Located slap bang in the middle of the city on the perimeter of the Carre D'or , this smart duplex is a stone’s throw from Place Massena with its lively activities and cooling gardens and fountains. Situated in one of the most beautiful tree lined boulevards in Nice, just off the main shopping street, this is a shoppers paradise! Trams are virtually outside the door and its just a few minutes walk to both station and buses, Ten minutes on foot will take you to the Promenade des Anglais (so don’t forget your beach things), and into the flower market with old town behind – just follow the scent of lavender and home made Socca!
There are many sophisticated restaurants in the area but if you want a livelier night life you can stroll along to the old town. There are 3 cinemas just minutes away which usually offer one English film between them. We do offer English DVDs, books and English TV news.
The main shopping centre is one minute away and the nearest supermarket even closer. There is a taxi rank right opposite for airport transfers etc.
Nearby is the little station which will transport you to the mountains for stunning Alpine scenery or maybe you may prefer a boat trip from the port to St Tropez or just round the bay to Villefranche. Local buses are only 1.50€ to Monaco or Cannes or the charming medieval perched villages.
There is a huge daily farmers market just a few stops up on the tram.
The other great thing about this apartment is the privacy and shade offered by the well established magnolia tree and bushes in the garden. It shelters from city noise and ensures seclusion from the folk passing on the street. ( There are electric shutters for nights and added security.) The apartment is South facing so is flooded with sunlight to create a light and airy ambiance. It is at upper ground level and with the tall windows open it feels like being 'outside'. There are no immediate neighbours as there are part time doctors on one side and the small entrance stairway on the other. It is only your good selves downstairs and the high ceilings means no noise from above. Please be aware though that noise travels easily on a warm evening with the windows open so please adhere to the 'no noise' rule after 10pm. The main bedroom downstairs is lower ground level but offers a view of the garden and has good natural light. The double glazed windows mean it's surprisingly quiet. The large family sofa bed provides unique studio accommodation on upper ground level with immediate access to kitchen and bathroom. The double glazed windows mean it's surprisingly quiet. The second bedroom, adjoining the main bedroom has glazed windows for dayround privacy and a folding door to be drawn across at nights. This would be suitable for a child/teenager not requiring 100% privacy but in the meantime doubles as a reading room. A polished Mahogany spiral staircase connects the two floors which is beautiful but not suitable for small children or the infirm. There is a landline phone both upstairs and down l and the WiFi will work downstairs as well as upstairs. Landlines calls back home are totally free!!
Although this is a no smoking apartment, the garden is right outside! (with an ashtray please)

Like an upside down house, the bedrooms are at lower ground level , main bedroom with small ensuite toilet/basin.
The small second bedroom with folding door adjoins the main bedroom. This houses a double bed also. . Access to main bathroom at top of stairs.
The sofa bed ( at upper ground level) is more spacious and offers immediate access to main bathroom but does not offer double glazing.
MOBILE AIR CONDITIONING UNIT IN MAIN BEDROOM ONLY but OF COURSE FANS FOR THE OTHER ROOMS SHOULD THEY BE NEEDED. Generally the apartment remains cool due to the high ceilings but July and August can sometimes be a little sticky on the Riviera.

PLEASE NOTE THAT WHILST WE HAVE A SUPER VIEW DIRECTLY ONTO THE GARDEN, LOCAL CULTURE DICTATES THAT WE MAY NOT USE IT FOR RECREATIONAL PURPOSES. However, with the windows open, the garden comes in to us. Breakfast at table by the window is like sitting out on your own terrace but with a lot more privacy.
There is a public pay underground carpark immediately under the building with access very close to the appartment.
There is also a taxi rank immediately across the road.
Nice is known for its hot summers and mild sunny days in the winter. Amazing architecture and wonderful restaurants make this an ever popular spot for tourists. Beautiful stretch of coast from St. Tropez to Monaco.
There is never enough time to see the whole of this breathaking region. In 1 - 2 hours drive you can reach the Mercantour National Park for walking or snow shoeing and there is also a train to take you to the ski slopes.
Apart from the obvious beach activities there are many museums, galleries and designer shops in Nice itself. Just wondering the streets to admire the architecture and to stop for a cup of coffee/lunch can fill a whole day. In February there is the carnival but most weekends in the summer there are special events on the promenade which is a haven for cyclists, joggers and bladers.
Just a short drive up into the hills gives the most wonderful coastal views and an insight into the luxurious villas hidden away behind trees. Christmas is magical with many extra attractions.
Hire a pedal bike for just 1€ a day and explore the area.

I stayed in Garden View for four nights with my father and 14 year old son and I can honestly say it was a joy to be there. Its location is second-to-none and is just a ten minute walk to the beach and two minute walk to the main shopping street.
The interior of this apartment was way above our expectations - roomy, luxurious furnishings and all mod cons supplied. An added bonus was that phonecalls from the apartment landline was free to international landlines which meant we could ring home to Ireland whenever we wished without spending a penny.
The owner, Jane, was extremely friendly and helpful and made our stay even more perfect as she welcomed us to her beautiful apartment. All in all, if you are visiting Nice, which is a classy holiday destination, this apartment is ideal in every aspect!
This apartment is a little haven! It’s positioned slap bang in the centre of Nice with all it’s amenities, restaurants, shops, transport, nightlife and of course beach but set back from the road in a pretty garden making it peaceful and secluded. Set within a characterful period building, the apartment has a modern, spacious open plan interior and luxury bathroom on the ground floor with spiral staircase leading to cool, quiet lower floor bedrooms, one with small en suite. This makes it perfect if you want to be located in the centre of this vibrant city but also like a bit of peace and quiet in which to chill. There is no terrace but there are huge windows overlooking the garden which can be flung open to enjoy ‘semi al fresco’ dining at the table by the window.
As an antique dealer I have regularly visited Nice on buying trips for over 10 years and have stayed in countless places. I cannot count the number of sleepless nights I’ve had in rooms overlooking busy roads so I’m delighted to have found this little oasis which I will make my regular stopping place from now on. The fabulous friendly welcome was the icing on the cake. I could not have hoped for more.
Where else can you find the sun, sea, mountains and a tram outside the door! Shoppers paradise indeed - don't forget your credit card.
It is incredible how everything is 10minutes walk - the beach, the old town, the station and buses to everywhere (only 1 euro). We all loved cooking in the open plan kitchen, loads of worktop space and you can buy freshfarmers produce, including fish, from a huge open air market just at the top of the main shopping street. Otherwise a good choice of reasonable priced restaurants all around.
the best bit about this apartment is that it is like a little house (with a garden) so different from other places we looked at. It is not done to sit in the communal gardens but none the less, it infiltrates the whole place. You go downstairs to bed - plenty of wardrobe space - and any 'couch potatoes' can stay upstairs lounging on the enormous soa watching DVD's with a view of the city lights illuminating the garden - awesome!
our teenager alsochose to open up the big sofa bed and sleep upstairs with the main bathroom where there is no double glazing butwe noticed any city noise diminshes at night anyway. '(website hidden)' is his early morning priority so the computer was right there! We could slumber on peacefully downstairs and had our own toilet for night calls.
Going home, we found the taxi rank right across the road - straight to the airport. Although the 98 bus from just near the main square takes you there in about 30 minutes
Jane's warm reception eased the angst of holiday times at airports by helping us get settled into the Cote d'Azur lifestyle painlessly. The appartment's great location and stylish interior meant foraging for local food was a joy as was preparing everything for those early evening cocktails. Being on 2 levels was useful because my lazy partner couldn't rise and shine (grrrrr) meaning I could get on with the day without waking them. Nice is a great centre to strike out from with easy trips to Monaco and Cannes and just a cheap bus ride or train trip along the Med'. Moreover the town is just sized right to for walking everywhere especially the pretty market at Cours Saleya. Even the sun shone in December allowing us to sit out and gaze at the ladies in fur coats parading their poodles. Our regret was in it not being quite warm enough to enjoy a swish beachside restaurants but that's easily fixed with a return in June and T-shirt weather. So if you fancy a bit of the good life stop regretting and start booking. . .

My wife, mother-in-law and I stayed at this “Smart City Apartment” for three days at the end of August 2013. The apartment is within a 10 minute walk from the beach, old town, shopping and restaurants – about everything you want to see in Nice. Jane – the host – was wonderful and had bottle of wine waiting for us upon arrival. Jane has also prepared a book of all the events and other things that one can do in Nice during their stay. We highly recommend the apartment.
Jane was a terrific hostess. She was there when we arrived to welcome us with supplies as it was a holiday and the shops were closed. Jane provided lots of information about the neighborhood and all the services we could possibly need. The apartment is in a great location and is exactly as described. We found it easy and pleasant to enjoy breakfast every morning. Our only caution is to be careful on the stairs.
