Situated in the South West of the city, our flat is a traditional Edinburgh apartment, on the third floor (no lift) of a Victorian tenement building with superb views towards one of Edinburgh’s seven hills. Entry is via a secure entry phone system. It has been recently modernised, with double glazing fitted throughout and equipped with gas central heating offering a cosy retreat to relax in after exploring this beautiful city.
Technology - WiFi
Guests are provided with free access to the Internet via a superfast broadband connection using fibre optic cable providing speeds of up to 60Mb.
Accommodation consist of:
Spacious bright open plan lounge, kitchen and dining area. Flat screen TV (Freeview), DVD and iPod dock station. Small dining area. The Kitchen area includes induction hob, oven, grill, microwave, fridge-freezer, washing machine/dryer, toaster and kettle.
The flat has two bedrooms – configured as one double with king size bed and one twin, so it's suitable for up to four people.
Note - the pictures need to be updated to show the new king size bed - one photo of new bed.
Bathroom with bath/shower/WC
All rooms are attractively decorated, tastefully furnished and very comfortable.
All bedding and towels are provided and many other items like, washing powder and toilet soaps for your convenience.
In addition tea, coffee, sugar and biscuits are supplied with a pint of milk in the fridge for when you arrive.
All rental prices include council tax, reasonable use of gas and electricity.
Transport & Shopping
The Royal Mile/Edinburgh Castle and Princes Street are no more than 25 minutes stroll or if this seems too far, the flat is very close to bus services offering very frequent buses direct to Princes street and the Royal Mile.
Edinburgh has an excellent bus service at £1.50 per journey or £3.50 for a day ticket.
It is extremely handy for Haymarket, a 10 to 15 min walk, where you pick up the airlink airport bus which will whisk you to the airport in 25mins. There is also the option of using the number 35 bus to get to the airport, which you can pick up only 2 mins from the flat, which is a 50 min journey to the airport.
The nearest train station to the flat can also be found at Haymarket.
Handy for the rugby, with Murrayfield a 20 min walk away.

Nearby (5 min walk) Fountain Park complex - Cinema, Bowling, Kids Play, Virgin Active and with a good selection of restaurants.
Metered parking is available 8.30am to 17.30pm Monday to Friday. There is free on street parking 5 minutes walk away.

A meet and greet service is offered to help you settle in. If there are no guests departing on your day of arrival then early entry (prior to 11:00) can be arranged.
Bags can be dropped at the flat from 11:00 if there is a guest change over.

We stayed at Derek's for a few nights and had a wonderful stay! Derek was so very friendly and helpful when we checked in and gave us advice and information on the area. The apartment is on the 4th floor so be prepared to climb stairs, however the view was great and well worth it! The apartment was very nice and seemed to be recently renovated. We would recommend this apartment to others!
It was perfect for me and my family to stay at Derek's home. We had a great time in edinburgh and a wonderful time in his house. It was very clean and tidy and extremely well designed and beautiful. There was everything we needed, from toasters to ovens to utensils to basic kitchen amenities (salt, sugar, milk, tea). We were greeted and well settled into by Fiona and overall we absolutely enjoyed staying (website hidden) is very close to the center and well connected. Definitely staying here again when we come again to edinburgh.
The Aparment was indeed a INMACULATE! is looks even better than the pretty pics on the site, we were in Edinburgh for a weekend, (3ppl) the apartment was perfect! it was spotless, the location was quite and great about 25 min walk to the castle, and about 6 pounds for a taxi to a city center.
we park jus tin front of the aparment for free since was the weekend.
the comunication with Derek was great since the begining, all the tips and direction were great! you cant go wrong with this aparment, is cozy, homie, and beautiful! u can't wait to go back to such a beautiful city like Edinburgh and of course i will stay at Derek's place! a home away from home!!
Derek provided the perfect base in Edinburgh for my first marathon attempt. Derek supplied information to get to the flat from the airport which was very much appreciated, and he was waiting at the flat for our arrival to greet us and provide general information about the local area and Edinburgh in general. The flat was very clean and tidy and I will happily recommend this apartment for people looking to stay in Edinburgh,

This apartment surpassed my expectations in every way. In the run-up to our stay, Derek was very responsive and helpful to the last detail. He provided everything we needed and more including coffee, tea, milk and muffins. If you think "Immaculate" is surely an overstatement... it is not! Everything was sparkling clean and tidy and where you would expect it to be. There is a good quality iron and hairdryer. My nephews had a wonderful time with the toys provided. Beds were comfortable and the bedrooms were spacious enough for luggage, wedding outfits etc. Across the street from my bride-to-be sister, it was hugely convenient for us. We ate at the Guru and Piatto Verde restaurants 5 mins walk away - both good value and tasty. Gentings Casino restaurant about 10 mins walk was surprisingly good as well - remember your ID though if you aren't a member. There is a grocery store down the street.
It is not central Edinburgh, but if you aren't in a rush, you can get to the Royal Mile in 15/20 minutes' walk.
The only slight inconvenience was that there is no dishwasher, and it is on the top floor of a traditional Edinburgh apartment building, so be prepared to walk up several flights of stairs. However I would not hesitate to recommend this apartment. I feel lucky to have stayed there and am so grateful to Derek for his hospitality.
Derek is a most attentive host. As soon as we booked, he sent information about how to get to the place and where to park for free 1 block away; weekends are free anyway.
When we got there, he was waiting for us explaining everything about the house, but also giving great tips about pubs, restaurants and Edinburgh in general.
The apartment is very nice, great location, great view of part of the city, even the castle if you lean out of the window. About 20 minutes walk from the center, with a nice walk along the canal.
I was going to a conference in Edinburgh and was looking for an apartment with some extra living space where both me and my colleague could stay and possibly hang out some of the evenings. I am happy so say that I cannot imagine a better choice. Derek's place was indeed immaculate and perfectly positioned in regards to Edinburgh's downtown area (approx. 20 minutes on foot) as well as The Corn Exchange (the conference center where we spent most of our time). The immediate surroundings had several good pubs, take-away places, as well as an IMAX theatre if you should be so inclined.
Derek was not around to greet us personally, but sent his sister in law as a surrogate. Everything was taken care of extremely professionally and had we had any problems, I am sure they would have helped out swiftly. One word of advice: be careful with the toaster. The slightest hint of smoke will set off the very effective smoke alarm system. It was so aggressive that we were afraid the fire brigade might have showed up because of it.
If I am returning to Edinburgh, this will definitely be on the top of my list of places to stay. Thank you so much Derek for having us in your beautiful apartment!

Derek's place was lovely, immaculately presented and lots of room for three. It's about a 20 minute walk to the Castle and there are lots of amenities on your doorstep.
Derek himself was an exceptional host - friendly, welcoming and very helpful in helping us get to know the area. He even offers a pick up service from the airport! In the run up to our stay, he kept in touch on a regular basis, sending us detailed instructions about how to get from the airport to his place, and even agreed to give our cousin, who was not staying with us, a lift to his hotel. Derek was a standout host and would highly recommend his spacious, homely apartment.
Our trip to Edinburgh has been fantastic and we really want to thank Derek for making our stay so comfortable and uncomplicated! He welcomed us with open arms and helped us to settle in very quickly! The arange of maps and information in the flat have been also very usefull! The flat is even more nicer than on the pictures. Very clean and modern and you feel welcomed, the second you walk through the door. We highly recommend you to stay at this flat, with Derek as a host. It is easy to reach most of the important things by walking, but there is also a bus station, only about 2 minutes walk away! So all in all we had a really great time, thank you again!
