This home has a way of making you feel like it's giving you a warm hug! Enjoy the backyard in the morning with coffee or dinner at night on the patio by the waterfall/pond. The new Weber grill is perfect for grilling out. New bathrooms (including whole house plumbing) has been updated within the last 4 years. Has a formal living room and upstairs T.V. room.

If you are staying longer than 2 nights, I will need to make a quick stop I order to water plants and tend to pond. *Hot summer months may require a quick stop every day. (IF you don't see me you will see someone I've hired to look over the house)

This charming home was built in 1920's and has been painfully restored to life over the 19 years I have owned it. Just a few bonus that this older home has vs others...Updated plumbing (great water pressure, tankless hot water heater so you never run out of hot water), new kitchen with top of the line Samsung appliances & 2 new Kohler bathrooms. The front yard is landscaped and the back yard is a healing garden that includes a brick patio, fireplace, and waterfall. Pet-friendly (organic treats, pet bed, blankets, toys, in-house kennel) with deposit. Help yourself to all breakfast items I always leave the basics: Organic free range eggs, cereal, milk, juice, fruit, pancake mix, yogurt, and granola. I also sometimes will have muffins and homemade bread. Coffee and hot tea are also provided for your mornings. Please let me know if you need GF options! Some essentials are available if you forgot something. All bedding and pillows new June 2015. There are only 3 stairs required to get into the house with 2 bedrooms on the main floor. The 3rd Bedroom is up a steep staircase. New smoke and carbon dioxide detectors on every floor of house May 2015. Discounted monthly rate for those who are traveling for business. Optional weekly cleaning (additional charge) to include changing sheets and washing towels.

I don't charge a cleaning fee and thus, ask that you clean up after yourself. This includes cleaning the stove, grill, etc if you use it. Other hosts in the Omaha area charge on average of $50-100 for a cleaning fee. I hate the rule of punishing everyone as this greatly increases the price you pay for your stay. I've found 99% of my guest clean up after themselves and appreciate not being charged inflated fees when they are clean people. I have done this long enough to know it takes me 3 hours to clean the house after your departure. Thus, I will charge an excess cleaning fee of $60 out of your deposit for each hour after 3 hours I spend cleaning. The bedding and towels are Not expected to be washed. Please strip sheets from the beds that you use and put dirty towels in the laundry room.
The Kitchen sink doesn't have a garbage disposal. Plugged drains/toilet will result in plumber fees from your deposit. In the 19 years, I've owned the home, I've Never had to call a plumber for a toilet or sink clog. Kitchen Decor above top cabinets is decorative only (please do not use for cooking/eating). PLEASE clean appliances after use, but don't use abrasives on the black stainless as it will scratch the finish easily. The appliances are new.
ABSOLUTELY, NO Smoking inside the house. Doing so will result in an automatic loss of your $500 deposit.
House is limited to individuals listed outlined at the time of booking for the nights booked and a couple additional guest during day hours. You MUST be 30 years old to rent the house. Those who book Must be staying at the home unless I have made an exception before booking. Corporate travel is an example of my exception to that rule.
The house is NOT to be used for excessive drinking parties.
The police called to home will result in an automatic loss of house, including all deposits and unused nights.
These rules are for liability reasons and this considered a contract on renting the house.
Lastly, booking over 2 nights you must be ok with owner stopping at home to attend to pond and flowers. Hot summer months I may need to stop by daily.
