Situated in the South West of the city, our flat is a traditional Edinburgh apartment, on the third floor (no lift) of a Victorian tenement building with superb views towards one of Edinburgh’s seven hills. Entry is via a secure entry phone system. It has been recently modernised, with double glazing fitted throughout and equipped with gas central heating offering a cosy retreat to relax in after exploring this beautiful city.
Technology - WiFi
Guests are provided with free access to the Internet via a superfast broadband connection using fibre optic cable providing speeds of up to 60Mb.
Accommodation consist of:
Spacious bright open plan lounge, kitchen and dining area. Flat screen TV (Freeview), DVD and iPod dock station. Small dining area. The Kitchen area includes induction hob, oven, grill, microwave, fridge-freezer, washing machine/dryer, toaster and kettle.
The flat has two bedrooms – configured as one double with king size bed and one twin, so it's suitable for up to four people.
Note - the pictures need to be updated to show the new king size bed - one photo of new bed.
Bathroom with bath/shower/WC
All rooms are attractively decorated, tastefully furnished and very comfortable.
All bedding and towels are provided and many other items like, washing powder and toilet soaps for your convenience.
In addition tea, coffee, sugar and biscuits are supplied with a pint of milk in the fridge for when you arrive.
All rental prices include council tax, reasonable use of gas and electricity.
Transport & Shopping
The Royal Mile/Edinburgh Castle and Princes Street are no more than 25 minutes stroll or if this seems too far, the flat is very close to bus services offering very frequent buses direct to Princes street and the Royal Mile.
Edinburgh has an excellent bus service at £1.50 per journey or £3.50 for a day ticket.
It is extremely handy for Haymarket, a 10 to 15 min walk, where you pick up the airlink airport bus which will whisk you to the airport in 25mins. There is also the option of using the number 35 bus to get to the airport, which you can pick up only 2 mins from the flat, which is a 50 min journey to the airport.
The nearest train station to the flat can also be found at Haymarket.
Handy for the rugby, with Murrayfield a 20 min walk away.

Nearby (5 min walk) Fountain Park complex - Cinema, Bowling, Kids Play, Virgin Active and with a good selection of restaurants.
Metered parking is available 8.30am to 17.30pm Monday to Friday. There is free on street parking 5 minutes walk away.
Key Collection / Baggage Drop:
A meet and greet service is offered to help you settle in. If there are no guests departing on your day of arrival then early entry (prior to 11:00) can be arranged.
Bags can be dropped at the flat from 11:00 if there is a guest change over.
Minimum 2 nights for max. 4 people
Reduced rates set for longer stays of 1 week or more.
We regret that we cannot allow smoking or pets.
As the flat is situated within a tenement, please be mindful of the neighbours and don't play loud music between 10pm and 9am. For this reason no parties are permitted.
We would appreciate if you left your shoes in the hall - this helps to keep the flat clean for yourself and future guests.

El apartamento es ideal, luminoso ,limpio y amueblado con muy buen gusto.tiene todos los electrodomésticos imprescindibles para preparar tanto el desayuno como una comida y todos en muy buenas condiciones. La localización también es perfecta ya que a menos de dos minutos tienes la parada del bus urbano qu va al aeropuerto.
Derek ha sido un anfitrión estupendo, muy amable , preocupado por nosotras y nos ha proporcionado información muy útil para nuetra estancia .

The flat was absolutely lovely. Clean, airy and very well lit. All the essentials were provided. The flat is also very conveniently located. The bus stop is a 5 minute walk. There is a Sainsbury closeby as well. We had absolutely no trouble during our stay. In fact we loved coming back to the apartment. This was my family and my first Airbnb experience and I must say that Derek and Fiona have set the standard quite high:) I would highly recommend this place to anyone planning to visit Edinburgh.
His sister-in-law met us and explained everything in the apartment. Gave us good instructions on local transportation. Her advice on local tourist attractions was helpful.
Apartment was comfortable, clean and in a great area of the city.
Our hosts Derek and Fiona were great. They made us feel at home, they provided excellent advice from the moment we booked their place. The apartment is lovely: lots of light, comfortable, perfectly clean, really good location. The neighbourhood is very good as well: lots of transport options, shops and even some very nice restaurants and a great pub very close to it.
Our visit to Edinburgh was focused on getting to know the city and the University with my two teenage children.
Derek has been the most wonderful host, picking us up (for a small fee) from the airport as we arrived quite late. It was truly great, the apartments as described and the walk into town along the little canal also wonderful.
Highly recommended and we will be back !

We felt at home immediately.
The Apartment is spacious and very clean. We were very pleased about the location, it is very central and has a Starbucks, Movie theater, Shops right in walking distance. Easy to take the bus to town.
How lovely to have your expectations exceeded, this apartment certainly did mine. Derek's description is accurate. We were warmly met by Sheila. having walked from Haymarket station, who explained how everything worked and gave us ideas for places to eat/drink, or the apartment is very well equipped to prepare your own meals. A Sainsburys is just along the road for any shopping, or even more local corner shops!The complimentary milk and biscuits were most welcome along with tea or coffee. The beds were very comfortable, lovely bathroom with ample hot water and towels. Edinburgh is a great place to visit and our stay in this apartment topped it off brilliantly. Thanks Derek & Shelia.
