The ocean’s edge sits 20 feet from the main entertaining area, providing an incredible ambience from the sound of the surf and pleasant tropical breezes. Just steps to the south of the villa begin the beautiful white beaches of Conchas Chinas; popular Los Muertos beach and the Romantic Zone in town are an easy walk to the north.
The flow of the villa works well for large groups and provides spacious entertaining areas; the pool and palapa are surrounded by lush tropical gardens for complete privacy, with a large sunny patio around the pool next to a covered veranda with dining and seating area facing the ocean. The upper terrace has sweeping views and offers the perfect place to enjoy the sunset or lounge away the afternoon in the shade of the pergola. Both upper and lower terraces are wired for sound.
The Villa has 5 bedrooms each with air conditioning, private bath, ocean view & terrace. The main floor includes 2 bedrooms, kitchen, dining area and a guest bath. The upper level includes two more bedrooms and spacious living area with vaulted ceilings that opens onto the upper terrace. The Master suite provides the ultimate in privacy, set apart from the main house with TV, stereo, sitting area and terrace with ocean view.

The Cook: Lupita - Is responsible for preparation of 2 meals each day, either Breakfast and Lunch or Breakfast and Dinner. This service includes shopping, preparation, serving and clean up, cost of food and beverages not included. You will find Lupita pretty easy to work with, just let her know what you have in mind and she will make that happen. Please ask to see the Casa Las Amapas menu for meal planning; also read information under “FOOD SERVICE”
The Mozo & Waiter: Raul – Acts as a butler/waiter and is at the villa in the morning and sometimes in the afternoon/evening; he will carry your luggage to your room, help serve meals and make drinks. Please ask him to show you where all the lights and fans, indoor and outdoor, can be turned on. He is also in charge of the pool area, so please let him know if you need the pool heater turned on.

The Chambermaid: Olga – Is responsible for all general indoor housekeeping, cleaning bathrooms, making and changing beds and laundry of all house linens. **Personal laundry can also be done after 4pm, please ask Olga how to use the washer & dryer (at your own risk – if you wish Olga or Rafael can help you and they tend to be very free with bleach) please tip for this service because is not included, they will appreciated.
The Night Watchman: Juan Antonio – Is on site from 8pm to 7am. He will also acts as a waiter sometimes, help serve meals and make drinks. On Sundays he will be all day at the villa and he will be so glad to help you prepare a light breakfast, snacks for middle day such as guacamole, salsa, quesadillas, etc. and drinks.
To welcome you to Casa Las Amapas, the Villa provides a courtesy refreshment upon your arrival that includes chips with guacamole and salsa and a pitcher of margaritas.
The Villa cook service includes breakfast and either lunch or dinner. This service includes shopping, preparation, serving & clean up. Cost of food & beverages are not included.
VACATION RENTAL TERMS & CONDITIONS
This Rental Agreement (the “Agreement”) contains all of the Conditions, Terms and General Information (the “Conditions”), which shall regulate during the stay of the Guest and his Invitees at the Property “CASA LAS AMAPAS”
RENTAL & USE OF PROPERTY – Owner hereby rents to the Guest and his/her invitees (collectively the “Guest”), a vacation property, located in Puerto Vallarta, Jalisco, Mexico including all fixtures to be used solely for the purpose of a personal short-term residence, upon the conditions contained herein.
TERM - Guest shall have the use of the Property for the following term:
AS PER THE AIRBNB RESERVATION CONFIRMATION Check-in time is 3 pm the day of arrival and checkout time is 12pm the day of departure. Please let us know if other arrangements need to be made (early check ins/late check outs).
RENT – Guest shall pay to OWNER or AGENT at or before the date designated, the following amounts.
AS PER AIRBNB PAYMENT POLICIES
Cancellation and refunds: – NO REFUND FOR CHRISTMAS AND NEW YEARS RENTALS. There is no refund if rental is canceled within 60 days of arrival. Cancellations made prior to 60 days of arrival are subject to a 20% cancellation fee. If it is necessary for you to cancel after that time we will attempt to re-rent the villa for the entire period of the original booking. If the property is fully re-rented a refund will be made less 20% of the original reservation.
If full payment is not received the reservation is considered canceled. Guest will not be allowed to enter property unless full payment is received prior to arrival.
GUESTS - Guests agree to the following:
a)That the number of guests shall not exceed at any time a maximum agreed to for this rental (10 adults) unless given written permission from the Agent or Owner. In the event that there are more then the maximum amount of guests a charge of $50.00 USD per extra guest per day will be required before departure.
b)SECURITY DEPOSIT – A security deposit in the amount of $500 USD in cash or check must be supplied upon arrival to the house staff and may be used to cover costs of damages, replacement of missing items, cleaning services beyond normal expectations or any other expenses incurred by the guest. There will be no exceptions to this policy. Guests occupying the vacation property will be responsible for any damages caused by them or their guests to the property or its assets during their stay in that property. Cost for damage will be limited to repairs or replacement value of the items damaged. Guests shall not remove any items from the property, such as kitchen appliances, glassware, furniture, or any other item, or the replacement cost will be charged deducted from their security deposit. Security deposit will be returned at the departure day.
c)Events /Parties – written permission from the Agent or Owner is required to host any event with more than 5 invitees over the maximum amount of guests allowed in this property (total 15 people). There is a special service charge for such events.
d)No pets are allowed on the property unless prior written permission by owner or Agent.
e)No subletting of property.
ACCOMODATIONS – In the event any property becomes unavailable due to circumstances beyond the control of the owners after a deposit is received, the Owner Agent will have the option of moving the reservation to a like property or will refund the deposit in full.
OWNER / AGENT RESPONSIBILITY - The owner is responsible for the following.
a)That the property is well maintained and that any repairs needed be done in a timely fashion.
b)Neither the Agent nor the Property Owner, their agents or employees shall be held responsible for any injury, loss or damage to any person or property of persons occupying said property.
c)Neither Agent nor property owners or their representatives shall under any circumstance be held responsible for any disturbance or inconvenience the guests may suffer while occupying the vacation property caused by the actions of its neighbors or unforeseen circumstances in the surrounding area, specially construction due to Puerto Vallarta's constant investment, growth, upgrades and renovations including but not limiting the interruption of public services.
d)All information provided by the Agent, while deemed true and reliable, is not guaranteed. Changes in inventory, items and décor may occur from time to time and such changes will not void the terms of the rental agreement.

RIGHT TO ENTER - Agent shall have the right to enter the Premises at any reasonable time during the term of this Agreement to inspect the Premises and to undertake and perform such duties and responsibilities that they shall have as lesser of the Premises under this Agreement.
ENFORECEMENT - The laws of the State of Jalisco, Mexico shall govern the validity, performance and enforcement of this Agreement. In the even Guest seeks a recourse against Villas or any other individual or entity for any injury to a person or property of a person occurred within the Premises, the only applicable venue to solve any such issue or action shall be the courts of Puerto Vallarta, Jalisco, Mexico.

Take me back! I was here with 7 of my long time girlfriends to celebrate birthdays and spring break! This house is amazing! The staff were more than accommodating. The rooms were spotless and staff provided fresh towels and linens daily. Luis made us fresh guacamole and margaritas every day by the pool and Lupita's breakfast and lunch and dinners were amazing. I love the open air feel of the house and if it got too warm at night we had the option of air conditioning in our rooms. There are so many areas to spend time together on the property. We had a wonderful view of sunset and a few nights we walked over to the beach to see sunset and it was gorgeous! The sounds of the waves crashing permeated through the house day and night. Even with the doors closed and AC in in the rooms you can hear the waves crashing. The house is also a short walk to the pier, shops, restaurants and nightlife. I would recommend this house to anyone. Alvaro is a very kind person to deal with as well. We had a few minor concerns that were not related to the house or staff and he addressed them swiftly and courteously. Can't wait to go back!
Casa Las Amapas was divine. Located within 5-7 minute walk to old town and the beach clubs, the mansion is enormous and extremely private. 5 large bedrooms, vast open areas for entertaining, stunning ocean views, big pool with lush surroundings and best of all, an AMAZING staff who took care of everything we needed. Alvaro is very easy to communicate with and will make sure your stay is exactly as you want it.
We highly recommend choosing Casa Las Amapas for your stay in Puerto Vallarta. The beach-front location was idyllic, there's wonderful privacy yet an easy walk to town or to the “blue chairs” beach resort. The staff was wonderful and accomodating. Lupita’s cooking was fresh, delicious, and authentic. We can’t wait to return!
Me and a few friends stayed at the Casa Las Amapas and had one of the best vacations ever. The house itself is amazing and very spacious. Its also well located - very private, next to the ocean while still being close to the town. The entire staff blew us all away especially Lupita's delicious cooking! Working with Alvaro was very easy and we appreciate his attention to detail.

This place is gorgeous and so well kept up by a lovely, attentive staff. Alvaro is on the ball, responsive to questions about house details via mobile and email. We had a group of 10 ladies for a lovely long weekend getaway and everyone was blown away by how beautiful and impeccable the house was from the moment we stepped in the door. Every morning a group of us did yoga on the balcony upstairs overlooking the ocean, watching pelicans perch on rocks and catch their breakfast. Twice a day, Lupita made us incredible home-cooked meals, with Raul's help, to our specifications (and we had a lot of dietary restrictions). Fresh-made salsa, mole fish tacos, chilaquiles with verde sauce, fresh fruit and salad. Delicious!
We also thoroughly enjoyed the pool area, with ample chaise lounges and relaxing sounds of birds and geckos. We had an iguana or two visiting in the trees. The stereo system hooks up easily and plays outdoors by the pool perfectly. The only word of warning is that the villa has a small local road in front of it, that locals use to get to the nearby Conchas Chinas beach. A couple of our group ventured out to have a swim and were offered drugs just outside. But they were not threatened, and the staff is there 24/7, with a night watchman too.
