RENTAL RULES AND REGULATIONS ***** 5 Star Guest Suite
Accommodates 4 people comfortably. 2 in a queen sized bed - 2 in a sleeper sofa .
Accommodations: 1 Queen Size Bed * 2 couches * 1 kitchen area ( Refrigerator/freezer/ sink / microwave / Toaster oven/ Coffee maker / Toaster/ Dishes & glassware./ wine cooler. There is no full stove.
Washer & dryer (Shared ) 1 Private Bathroom. All towels & linens .Private entrance. Approx 960 SQ feet
CHECK-IN TIME IS AFTER 4 P.M. MST AND CHECK-OUT IS by 11 AM MST. Unless otherwise agreed upon
2. This is a NON SMOKING unit. You will be charged $500 for smoking of any kind. You will find chairs outside for smoking.
3. No pets are permitted for this rental unless agreed upon
DAMAGE/RESERVATION DEPOSIT- $500 through Air BNB refunded if;
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpster, and soiled
dishes are placed in the dishwasher and cleaned. d. All keys are left on the kitchen table and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO Early check-in or late check-out.
h. Parking passes are left inside the unit upon departure.
i. The renter is not evicted by the owner (or representative of the owner),
the local law enforcement, the security company employed by My Complex.
4. MAXIMUM OCCUPANCY- The maximum number of guests is
limited to 4 (Four) persons unless otherwise noted in your reservation
INCLUSIVE FEES - Rates include a one-time cleaning fee of $75. This insures the space will be be spotless
NO DAILY MAID SERVICE - While linens and bath towels are included in the
unit, daily maid service is not included in the rental rate. However it is
available at an additional rate.. We do not permit towels or linens to be taken from the units.
8. RATE CHANGES - Rates subject to change without notice.
9. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental
money, and the party will not be permitted to check-in.
10. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must
be approved in writing in advance.
11. PARKING PASSES - Parking passes are located inside the unit. Renters
must display parking pass on the rear view mirror at all times. Failure to
display may result in towing of vehicle at renter's expense. Leave the
parking passes inside the unit upon departure.
The plumbing system. Our home is 111 years old and has a delicate plumbing system. Please observe the placard that is in the bathroom and use only the toilet paper provided. As well, please do not flush anything down the toilet besides toilet paper.
Acts of God. We cannot control the weather. If your flight is delayed or cancelled by weather, we cannot make refunds.
We look forward to your stay. We will make every consideration to make your accommodations comfortable. The guest suite is very private and quiet. The space is yours to use. We do have a bell system to announce when we will be entering the guest suite. This would be to do laundry once a week or so, or to access my work shop. WE almost never have to enter the guest suite as we do our laundry between guests.

Welcome to Boulder. Why stay at this listing?
Location, location, location...
As well, we are a legal rental. Caveat Emptor: Boulder is filled with illegal rentals.
We are right in the heart of Downtown Boulder only two blocks from Pearl Street.
You can walk for coffee and dinner. No car is needed. You can take the AB bus directly from Denver International Airport to the Boulder bus station. It is then an easy walk to the property.
Also, our guest suite is a 100% private space.
