Newly Remodled 3rd floor, 2 story unit with incredible beach views. 2 Private Bedrooms, one upstairs and one down, 2 full baths and a 1/2 bath powder room. Custom built furniture with a pull out queen bed and a great futon if needed. Easily sleeps 6.
On site is an acitivity coordinator with both adult and children's activities throughout the day. Kayaks, boogie boards, bikes (with helmets), games and books all for FREE on the property. Mayan ruins are with in 100 yards so no need to wait in long hot lines. The beach has a sand barrier preventing big waves on one section of the beach, perfect for little ones. Food and drinks may be ordered and delivered right beside the pool. There is even a swim up bar with both adult and kid drinks. My children had the time of their lives here and can't wait to return. Not to worry if you don't have kids you have all of this plus an adult only pool.

Our attention to the guest is our primary focus since our reputation depends solely on client satisfaction. That's exactly why we try to be in communication with them at all times and ensuring they have everything they need to make their vacation a memorable experience. The operators of the property are available by phone, email, text or however the guest prefers to contact us.
The location of this beautiful house is in one of the most sought after residential areas of Playa del Carmen. Playacar Phase 1 is an exclusive guard gated community with 24 hour security, and the home is located in a quiet neighborhood within Playacar, surrounded by green areas, close to shops as Oxxo, boutique restaurants, bars, a bakery and Starbucks – all within walking distance. If you want to visit 5th Avenue or other parts of Playa del Carmen, taxis are available for those who don’t feel like walking.
The neighborhood is surrounded by many more exclusive condominiums and luxury homes. It is very close to the Paseos del Carmen Plaza, where you’ll find many clothing stores, restaurants and jewelers. It is also located near the ferry terminal to Cozumel, so you can easily take a day trip to the island and experience one of the more interesting areas in the Riviera Maya.
Most places are a reasonable walk from the property but taxis are easy to find and quite inexpensive – for most places you want to go downtown it will cost less than $5 USD.
Other Things to Note
You get free access to Reef Club as a guest of this property. You can also receive a complimentary day pass at The Fives Hotel or free chairs and umbrellas at Wah Wah Beach Club as a guest of Iris.
This house is designed for vacations, we expect respect, fair conduct and care of the property.
As rules during their stay ...
* Use air conditioning with doors and windows closed, the air conditioners do so may break down and dripping water on furniture.
* Before leaving, turn off lights, air conditioning, and lock the property.
* Do not throw toilet paper inside.
* Beware of the water.
Great location, but far from a practical source of provisions to stock the condo. Would recommend renting a car or a driver to go to popular mall for all your food, booze and supplies. While there, get a few hundred dollars worth of Pesos from the bank machine. The tourist action is a mere 2k from the condo (Sunset Fisherman's is the name of the 'resort' and it's in Playacar - tell that to taxi at airport) but all cash machines dispense USD. You can buy with USD but merchants charge you an exorbitant exchange rate and give you change in Pesos. Be prepared to walk a lot if you want to explore town. The most direct route out of Fishermans is to exit lobby and walk straight past the Mayan ruins in front of building then follow path through gates and paved roads to gate at entrance of the gated residential community in which this condo exists. You'll save yourself a good 1/2 k. The condo is 1 of 40 privately owned units among a total of 104 units. The other 64 are time shares. The time sharers get more privileges from management than the private condos. All 40 are managed by a Mr, S. And I didn't see him once. There were no instructions in the condo regarding how things worked, what to do if there was a problem and the access to food situation. The hey need to work in this. If you can speak decent Spanish, you'll get by because everyone is very nice. But don't be bashful. Demand service from anyone who will listen as far as problems go. If you run out of towels , just ask for more. You are not entitled to daily maid service, but you will need towels every day. Aracely and Leah just have to be more clear on how things work once you are there. And they need to make sure the renter gets almost immediate response to serious problems. The safe was broken in the unit. A nice guy came to fix it, but it clearly was in-fixable. Then we were stuck with figuring out what to do with passports, iPhones and cash. Fortunately, I wasn't bashful and used the safe deposit boxes down in the lobby. But that was a real pain in the butt. As for an event coordinator, forget about it. They have a concierge there but that is just for the very over-priced touristy activities and destinations some of which are 20 - 50km away. You don't need them if you want to do those things. Take my advice. Go to the Chaka Tun ceynote a mere 8km outside playa del Carmen. Nobody in the lobby even knew about it and it was great. $70 for me and my 2 girls, gear and guide included. Totally not tourist. Forget the ceynotes turned into Mexican Disneyworld. Keep it local. I could go on, but I won't. I recommend this property, but A and L...
Hola! El depto impresionante, muy agradable, tal cual las fotos (aunque algunas persepectivas lo hacen parecer mas grande de lo que es), pero eso no afecto nuestra disfrute!
Era todo lo que buscabamos! La tranquilidad de la playa y del condo en general, en un barrio muy muy lindo y a pasos del centro de Playa!! Solo dos detalles importantes que deberian de solucionar para que sea 10 puntos... en el baño de arriba no siempre habia agua y las veces que habia no siempre era caliente... y en ese mismo baño habia un olor muy feo a caño..... Por el tema del agua, el servicio de mantenimiento se mostro muy dispuesto a solucionarlo, aunque no siempre pudieron... Por el tema del olor..... nada que hacer durante nuestra estadia. Espero que puedan solucionar esas dos cosas para que no haya nada que decir! Me encantaria poder hospedarme ahi mismo si vuelvo a Playa!!!! Muchisimas gracias por todo!!! The location of this quaint (60 rooms) resort is perfect! It is right in the middle of a very residential area that is delightful to walk through on your way to 5th Avenue. Safe day and night. The beach is the best - very long - and beautiful sand. The beach furniture at this resort gets a "10". They have cushioned furniture, beach lounges and lounge beds. Lots of throw pillows too. The pools are great for hanging out, sitting, watching the waves and relaxing. They are not the best for the athletic swimmer as they are not really large but, they all connect and make a great place to hang out. I understand that the units at this resort are going through an upgrade and that will be quite welcome. Lots of repeat vacationers here. Some have been coming for 16+ years to the same resort. There are some owners, time share owners and just repeat renters. We had an issue of confusion on dates between the owner and the rental company and I must give out a great big thanks to the owners for handling things very professionally and the rental company was proactive in making the necessary changes quickly. Thumbs up to this part of Mexico and this resort! We like quiet relaxing locations with things to do at walking distance. This was the perfect combination.
We were a group of 5, that needed a place last minute. The condo is in a time share complex that is starting to show its age. The condo is large, sleeps 6 comfortably and has huge balconies. The views are absolutely spectacular. Unfortunately we had to call maintenance 3 times in the 36 hours we were there. Twice for a broken and leaking toilet in the downstairs bathroom, and once for a large flood in the master bathroom caused by the air con. In addition the downstairs bedroom window does not lock, and faces a hallway. Anyone walking by could open the window and gain easy access to the condo. We were able to construct a window lock using two cutting boards- not the kind of project one wants to deal with when on a vacation.

We really love our stay there, the pool is nice, the beach is really beautiful, and is very secure, we will definitevily go back!!! We loved it!!!
my husband, mother, 3 year old son, and i stayed here for five nights. it is a beautiful condo with great pool and beach. loved lounging on the beach beds. free kayaks and snorkeling gear. perfect location. easy 30-45 min drives to yal-ku (highly recommend), cenotes and ruins. easy stroll to convenience store and pedestrian shopping/eating area. would definitely go back!

Playa del Carmen is located very close to beautiful places like Isla Mujeres, Cancun, Cozumel, Tulum and a few more hours, Holbox and Bacalar.
Playa del Carmen becomes fun at all times of the year, the carnival in February, Party DJ's such as BPM in March and January, wine festival at various times of the year, national day in September, contest costumes halloween in October, the wonderful Jazz festival in November or traditions of life and death, and finally the celebration of the new year which is one of the biggest parties in the world.
My other good thing is that i have an excellent relationships with many of the bars, restaurants, beach clubs and attractions around town, so i can help in those areas as well, my goal is to help make your vacation amazing and make you eager to return to see us again in the future.
