Huge, modern, eco friendly guest studio suite in luxury private home. Self contained with separate entrance, private bathroom and private outdoor terrace with woodland views.
We provide quality linens and towels, including European duvet with linen covers, freshly laundered between guests, not blankets. The suite has CAC (central air conditioning) as well as ceiling fans, and is fully heated with its own thermostatic controls. There is a 36" LCD TV, no Cable TV, but media player with Netflix available for movies, free high speed WIFI, fabulous wood floors, neutral decor. The suite even has its own washer and dryer!
This apartment does not have a full kitchen, but who wants to spend vacation time cooking anyway, with so many amazing restaurants and cafe's in the area! You do have a separate breakfast nook with table and 2 chairs, new sink, new refrigerator and freezer to store fresh foods, farm stand purchases and to self cater a continental breakfast. We provide filtered water and complimentary fresh ground coffee and half and half, rolls, butter, jam. There's also a microwave for reheating soups and restaurant leftovers if desired.
Easy to reach from NYC*. Allow an hour and a half to two hours driving, a little more during peak times. Parking is available off street, right outside your apartment. One flight of stairs to the second floor.
Bicycles and kayaks are available to rent locally, but unfortunately, you do need a car to get around the North Fork. The nearest beach is New Suffolk, 2.3 miles away, a 5 minute drive.
This fabulous accommodation is private, romantic, and close to all area attractions. Your hosts are friendly local professionals who also work in the real estate industry.

We appreciate that you have many choices, so the following information is simply intended as an introduction to some of the options available to you, and is not meant to steer you in any particular direction.
Most people drive out from the city, but you can also catch the Hampton Jitney, (luxury coach with bathroom, wifi and snacks on board), picking up a hire car locally. It takes roughly 2 hours to get to Riverhead, where there is an Enterprise car rental across the road from the Jitney stop.
LIRR trains are good, but run infrequently to the east end and may involve changes. The nearest station is Mattituck, which is biking distance, but not walking distance. Other options are to take the LIRR train to Hicksville or Ronkokoma, then pick up a rental car there and drive the rest of the way.

Guest accommodations are entirely private, not shared. You have your own parking space, a separate entrance, your own AC and heating controls, even your own secured wifi network.
Interaction with Guests
We're happy to meet guests on arrival to say hello and answer questions. For those who need a late check in, information is provided to all confirmed guests, so you're never under pressure to arrive by a certain time. We respect guest privacy, but we're never far away if needed.
Apart from being the sunniest town in New York State, Cutchogue is also one of the prettiest on the North Fork. We're surrounded by farms, vineyards, fine restaurants, stunning beaches, fabulous sunsets and so many different ways to relax and enjoy the bucolic ambience, there's something for everyone.
Public transportation for getting around the North Fork is slim to none. :-( Bring wheels. In winter, a 4WD or all wheel drive vehicle is recommended.
Other Things to Note
If you're interested to rent bikes, we recommend Dan's Bikes in Greenport. He delivers and picks up from our house, and here's our 2015 tip. The season only just got started and he was already maxed out this Memorial Day weekend, so to avoid disappointment, don't leave it until the last minute, try and book your bikes early!
There is a $50 end of stay cleaning fee per stay to include all linens and towels.
Smoking is permitted on the outside deck only, not inside the apartment.
No dogs, cats or other animals, sorry. We host guests who have severe allergies to pet dander, so there are no exceptions.
Maximum occupancy is 2 people. Children are people.
We trust you to let us know if an accident happens that damages our property as soon as possible, or at the latest on departure, so we can work it out. Similarly if something seems unusual or not working properly.
All confirmed guests are asked to complete a simple registration form on arrival with ID. Please contact us for details should you have any difficulty with this request. If you want the flexibility to arrive at a time of your own choosing, (we offer late check in, so feel free to check in any time), then you need to request the form at the time of reservation and get it back to us on or before 48 hours before arrival.
We are not responsible for lost, stolen, or damaged property, or bodily injury.

My wife and I stayed with Joanna for her 31st birthday. We had a wonderful time. The place is exactly as advertised... it is in a charming location; it is private and separate from the main house; there is a nice outdoor balcony for you to use privately; the apartment is clean, neat and organized. Joanna was respectful of our privacy but available if we needed her. I would highly recommend this listing to others; it is definitely worth the price.
The studio was exactly as described and a perfect base from which to explore the North Fork. Joanna was the perfect host. She was very helpful and has thought of everything to make your stay relaxing and enjoyable. We will definitely return, next time we visit.
This intimate studio was the perfect summer escape from the city! Well situated in walking/driving distance to some beaches and vineyard, well designed, and perfectly isolated from the renters property - we felt very relaxed and very at home.
We had an amazing weekend in the North Fork. Everything was perfect and as advertised. The location was a great place from which to visit wineries, restaurants, and other North Fork attractions. Joanna was incredibly responsive and keeps the property well maintained. We look forward to spending another weekend in the North Fork soon!
Joanna was a fantastic host. The space was exactly as pictured and described. Very clean, modern and the perfect amount of space for 2 people. She made us feel very welcome in her home. Her recommendations for dinner,drinks, and attractions were right on the money. Staying here put us in walking distance to 3 vineyards (less than half a mile) and to a small part of town (if you don't mind walking a mile or so) with a diner, pharmacy, deli, etc. Thank you for helping to make our first anniversary celebration memorable. Would definitely recommend and look forward to staying here again in the near future.
The accommodations went BEYOND expectations!!! The apartment was incredibly clean and neat, tucked in a quiet neighborhood hugged by tall trees. There was coffee, half and half, OJ, Brita water and two fresh croissants for breakfast. The outdoor balcony was PICTURE PERFECT for morning coffee and conversation. The bed was so comfortable! The bathroom was spotless and Joanna even provided shampoo, conditioner and soap. Joanna's space and hospitality certainly made our "Hamptons Experience" complete...THANK YOU JOANNA!!!!!
A spur of the moment decision to get away for a few days turned into a wonderful getaway for my husband and I.
Joanna has created a wonderful little guest suite that is everything you can ask for..in a small, concise space.
Her little place in located just outside the village on Cutchogue and is a hop, skip and a jump to all the North Fork has to offer. We spent one afternoon on a quiet little beach that was minutes from her home. We visited the wineries...she is literally surrounded by them. Dozens and dozens of them! The one we liked especially was called Croteaux. We ate in some great restaurants and some little fish markets. We went out to the beautiful Orient Point Beach. We even visited a place with acres of lavender fields...like Provence.
Joanna was very nice and is an interesting person to talk to. Her little getaway is exactly as described. It is spotlessly clean and she has made every little space work very efficiently. A very pleasant place to spend a few days.
