600 acres, two homes and over 6 miles of trails all to yourself!! Bring your ATVs and ride all day, feed the koi fish at the pond or hike up and enjoy the mountain top dry cabin that over looks the whole valley. At the Lodge go swimming on warm days or soak in the spa on the cold ones. Once the sun goes down, gather around the fire pit or relax inside with games, pool table, foosball, poker & video games. You will not want to leave when it's over.

The space
The main house has three bedrooms (1 King, 1 Queen and 3 sets of bunks), 2.5 bathrooms and three large living rooms. One living room is on the main level, one in the upstairs loft with a pullout queen sofa bed, game table and office space. The largest living room is in the basement with a pool table, foosball, poker table, video games and television. There are two twin cots in the basement.
The guest house is a two bedroom one bath with a full kitchen and living space. There is one king bed, twin bunk beds and a queen pullout sofa. Please note the guest house is about 300 yards from the main house.
Grace Springs has about 600 private acres with 6-7 miles of trails. A cute little day cabin sits at the top of the mountain over looking the Appalachians mountains. Its a great spot to read, meditate or just relax for a few hours.
The pool is open from about May 1st to October 1st. Weather dependent. It is not heated.
THE HOT TUB
We have a hot tub as an amenity that we would like each group of guests to be able to use and enjoy appropriately. It will be accessible year round. However we have had too many people trash the hot tub and ruin the visit of incoming groups so we unfortunately have had to implement hard rules.
There is Absolutely NO FOOD and DRINKS (this includes beer and all alcoholic drinks)
No Hanky Panky
No kids under the age of 15
No more than 6 people at a time
The biggest problem has been kids so again the hot tub is NOT for kids. No kids under the age of 15 allowed in the hot tub.
We simply do not have time to drain it and rebalance the chemicals between guests. Please do not ruin other guests vacations by violating these rules.There will be a $200 fee for violating these rules.
The Barn has four horse stalls and is connected to a 2.5 acre pasture. If you would like to bring your horses to spend the days trail riding please let us know in advance.
Two fish ponds stocked with large Koi fish. Sit on the shore, toss in the food and watch the feeding frenzy.
Very important. Our property does not start until after the red gate. The property between the blue gate and red gate with the old red wood barn is private property and does not belong to us. No Trespassing. Please do not leave the road as you pass through the property. No taking photos with the barn and no riding ATVs in those fields. Thank you.
Guest access
Access to the whole ranch. If you open a gate you must close the gate behind you. There is livestock in the pastures. Please do not harass the cows and sheep.
Other things to note
16 PEOPLE MAX. Unless pre approved. Anything over 16 will incur an additional fee. Must be pre approved!
Any and all events must be pre approved.
There is a pet fee of $150 for up to two pets. You must select that you are bringing a pet upon booking to apply the fee. If you would like to request more than two animals this MUST be done prior to booking. All animals should be crated at night and are NOT allowed on furniture.
WEDDINGS AND EVENTS. The airbnb fees only cover the stay at the ranch for up to 16 people. If you want to have a wedding or event it must be pre-approved.
16 people or less has an event fee of $2,000, 17-50 people a $2,500 event fee. 50 people is our max. If you feel like you will be over but close feel free to ask. Wedding planners are encouraged. The event fee includes 50 padded white chairs for the ceremony and an additional 50 white chairs to go with five 60” round tables and five 8’ rectangular tables, linens for the tables and two ice tables for servicing cold drinks or cold food. Loud music and noise must end at 10pm. Guests not staying at the ranch must depart by 11pm.
Nature is beautiful and serine to be in however there are plants, animals and insects. Some of insects are the annoying biting ones – mosquitoes, horse flies, ticks and others. We recommend insect repellent as well as citronella candles or thermacells when you are outdoors. Avoid plants with thorns and know what poison oak and ivy looks like if you walk off trail. Animals like garbage so keep all garbage inside with the garage doors closed so they don't come visit you in the house.
La Cucina is a small authentic restaurant down the road. It is a MUST visit. Reservations required most days.
The entrance to Doe Mountain recreation are is 5 minutes up the road. There are 8000 acres and 60 miles of trails for horses, hiking or ATVs.
Most your shopping needs can be found at the dollar general at the end of the street or Mountain city is just 10 Minutes away and has all grocery needs and some restaurants.
Lake Watauga is not far and has excellent fishing, boating or swimming. Trophy water guide service can provide excellent day of fly fishing world class rivers.
If you venture a little further you have the Bristol motor speedway, Hard Rock casino, Bristol Caverns, Bass Pro Shop, Boone NC, etc….
