Come stay with us in this traditional tenement building close to the city centre. Waverley station is only 10 minutes walk away. Most tourist and entertainment venues are within walking distance and you will not be short of restaurants, shops and attractions in the area. Virtually every bus route runs either past the door or within 5 minutes walk.
The flat has three bedroom and is occupied by the owner and a flatmate but we have a spare bedroom with a kingsize platform bed so come enjoy your stay with us in this convenient location. You will have access to the kitchen, bathroom (with bath and shower) as well as our shared living space.
The room is suitable for one, or two at a push and, in addition to the raised bed, accessible through a fixed ladder, there is also a writing desk, a chair and a wardrobe for storage. It's on a main road, so you should expect some traffic noise.
As we live here, we can advise on where to go, what to do, where to eat, dance, walk, enjoy shows, etc. So book your trip now and experience Edinburgh with the locals!
The flat is gay friendly and we are able to offer discounts for stays of more than a week - contact us with your dates and we'll send you an offer. If you are not planning on staying more than a week, go ahead and book if the calendar shows your dates are available.
You will have access to all the areas shown in the photos. I do also have a private study / living area which I will ask you to respect, mostly because it is very messy!
Interaction with Guests
I am away for work quite a lot so you may find that I am not around during some or all of your stay. I'm still able to accommodate most reasonable arrival times but it's best to let me know at the time of enquiry if you are planning on arriving earlier than 11am or after 9pm. If you are looking for lots of interaction, do check if I will be around before booking. I enjoy spending time with guests when my schedule allows it.
As this is a flat share, we encourage you to clean up after yourself and be respectful towards other occupants. Nothing more, we're pretty relaxed. We welcome guests from all backgrounds, sexualities and gender identities; and expect you to be the same.
We provide tea, coffee and milk for your use in the kitchen. Please do help yourself to this at your convenience. Breakfast is not included but you are more than welcome to make you own or indeed use the kitchen for any meal.
Eric is amazing ! Really easy to reach and very friendly. The flat is perfect to visit Edimbourg. We stay 2 night. Very good location (close to old and new town) , free parking around (albert street for example), flat very clean (big bathroom with good shower and the room is very cosy). Thank you again Eric for your welcoming.
It was such a pleasant experience staying at Eric's place, where is only around 15-minute walk away from all major attractions in the city.

Eric is very good bubbly person. I like his place very much. Comfortable huge bed on the second floor is amazing! You can feel yourself like home in this pretty house with millions of doors. Hot water, comfy sleeping room, wonderful living room with the piano. The place is really close from the town centre.
A very comfortable and original room and apartment. The location is also very appropriate since you have the city centre at walking distance.
When we first saw the pictures of the high bed on the Internet we thought it might be a bit “dangerous” to sleep two people there if the mattress was small... Fortunately, the mattress is more than enough for two people and a metal rail has been added in the border of the bed that will avoid any fall.
We did not have the opportunity to meet Eric but he was very attentive from the distance and Emma replaced him as a pleasing host.

Great place! Eric was a very friendly host (although I just got to meet him on my very last day, unfortunately) and the flat was really cosy, clean and, indeed, quirky. The place is also within walking distance to most of the city's main attractions and to the Waverley railway station - so no need for buses or taxis, which is great. Also, there are a bunch of good and cheap options of cafes and small restaurants for night time snacks around the place. Would definitely come back.
My stay at Eric's place was very pleasant. The flat is just as seen on the pictures and Eric is an amazingly welcoming host. I very much liked the convenient location that allowed me to be all about Edinburgh's old and new town without needing Bus or Taxis. And the neighborhood is plastered in restaurants and cafes, which Eric can recommend to you.
Just mind that there is a major road in front of the flat; so if you are a light sleeper like me, have earplugs available.
Overall I can absolutely recommend Eric's hosting.
I do also provide earplugs in case you need them. A few months before Marco came to stay, the window in the guest room was upgraded to double glazing which is rare in properties of this age in this area due to World Heritage status restrictions. It has made a significant difference but I understand and make no secret of the fact that some traffic noise is audible.

I'm in my early 40s and work in the internet industry. I enjoy travelling (mostly European city breaks), techno music and spending time with friends, as well as cooking vegetarian food. I spend quite a bit of time away for work so when I come back, I like my home comforts. Have started playing the piano again recently after a 30 year break. Ouch.
