The Space

Huge, modern, eco friendly guest studio suite in luxury private home. Self contained with separate entrance, private bathroom and private outdoor terrace with woodland views.

We provide quality linens and towels, including European duvet with linen covers, freshly laundered between guests, not blankets. The suite has CAC (central air conditioning) as well as ceiling fans, 36" LCD TV (no Cable TV, but media player with Netflix or Hulu available on request), free high speed WIFI, fabulous wood floors, neutral decor. The suite even has its own washer and dryer!

This apartment does not have a kitchen, but who wants to spend vacation time cooking anyway, with so many amazing restaurants and cafe's in the area! You do have a separate breakfast nook with table and 2 chairs, new sink, new refrigerator and freezer to store fresh foods, farm stand purchases and to self cater a continental breakfast. We provide complimentary fresh ground coffee and filtered water.

Easy to reach from NYC*. Allow an hour and a half to two hours driving, a little more during peak times. Parking is available off street, right outside your apartment. One flight of stairs to the second floor.

Bicycles and kayaks are available to rent locally, but unfortunately, you do need a car to get around the North Fork. The nearest beach is New Suffolk, 2.3 miles away, a 5 minute drive.

This fabulous accommodation is private, romantic, and close to all area attractions. Your hosts are friendly local professionals who also work in the real estate industry.

Minimum Stays:
2 nights
July 4th / Labor Day Weekend: 3 nights

* More info on transferring from NYC:
We appreciate that you have many choices, so the following information is simply intended as an introduction to some of the options available to you, and is not meant to steer you in any particular direction.

Most people drive out from the city, but you can also catch the Hampton Jitney, (luxury coach with bathroom, wifi and snacks on board), picking up a hire car locally. It takes roughly 2 hours to get to Riverhead, where there is an Enterprise car rental across the road from the Jitney stop.

LIRR trains are good, but run infrequently to the east end and may involve changes. The nearest station is Mattituck, which is biking distance, but not walking distance. Other options are to take the LIRR train to Hicksville or Ronkokoma, then pick up a rental car there and drive the rest of the way.

Finally, we have some great guest reviews, which often include prior guest recommendations, so don't miss browsing them, then contact us if you have any other questions.

Hope to hear from you soon!

  • Honest and caring, Joanna had some great recommendations and took care of my girlfriend and I personally. Respecting our privacy, she was on all when needed and kind enough to point us the way of the wine!!

  • Joanna was great, met us when we showed up and showed us around the place. and gave us her contact info and was very helpful.

She left us rolls, jelly, apples, coffee and cream. The coffee was amazing!

The apartment was perfect for us. Everything was clean and nice. Good layout and the patio was perfect.

Would definitely recommend this place to anyone.

  • This was the perfect home away from home while we explored the North Fork. It was bright, clean, and very comfortable. Close to tons of vineyards and a short drive to pretty much anything and everything. Would definitely go back!

  • Joanna is the best hostess in the entire North Fork. This is the second time that we stayed at one of her properties and her hospitality remains unparalleled. From fresh breakfast rolls to clean linens, Joanna makes you feel right at home. The apartment itself is fantastic: clean, spacious, airy, quiet, and perfectly appointed. It's also ideally situated in the heart of the North Fork. We loved staying here. Not only do we highly recommend it but we will also be staying here again in the future.

  • The place is exactly as described, it's a great place, very spacious. Joanna is a lovely host, she left coffee and little treats in the fridge, which was much appreciated. The apartment is private and soundproof with its own entrance. The decor is tasteful and the apartment was clean and very "homey". Would definitely stay again. Its right smack dab in the middle of the North Fork wineries and close to Greenport.

  • This is a lovely place and Joanna is a great host! I was there working on a book and this is a perfect writer's retreat. The private balcony overlooking the trees was especially charming. Would definitely come back and stay here. We woke up to birdsong every morning. Coordinating with Joanna for check in/out was a breeze and she was very flexible with the timings. Oh and the L'occitane toileteries were a special treat!

  • We had a very nice relaxing weekend at Joanna's studio apt. The apt was very clean and was actually nicer then we thought. The place, to us, was actually nicer then the photos show and its a very great location if your spending the weekend going to vineyards or beach. Lots of local farms and places to get fish, veggies, etc.
Having the Netflix was a huge plus for us as well! It's much better then a hotel and we would defiantly stay again sometime. Thanks again.

  • This was a lovely place to stay while on a weekend excursion out of the city. Everything was very clean and nice, and Joanna was very nice to email with. I would definitely AirBnB at Joanna Lane's property again!

  • My girlfriend and I stayed for the weekend at this listing and had a great time. The host Joanna was very nice and helpful with filling us in on the area. The apartment was great and in an ideal location to visit the wineries. We brought our own bikes and were able to get around to a lot of places that way. You do need a car to go out at night though and cabs can take a while. I would definitely stay here again though.
