdoor bar, gazebo, outdoor decks, patios, sitting areas and many features on the grounds.
---> There are additional outbuildings on the property that are not included in the rental including our Innkeeper's Cottage, Garage and Art Shack.
***Only the number of guests permitted in each unit are allowed in that unit. All gatherings are to take place in designated areas including the zen den (tables and chairs are set up for group dining), the game room/basketball court in the barn, the outdoor bar and pavilion by the barn and most outdoor areas on the property. For example, please limit the boho house to only the 6 people staying in that unit, the parlor to those guests staying in that unit, and so on. If the entire group wants to gather, again, please adhere to the specific gathering spaces permitted. All 20 guests gathering or dining in the boho house, parlor or barn loft is prohibited.
Instructions for access, check-in, checkout and directions to the home are sent to the guests through Airbnb a few days prior to arrival by the property manager.

We do not accept third-party bookings. The person making the reservation must have a profile photo, be present at check-in, and remain on the property for the duration of the reservation.
2. Occupancy & Visitors
The maximum overnight occupancy is 20 guests. There are 5 additional trundle beds and each is $50 per night per person but must be approved by the owners and a resolution request will be made for the total amount if added. Only registered guests are permitted on the property. Any additional visitors must be approved in advance and there will be fees incurred due to insurance.
---> There are additional outbuildings on the property that are not included in the rental including our Innkeeper's Cottage, Garage and Art Shack.

Events or gatherings that include outside guests require prior approval, a signed event agreement, and an additional event fee for insurance purposes. Unauthorized parties or events may result in additional fees and immediate termination of your reservation.
4. Trash
For your safety and to help prevent wildlife from visiting the property, all trash and food must remain indoors or in the designated trash area at all times. Please do not leave food or beverages outside. When checking out please place all trash in our designated trash room.
5. Smoking
Due to the high wildfire risk, smoking is prohibited anywhere on the property from June through August.
During the remainder of the year, smoking is permitted only in designated outdoor areas using the provided ashtrays. No smoking is permitted indoors, and please do not discard cigarette ashes or butts on the ground.
6. Fires & Fireworks
Because we are located in a high fire-risk area, open fires, bonfires, campfires, and fireworks are strictly prohibited.
Guests may use the propane grills and approved outdoor propane fireplace only.
7. Property Safety
The property is fully fenced. Please keep the entrance gate closed to help prevent wildlife from entering the property.
8. PETS:
Dogs (no cats or other pets) are allowed in the Bunkroom and Barn Loft with a $150 pet fee, per pet with a 2-dog maximum. Dogs are NOT permitted in the Boho House or the Parlor. We do offer pet sitting services during your stay if you need your pets to be let out, walked, etc.

The property is a privately, fenced in 5 acres located in a small neighborhood on a private road. Everything a guest may need is a short and easy drive away, although you would not necessarily know this when at the home, because it is surrounded by beautiful pines.
While the property is magical there are many great local destinations to explore. Nevada City and Grass Valley both have charming downtown areas with shops, restaurants, theaters, and events within a 15-minute drive. The Yuba River is only 3 miles away. There are many lakes within an hour, and Lake Tahoe and ski resorts are just over an hour away.

Somehow after living in Los Angeles and touring as the band "Jason & deMarco" for almost 10 years, in 2013 we ended up purchasing a mini-farm in a little village called Leipers Fork outside of Nashville TN which we’ve called GratiDude Ranch.
It was by far one of our best decisions ever, although a very unexpected chapter of our journey. We often wonder how we ended up on a farm in Franklin TN!
Our vision was that GratiDude Ranch would bridge rustic charm with modern farmhouse style with our accommodations while also offering the community opportunities to gather over amazing and local cuisine, good wine and great music. Through our farm to table dinners, and our original Hillbilly Clue murder mystery dinners, along with special event opportunities, we have created this very brand that we imagined. We are beyond excited to be bringing that brand back to our West Coast roots, opening our second GratiDude Ranch location in Nevada City, CA on Lazy Dog. This location will offer accommodations at our Lazy Dog Retreat, which includes the main three bedroom, two bath, completely renovated farmhouse along with the amazing Barn Loft. Together, both spaces can sleep up to 12 guests. The farmhouse and barn loft can also be rented separately. We welcome small groups, spiritual groups and workshops, families and individuals. We will also begin offering monthly farm to table dinners, along with monthly "Rockabilly Clue" murder mystery dinners in the Spring of 2023. Private events can be booked currently. PLEASE NOTE: Private events must be booked OUTSIDE of all AirBnb bookings.

deMarco is a chef and has a background in the Restaurant and Hospitality business. He has a passion for Health & Wellness, particularly eating and supporting local farmers. He will be working directly with our Property and Event Manager for Lazy Dog. If one of our events isn't happening during your stay, we are happy to recommend great restaurants nearby.
We also run a non-profit called "SAFE" (Safe, Affirming Family Environment) where we serve foster children and other families in need through our programming. A portion of all of our events support SAFE.
