Superb renovated apartment of more than 70 m2 holding a private garden opening on the famous Promenade des Anglais. Ideally located in the heart of Nice, this apartment, fully equipped with recent appliances, is furnished and decorated in harmony with the Art déco architecture of the building. Isolated and air-conditioned, it can accommodate four persons and holds too a folding bed (70 x 130 cm) for an infant.
THE APARTMENT AND ITS INTERIOR SPACES
The spacious bedroom is accessible from the hall and linked to the living room through a stained-glass window making up a double door. Its alcove includes a large Queen’s size bed with a high quality mattress, bed-linens, and bedside lights. The furniture comprises a table, two chairs, large mirrored wall closets and bookshelves filled with various books in French and in English.

The living room is lighted through a wide floor-to-ceiling window, enhancing the colours of this already colourful room. The genuine wooden floor provides an original rich and warm tone. The furniture comprises an easy pull-out convertible bed with a comfortable double mattress and two arm chairs at each side of the room. A glass-top coffee table displays some books about Nice, its region, their history and artistic and tourist resources. Four stools, sliding out from under the table, provide extra seats. A large closet allows the storage of clothes and various usual devices.
Television: 99 cm large flat screen LED TV cable related to almost 100 stations including many channels in English such as CNN, BBC, SKYNEWS, sports channels etc.

The dining area is lighted in the same way, opening to the terrace and the garden too. It holds a transparent table, six wrought iron chairs and a cupboard of oriental style. The floor is made of classical black and white floor tiles.
The jade coloured furniture, together with the grey marble breakfast bar, form a really astonishing cheerful kitchen. This Californian style kitchen has been refurbished with recent high quality appliances. Included are an electric oven, a four burners hob, an overhead extractor, a dishwasher, a fridge-freezer, a microwave, an espresso coffee maker, a toaster, a kettle and a steam cooker. A vacuum cleaner is also available in a cupboard.
With its large mirrors, it is also remarkable by its originality. It includes a bath with shower, a large wash basin, a bidet and toilet. A floor-to-ceiling wall closet holds a washing machine, a dryer, a steam iron and an ironing board, together with a hair dryer, high quality towels and a first-aid kit.
THE OUTSIDE SPACES AND THE URBAN ENVIRONMENT
The private garden
The 50 m2 garden illustrates the Art déco style, with its circular concrete table surrounded by matching concrete benches and other devices forming a symmetrical composition. The benches, the sun lounger chairs and the retractable sunshades allow you to enjoy this space of calm and serenity close to the Promenade. You can smell the fragrances of various aromatic Mediterranean comestible flowers and plants, as well, you can use some of them — with moderation — as spices to better your meals.
A great maritime environment
The six kilometres long urban beach of Nice spreads in front of the apartment, right across the street, offering one of the most gorgeous seascapes on the Riviera. The beach alternates public and private concessions. In front of the flat, the public beach (plage du Forum) is one of the best, with an aid post and neighboured by private beaches with good quality restaurants.
An exceptional urban site
Designed in 1939, our building, the “palais Mary“ (53, promenade des Anglais), is inspired by maritime patterns. It represents an important example of the architectural style Art déco in Nice. Its central position conciliates the touristic activity and the urban life. It is particularly convenient as regards the shopping facilities (food and clothing shops, restaurants, banks, hair dressers…), the touristic settlements (bars, casinos, night-clubs…), as the cultural facilities (museums, theaters, cinémas…).
The palais Mary, located close to the bus-stop Gambetta-Promenade, is served by several lines of regular urban and suburban bus lines (even on Sundays). The fare is attractive : 1 or 1,5 € for any journey, connections allowed within a duration of 74 minutes. This facility allows to explore not only the city of Nice but the seaside or mountain resorts within a radius of about 50 km. Nice is also served by a dense net of bikes to hire in free service (“vélos bleus“).
