Central air (and heat) that works really well, even in the worst Boston heat.

There are 2 bedrooms available on their own floor, along with your own 1 1/2 bathrooms. The bedrooms can be accessed through the main townhouse entrance and they also have their own private entrance from the backyard.

The 2200 square foot (200 square meters) townhouse is on 3 floors. The 2 bedrooms available are on lower level which you can get to through the main entrance or from the backyard. You have your own private half bath half flight up. There are an additional 2 full baths on the top level. One of these is in my master bedroom, and the other is for your use. get 2 adjacent bedrooms on the 1st level, exclusive use of half bath (between Level 1 & 2), and complete use of full bathroom on Level 3.

Given that the townhouse has 2200 square feet (205 sq meters), and is on 3 levels, it is quite comfortable and spacious for guests, as well as offering a great deal of privacy with multiple rooms and your own bathrooms. And you have your own entrance should you choose not to use the main house entrance. Your bedrooms are on Level 1; mine are on Level 3. On Level 2 (the main floor) is the open kitchen/living room/dining room. Guests have reasonable access to the kitchen and occasional use of the living room. The bedrooms are quite large and have queen beds, dressers, desks, shelves, end tables, and hi def TVs with cable (including on-demand), Netflix and WiFi.

I am on the 3rd level, with my bedroom, office and spare rooms.

Being on the Red Line subway makes most of Boston & Cambridge very easy to get to...(Shawmut and Ashmont stations are the stations near me, both equidistant). The Red Line has frequent service, and downtown Boston is 15 to 25 minutes depending on where. Cambridge is another 5 to 8 minutes.

South Station (rail & bus station), 16 minutes by Red Line.
Downtown Crossing Station (main stop for downtown) 18 min.
Mass General (Charles St./MGH Station): 23 minutes
MIT (Kendall Sq./MIT Station) 25 minutes
Harvard Square Station, 31 minutes

For those needing to travel to the Longwood Medical Area, you can take the Red Line (near me, either Ashmont or Shawmut Stations) 12 minutes to the JFK/UMass Station, where there is a free and frequent shuttle bus to the Longwood Medical Area (about 20 minutes, depending on your stop in the huge Longwood area). Realistically, if you are commuting to Longwood, you should allow 45 minutes door-to-door by public transit. Longwood isn't far, but public transit there isn't super fast; driving is about 25 minutes in traffic.

Getting from the airport is super convenient and FREE by public transit. There is a "Silver Line" electric high-capacity bus that stops curbside at each terminal and goes directly to South Station in Boston where you have a free transfer below ground to the aforementioned Red Line.

In addition to reliable public transit, there is off street parking for those who are driving.

The townhouse has central air conditioning, outdoor deck and a small yard, washer/dryer and dishwasher, all of which are available to you.

The basic food supplies are included (coffee, milk, cereal, etc.) and you are welcome to purchase food and use the fridge, as well as order food delivery. A large supermarket in within walking distance and there is a smaller convenience store across the street. The kitchen is available primarily for breakfast and light use for snacking, microwaving. No major cooking, please.

Price is $125 for 1, on your own floor w/private bath; $25 for extra person (you can share the bedroom or each have your own bedroom, as there are 2 bedrooms on your floor). You also have your own half bath and full bath. (I have my own bath, so there are 2 1/2 baths total, you get 1 1/2 for yourself).

If you are booking just 1 room (whether a single traveler or 2 in the same room) I do not rent the other room. You will have the lower level to yourselves. I never book multiple parties at the same time even if there is an available room.

Guest access

2 fully furnished bedrooms; backyard and deck space, both bathrooms (1 full bath, 1 half bath; both of these are for exclusive use of guests; I have my own bathroom in my master bedroom, so no one is sharing your 1 1/2 baths). Total baths is the house is 2 1/2.

The main floor (level 2) is the open floor plan living room/kitchen/dining area. Guests have full access to the kitchen for breakfast (I supply most/all breakfast items). Living room/dining room is shared. I'll have a couple of shelves in the fridge for you. You have kitchen access 24 hours, but please no cooking dinner.

Interaction with guests

I'm always available to help, I know Boston well. Some guests have daily interactions, others I hardly see at all. Depends on our schedules and your preference.

Other things to note

The townhouse is new, nice, spacious, far off the street so is very quiet for the city, mostly faces south & west so have lots of natural light.

I do have Internet access and cable, although Fox News is not available on any of the sets. Those who watch Fox News regularly may wish to consider alternative accommodations (although I think you should be able to get their programs via Internet streaming).

There is a Boston GoCard that provides discounts on dozens of the top tourist locations & (URL HIDDEN) is really quite extensive. Not necessarily cheap, but if you use a lot of them, it can be both a big money saver as well as a great tool for planning your stay in Boston. I was very surprised at the number of things included; not just museums but some of the costlier attractions, such as ferries on Cape Code, etc., etc., Check it out at: (URL HIDDEN) or (SENSITIVE CONTENTS HIDDEN) "Go Boston Card."

Nothing out of the ordinary...the basic considerations...being reasonably neat and tidy. Please leave shoes in the entranceway. NO SMOKING in apartment or deck.

Kitchen is available for breakfast only; I stock the breakfast, tea, milk, cream, juice, cereal, bread, jelly, and often other items as well. You may use the fridge for beverages and light snacks all day, but no cooking, frying baking of any meal, and no dinner in the house. You may store items in the fridge.

I'm insensitive to noise, so there is no need to tip-toe. Plus we are 2 floors apart, you likely won't be hearing me either.

I do request that guest be tidy and clean, i.e. dishes not left overnight, etc. I do have a housekeeper a couple of times a month to handle the big stuff.

The best decision was booking with Bill for my family's Boston trip! He is extremely detailed with open communication that would make any non-Bostonian comfortable. Bill is very welcoming from engaging in conversations, making us his salmon bagels to sharing the overall Boston experience with us. The house is clean and the location is really convenient. A great alternative to a downtown hotel. Bill's place is convenient to public transit. We were able to visit Boston without the need for a rental car. Bill was great! He provided many "local" tips and suggestions that made our trip fun.

Who would have thought that we'd find southern hospitality in Boston?!? Although our flight arrived late and we didn't get in until 1:00 am, Bill waited downstairs until we arrived and oriented us to his home and, believe it or not, to the community by giving us directions to bakeries, delis, and coffee shops. On our second morning, he made breakfast for us while we shared great conversation. On our last night Bill baked homemade muffins, which were delicious! The next morning he woke up at 4:00 am to see us off and to ensure our transportation arrived on time. There were four of us and the layout of Bill's' home gave us ample privacy and space. His home is nicely appointed, clean, and located conveniently to the Red Line. The second level is as open, airy, and relaxing as the picture represents. All in all, it made for a fantastic weekend. We would certainly stay again.

Bill was very welcoming checking in with us before, during, and after our stay! He had his own plans but still made time to make sure we could access what we needed (delicious homemade muffins, beverages, fruits, transportation arrangements) during our 3-night stay. He kept us informed of updates regarding his guests who would stay in his quarters for one night while we were there, and they were nice as well. The photos reflected the spaces pretty accurately. The house is lived in with great sunlight in living room and kitchen. The neighborhood is diverse and we felt safe during daytime. I would still be careful driving around at night because a few streets over we encountered a few fast noisy drivers around midnight. Overall, great stay and Thank you Bill for sharing his home with us!

I'm Bill, a working professional (public high school teacher) currently living by myself in a 3 floor, 3 bath, 4 bedroom apartment. Having traveled much of the world for business & pleasure, I've been at the extremes, sleeping on rocks when I got kicked off a French train in the middle of nowhere, to 1st class airtravel & 5 star hotels during the heyday of the Internet boom. Now I'm teaching public high school, so you can safely assume my travel style is very middle-of-the-road these days.

As a host I can be an active, involved host, or just the provider and clean, safe, nice, and convenient accommodations for those visiting Boston. I work long hours during the school year and travel freely over the summer.
