The Space

This luxury condo is located in Alii Cove, one of Kona's newest and finest complexes, across the street from Honl's Beach. Our unit #E3 is gound level, single story- NO STAIRS to access the unit, with private lanai and has all stainless steel appliances, recessed lighting in the kitchen, ceiling fan lights in both bedrooms and the living room. Soothing furnishings and a private extended and lushly landscaped lanai area add to the relaxed and calming decor. There is a large flat screen TV, NEWLY upgraded cable box with WIFI and DVD player. The condo features a small ironing board with iron, complimentary soap, shampoo, and conditioner.
The private, gated complex includes a resort style infinite pool, jacuzzi, barbecue area and workout room. The unit has two assigned parking spaces, one covered and one uncovered. Guest parking is also available.
Alii Cove is the first complex south of Historic Kona Village, on the left side of Alii Drive. It's location is perfect for walking into town to restaurants and amenities of the historic village of Kona. The location of our condo within the complex is most convenient, as it is close to the pool area (but not right next to it), and close to the street (but not so close that you hear traffic noise). The lanai plantings are tropical (bananas!, good luck Ti plants, colorful tropical croton plants and a palm tree), also a sun shade that you can pull down to keep out the hot sun during the day (yet can still get light and see through), a 15-20 minute drive from the airport, a short 5-10 minute walk to Historic Kona Village, restaurants and the farmer's market. A 10 minute drive in either direction takes you to golf courses, tennis or shopping.
This well appointed 2 bedroom, 2 bath condo has a California King bed in the master bedroom, two twin beds in the second bedroom. The condo has a flat screen TV, cable, wireless internet, new stainless steel appliances and washer and dryer. Brand new stainless dishwasher is installed (as all new appliances). The quiet lanai has seating for 6 and is planted with tropical palms including banana palms.
Again, the location of this complex can't be beat - across the street from a sandy beach and on the south edge of downtown Kailua-Kona on Alii Drive. The unit is in building E, a great location within the complex - close to everything (pool, beach etc), but far enough away from the main street, so very quite. The best snorkling spot is Captain Cook - it's a bit of a hike in though. You're walking distance into town - Bubba Gump's in right on the water. Lava Java is nice for breakfast. The best and most inexpensive 100% pure Kona coffee is in the little trailer on the left near Java on the Rocks (a wifi cafe on the sand). The Farmer's Market is a little further down Alii Drive, again walking distance, and is open a few days a week - great for fresh produce of all kinds! There is also a Farmer's Market on Friday mornings at the Keahoe Shopping Center, and on Wednesdays in between Keahoe and Kailua-Kona.

The volcano viewing is worth the trip. Take a sweatshirt in case it's chilly or rainy there - it was for us the last time we went and we weren't prepared for it. There is a seahorse farm not far from the airport. You need to call or check online to make sure when they're open for tours as it's only 2 or 3 days a week. At the end of the tour you get to hold a seahorse! There is a special Manta Ray dive at night that is spectacular. A submarine ride and the water parachute ride is available right on Alii Drive beach. Golfing is available at Keahoe which is only 10 minutes to drive.

The green sand beach is a few hours drive away but needs a 4 wheel drive or a day's hike to reach once you're off road. It's at the Southern Most point in the US!~ Along the way, there's a GREAT restaurant called Hanna Hoi that makes great homemade bread and pies! I try to stop there every time I'm in the area as in going to the Volcano, the Green Sand Beach, or Hilo. Turtles love to rest on the Black Sand Beach! It truly is black and isn't too far away from Kona.

Hilo takes almost half days drive but worth the trip. Take bug spray though because it's truly like a jungle in places there. There's a railroad museum near Hilo. The public gardens are beautiful!

Guest Access

Resort style infiniti edge pool, jacuzzi, bbq area with 2 large grills and sink, and workout room are available to all tenants/ guests. Two parking spaces ~ one covered/ shaded and one uncovered are free for your convenience and located directly behind the lanai. There are two gate entrances- one off Alii Drive and the other located at the top of the complex off of Walua Rd. No pets allowed.

Interaction with Guests

I will be happy to answer e-mails, texts, and phone calls as quickly as I receive them. I am in communication with guests on an as needed basis~ what works best for my guests. Always open to help with questions, restaurant suggestions and touring ideas. I am also fine to leave the guests to their privacy, once I have confirmed that initial check in has taken place and guests are comfortable.

The Neighborhood

The complex is located across the street from Honl's Beach - a few minutes to walk down and enjoy the beautiful sunsets! A short 5 - 10 minute walk along the ocean front into the village for dinner. The location is wonderful!

The Farmer's Market in Kona is open Wednesday - Sunday 7am -4pm located at the corner of Alii Drive and Hualalai in downtown Kona, although not everything is produced or grown locally.

Keauhou Farmer's Market is all local items Saturdays 8am - Noon, located in the Keauhou Shopping Center in front of Longs Drug Store.

Getting Around

From 9 AM to 9 PM, the Kona Trolley travels from the Sheraton Keauhou, with stops along Alii Drive, through the Old Industrial area, stopping at various points of interests along the way. This is a great way to get to know Kailua-Kona and to sight see and to shop at local businesses. The cost is $2.00 each way.

Leave the airport and take the 2nd right onto Queen Kaahumanu Hwy/HI-19. (If you are on Keahole St and reach HI-19 you'retoo far) Stay on Queen K Highway for about 6.8 mi

Once inside the gate, go straight through the traffic circle, take the 2nd driveway on the right (the 1st driveway to the right is in the middle of the circle). Park behindthe second unit on the left (our lanai - Look for the red ti plants). One spot is covered and one uncovered.

Other Things to Note

Our condo is just a short walk to the complex pool, jacuzzi, bbq and workout room area; and close to Honl beach. The condo is close to the pool and beach, but not right on top of either so that you do not get noise. It's easy to walk to the Historic Kona Village and about 1 mile walk to the pier.

Nearby attractions include: the Seahorse Farm near the airport (look up online when they are open to the public), Glass Bottom Boat tour, Submarine Tour (both at the Kailua Pi(PHONE NUMBER HIDDEN) ), snorkeling at Captain Cook, and the Place of Refuge. It's worth the drive to go to the Volcano ~ you might want to spend the night there and get to know the area a bit more! The Southern Most tip of the US in on this island and near the Green Sand Beach! (either take a tour, rent a 4WD jeep, or hike for a distance) and definitely worth the effort! Also, the black sand beach is worth seeing - many large sea turtles! Stop by Hanna Hou's restaurant on the way to or from the Southern Most spot of the US - for delicious homemade bread, pies etc.

House Rules

No smoking either inside or outside the unit (neighbor is allergic), no pets, no shoes inside (Hawaiian style), property rules are no loud parties/conversations after 10 PM as this is a residential neighborhood. Please refer to the condo binder for more details. Address and password for wifi is located on the bottom of the NEW Cable box/ router from the upgraded cable system.


Use of Project and Apartment
•Children and Guests – Owners are responsible for the conduct of children and guests occupying their apartment at all times.
•Observance of Covenants, Restrictions, Etc. – Owners shall observe these rules and ensure their Occupants and Guests also observe and comply with all project rules.

Common Elements
•Public Ways – Bicycles, mopeds/scooters and related vehicles shall not be operated on walkways or sidewalks of the Project. Skateboards shall not be ridden on any walk ways, driveways, sidewalks or parking areas of the Project.
•Open Flame Cooking – Cooking over an open flame with charcoal or hibachis is not permitted. Barecuing with a gas or electric grill is permitted on lower lanais only. The use of open flame Tiki Torches are prohibited in the Project.
•Fireworks – The use or shooting of fireworks of any type at anytime is prohibited on the Project.

Recreation Areas
•Pool, Spa and Workout Room – There shall be absolutely No Smoking anywhere in the Recreation Area.
•Workout Room –Hours are: 6:30 AM to 9:30 PM daily. Minor Children are not permitted at any time to use the workout facilities.
•Pool, Spa – Hours are the same as the Workout Room (See above).
Occupants and their guests shall use the swimming pool, spa and related facilities at their own risk.
Only a maximum of 4 guests are allowed to spend the night.
All minor children MUST be under the poolside supervision of an adult at all times.
Yelling, “horseplay", running, jumping, diving and other boisterous conduct is not permitted in the pool and pool area. Glass and other breakable containers are not permitted in the pool or BBQ areas.
Toys, inflatable mats, tubes or similar items are permitted in the pool area at the discretion of the management. NO hard toys and/or boards are allowed at any time. No food is permitted around the pool at any time.

Parking Areas and Driveways
•Parking Stalls – Occupants must use assigned parking spaces only. Our stalls are #37 and #38 directly behind the lanai. Only autos, trucks (3/4 ton max), mopeds, motorcycles and bicycles are to be parked in stalls.
•Visitor Parking – Use of Visitor parking stalls by Occupants is prohibited. No overnight parking shall be allowed in the Visitor parking stalls, except by special arrangement with the Resident Manager.
•Speed Limit – The speed limit for all vehicles is 15 miles per hour within the project.
•Parking in any Tow Away Zone (Marked in Red) of the complex will result in your vehicle being towed at the owner's expense.

•Disturbances – Occupants shall not make or cause, or permit their families or Guests to make or cause noise which will unreasonably annoy or interfere with the rights, comfort and convenience of other Occupants.

Enforcement of Rules
Violation of Rules and Laws – Occupant agrees to abide by all Alii Cove Rules and state and federal laws during the term of the agreement. Any violation of these rules and/or laws will result in immediate termination of agreement and Occupant will be subject to immediate eviction and shall be responsible for all remaining costs and any additional costs related to violation of rules and/or laws.
