The Space

Guests rave about this lovely bedroom-bathroom suite above the three-car garage, which is a building apart from our home. The bed is queen-sized and comfortable. Spotless white berber carpet cushions the bedroom/sitting area, and the bathroom has a marble floor, sink and shower. Guests control the central heating/air conditioning to their preference. Interior stairs lead up to the space and can be accessed from an exterior door or from the enclosed garage.

If you are here for a while and can pull yourself away, a 40-minute car trip north to quaint Fernandina Beach is a fun trip and involves a historic drive-on ferry ride to cross the St. John's River to the next barrier island. The views of unspoiled wetlands, beaches and tree-lined roads along the way are spectacular!

A half day trip to St. Augustine, the oldest continuous city in the nation, is another beautiful 40-45 minute drive in the opposite direction.

We're a unique beach and town environment all within walking or biking distance. Interesting shops and restaurants are found two blocks away at the Beaches Town Center. You'll find details about that area in the Guestbook area of this site.

In all honesty, August is a hot month unless you are acclimated to the humidity. On the other hand, the beach, delightful swimming and ocean breezes add up to lovely weather most of the year. Just relax and enjoy.

The wifi signal does not quite reach the inside of the suite. Guests can receive the wifi at the table and chairs just outside the suite and in the conservatory located in the walled garden on the other side of the pool. Several coffee shops and restaurants a block or two away provide free wifi as well.

Guest Access

A mini refrigerator and coffee maker/coffee are included.One men's bike and one women's bike with basket is provided and the streets of the neighborhood and nearby commercial center make for nice biking. Beach chairs, beach towels, umbrella, etc., are also provided. Guests may park their car in the extra bay in the garage and will be given an automatic garage door opener to drive in.

Interaction with Guests

Interaction with guests include meeting upon arrival and departure. Guests may choose to access our walled garden or come and go privately via garage door. We are always available when needed and happy to answer questions and interact with guests, yet we're very respectful of guests' privacy and personal wishes.

The Neighborhood

We're located in a nice residential neighborhood, on a pedestrian street that runs parallel to the ocean. A walk from the suite to the beach is a matter of four or five minutes stroll. Atlantic Beach is the best in terms of beauty and room to indulge in Northeast Florida, The swimming is devine!

Atlantic Beach Town Center is an easy two-block stroll away, where you'll find just about anything you would expect in a beach community plus more. One Ocean Resort, a world class hotel, is located on the beach two blocks away from the suite. Check out their website for pictures of the beach and ocean.

Getting around

The stores, shops, and the restaurants of the Beaches Town Center are a short walk down the pedestrian street, about three blocks away. Many people ride bikes there, as well as to the nearby parks where bike racks are provided. A public trolly and bus stops within walking distance to access other communities.

  • We had a WONDERFUL time at Kathy's place! The walk to the beach took under 2 minutes, & a ton of great restaurants (Guacamole at The Flying Iguana!!!) were just a couple blocks away. Kathy was very helpful with directions & making sure we had everything we needed. I highly recommend this lovely place...can't wait to get back someday!

  • My wife and I were in Jacksonville for a weekend event and decided it would be more fun to find a place near the beach instead of staying in town. Kathy's beach suite fit the bill perfectly!

    The unit is only about a block away from the beach and a few blocks from several great restaurants and boutique shops. Beach chairs, sun umbrella, and towels were provided by the host and put to good use. My wife and I also took time to ride the host's bicycles around town and found it was a great way to explore the area.

    We really did not spend a lot of time in the beach suite, but it was as nice in person as it appeared in the Airbnb photos. The unit was very clean and didn't have any musty smells like so many other beach units do. Muffins, bananas, and coffee were available in the morning.

    Overall, we were extremely impressed with the host and beach suite. If you're planning a trip to Atlantic Beach or Jacksonville, I highly recommend spending a couple of days here. Thanks again to Kathy and her husband for making our stay so nice!

  • My friend and I stayed there for a week in june and the place is just fantastic. It is a very lovely place and the town center and the beach around are all we could ask. Kathy as been a great host and we recommend it to anybody looking for a nice little vacation in Atlantic Beach

  • Sadly, I it’s necessary to post my first negative review of an airbnb host as a courtesy to my fellow travelers. I wish this weren't the case, but unfortunately Kathy is not a trustworthy person, and I feel it's my responsibility to warn other airbnbr's that, however excellent her property, Kathy herself cannot be trusted to uphold the integrity that we count on as airbnb users. The situation was this: I fell ill shortly before my check-in date at this rental, and couldn't make my trip to Jacksonville. I informed Kathy of this 36 hours in advance of my check-in time. I explained that I did respect the 5-day cancellation policy, but that I was hoping she could relist the property in time for the Memorial Day weekend, so that I might have a chance at even a partial refund. Kathy ignored the emails that I sent (both through airbnb and to her personal account). Her sole communication to me was a brief text informing me that she couldn't be in communication with me because she was travelling; it ended with the sign-off "Later." When I tried reaching her after the holiday weekend, thinking she might have relisted, she again spurned my communication and said she couldn't speak with me because she was again (or still) travelling. She referred me to airbnb for resolution and asked that I not be in touch with her further. Worse, she lied her communication attempts, and couldn't provide any documentation that she had indeed attempted to be in touch with me. In addition, she falsely accused me of bothering her with multiple phone messages (I called once). I explained to her that while it isn't a host's contractual obligation to help a sick guest, she was indeed obligated to communicate with her guests, or to designate a person if she herself was not able to communicate. I also explained that, if communication had been possible, I could have understood her intentions about relisting (or not), and perhaps made the rental available to one of the women in the party I was supposed to attend, some of whom were looking for a place to stay as our venue was full up. I thought it reasonable to suggest that she and I split the cost 50-50 for the lost weekend; she would pay for one night, and I would pay for the other. My attempt got nowhere: she refused even to address refunding me for the $50 cleaning fee. It became increasingly apparent to me that Kathy had purposely refrained from communicating with me in the interest of securing two nights' lodging without the inconvenience of a guest. As my guest reviews will attest, I am a responsible and respectful renter and long-standing good citizen of airbnb, who deeply regrets having to post this notice. I am an enthusiastic and loyal member of this community and will certainly remain so. But on this particular listing and its host, caveat emptor.

Likewise, they can be sure I'll meet my responsibilities to them to ensure that guests enjoy our property with the features, amenities and more that is listed on the site. Our guest suite is very popular, and I have enjoyed the pleasure of it being rented to many friendly people in the past and very much look forward to those to come in the future.

  • Kathy's place is a perfect couples retreat. My husband and I had a most relaxing weekend. Everything we could ask for was in walking distance and the town is just charming. We enjoyed a wonderful morning ride on the bikes provided and we were just across the street from a beautiful beach. We were provided with fruit, muffins, coffee and tea in our room. The only recommendation I could make is more wash cloths and perhaps some plastic ware for stirring coffee or eating items brought back to room. Kathy and her husband were gracious hosts and although we knew they were available if needed, we were not even aware that we were staying on someone else's property. It was very private and quiet and we were left to enjoy our space and privacy. Thank you, Rebecka and Gary

  • The experience at Kathy's beach suite was outstanding. The accommodations were wonderful, and the property was very beautiful. The location could not have been more perfect - an easy 5 minutes walk to the beach, restaurants and shops. Downtown Jacksonville was 35 minutes away. Also the accommodation comes with the use of a garage which was most welcome in the Florida sunshine. A great location and wonderful hosts.

  • Wow! What an amazing place. The space is perfect and we could not have asked for anything more. Hugh and Kathy were very welcoming hosts and provided us everything we needed. What they don't show you is how amazing their property is. We walked to dinner and starbucks. It was perfectly located. We will certainly be back.

I'm a lucky and happy person at this stage of my life. My children (two girls) are grown and married, I am retired from a real job, and my husband is finishing up the last five years of his. We like movies, dinner out, and traveling. I like active vacationing such as bike riding in some beautiful countryside. (The exercise justifies later indulgences.) When at home, let me have blue skies most of the time, beach walks, a little swimming, family, friends, my dog, and I'm a very happy person.
