Large 6000 square foot living space in restored barn. If you like open, airy loft living, this is your property in the country. 2 large master bedrooms, one with Jacuzzi, 1 smaller bedroom and 3 unique bedroom/baths each located in a converted silo. Large kitchen with professional appliances, dining area, fireplace area, living room. 600 square foot deck overlooks a 24 acre private lake. Gunite pool. The property has many trails for hiking, and there is the opportunity (under a separate arrangement) to participate in a working cattle ranch featuring grass fed beef.
Located 5 miles from the Town of Litchfield, the property is in a very private area and is in the midst of a 700 acre grassfed beef farm ((website hidden)). Surrounding the farm are 2000 protected acres of the Waterbury Water Company. Litchfield is a short drive away and features numerous bars and restaurants, museums, nature preserves, antique shops and general sight seeing opportunities.
The Barn is about 2 hours drive from both New York and Boston. The city of Waterbury, CT is about a 15 minute drive away, and from there you can take a train or bus to New York City.
There are no other properties of this size in the Town of Litchfield and few others this size in the state of Connecticut. The farm it is in is one of the largest cattle ranches in Connecticut. A working farm experience is available at an additional cost, depending on group size and how involved you want it to be.
Please not that from June 15 through Labor Day and over Thanksgiving, and Christmas, we have a 7 night minimum stay.
-The person renting the house and signing the lease at check in must be at least 27 years old.
-We reserve the right to ask for names and addresses of all the people who will be staying at the house.
- No smoking inside the house
- No pets allowed unless approved by owner
- Signed rental agreement required prior to or at check in.
-Check in is at 4 PM and check out by 11 AM unless special accomodations are made at the time of rental.
-Check in must be made by 9 PM on the date of rental.
- No loud music
- House when left needs to be "broom clean" (no large messes on floor or in house, trash placed in outdoor receptacle, dishwasher loaded and run) beds stripped and linen and towels put into laundry bags provided and left in the laundry room. Perishable food removed; appliances left in clean condition; windows closed, lights turned off. Furniture returned to original position if moved. Counter tops and tables wiped down, Floors swept/vacuumed/mopped if necessary.
The barn was exactly what the group was looking for. Kitchen was complete with most the necessary tools to whip up delicious meals for the two nights. The farm was located near a beautiful lake which the group walked around. The house was comfortable and John was helpful and quick to respond. The only negative was that it took awhile for hot water when showering. Thank you john.
John was very welcoming. He met us upon arrival and oriented us to the place that became our "2014 Christmas Barn." Having 6 bedrooms plus the massive living space on the main floor of the barn made it possible for the family and guests to be together, and to spread out and have some space when needed. With the fireplace, our decorated Christmas tree in the corner, and flexibility of space and furniture, it worked beautifully for us. The facility itself could use some updating - which is why I rated it at "great." Our experience there, however, was "fantastic."
John and family were wonderful hosts. The property can't be beat, especially for New Yorkers with kids who don't have a lot of space. There are endless things to do, both inside and outside. The kids never got bored- there's a nice fireplace, a piano and a huge common room "dance floor." And outside there are endless possibilities for fun. The hikes to the lake were beautiful and doable, even for 3-year-olds; the trip with "Farmer John" to feed his cows was a HUGE hit. We'd definitely go back.

The short truth about his property:
The setting of this barn is amazing. Photos cannot so the view justice.
The barn itself, however, including bathrooms, main room, and deck could have used some TLC - the barns interior is not as nice as the photos depict. Rooms not depicted are sub-par. Not here is a group bathroom in the silo that is just gross (worse than a camp bathroom). Water temperature at the barn was not regulated (showers were freezing or scalding). Also note, the neighbor lives about 300 yards away and was annoying and bothersome. He came over and disturbed our enjoyment of the property.
The owner was not responsive to our issues - did not even apologize.
(i.e. Owner, without apology, had the yard mowed at 6:30 - 7:00 am on Saturday morning - woke everyone of the guests.) Owner did not address the water temp issues - still charged us full price ... Despite the fact that we could not shower. He did not even care that a guest was hurt by a hazard on his property - in fact, the owner had harsh words for us renters when informed someone fell.
In short, I'm glad we tried it out ... But we will NOT be going back due to the condition of the house, the angry neighbor, and the less than friendly owner/renter.
we really enjoyed our stay at the barn in litchfield! the space is true to the photos posted. it was a perfect escape for a big group of us for a 30th birthday party. the barn is incredibly spacious. we spent a ton of time on the deck and by the pool. the living area and dining area is huge and great for big groups. the house is on a huge field with beautiful private lake. would definitely come back! the check-in and check-out process was very smooth.

I grew up on this farm, spent 30 years on Wall Street, and moved back here full time in 2006. In addition to managing this property (and 7 other longer term rentals), I'm a full time farmer with 160 grass fed cows, some pigs, and some chickens on the farm.
