The Space

I have a entire private floor to rent in a gorgeous three storey house in the heart of Williamsburg. It's your own self-contained apartment within the house. You will have all the privacy you require.

You'll have your own private entrance from the front garden and your own private bathroom. You have use of rest of the house too, kitchen, living room, and sunny south facing deck for BBQ.

Always lots of free parking on the street and also having a lots of friendly advice on any of the great local amenities from a local who knows the city well.

The house is big, bright and airy with an outdoor deck and front garden and sits right on Cooper Park - one of the few parks in Williamsburg. It's a super quiet block, but only minutes from the subway and all the bustle of WIlliamsburg.

You'll have the garden apartment all to yourself - a large open plan room that opens to the front garden through your private door that no one else uses.

The room features a very comfy queen/double bed, private bathroom, shower, and work desk. The queen bed sleeps two very comfortably making it a great place for a couple or two friends to stay. There's a self-controlled thermostat in your room, so you can make the place as warm as you want.

There's also a desk to work at and plenty of space to hang out or do your yoga in the morning.

Included in the rental is:

Upstairs on the middle floor there's a large open plan living room and dining area, and chef's kitchen with a brand new Viking gas cooker which you're welcome to use.

The kitchen opens out onto a fabulous outdoor deck where you can sit and enjoy your morning coffee or have a drink at night. The deck is south facing and gets full sun all day.

There's also a covered porch and garden out the front where you can sit and watch the park activity or read. The park has tennis and handball courts, a dog run, basketball courts, a kids playground, exercise bars, and is popular for jogging. There's a yoga studio across the street and a gym five minutes away that does daily rates. McCarren pool is a recently renovated open air swimming pool just a short walk away.

You'll be right in the center of Williamsburg, but the street is totally peaceful, safe and quiet at night. You're just three minutes walk to the Graham Ave L subway stop. So you're only ten minutes away from Manhattan. Union Square, East Village, West Village and Chelsea are all really close on the L train. Plus a short walk gets you to the G train too to get you to other parts of Brooklyn or Queens. It's a very convenient location and a really great neighbourhood.

I'm a filmmaker from Ireland and having travelled the world love to welcome guests and meet new people. I've lived in the neighborhood for almost fifteen years, and I'll do everything I can to make you feel at home here. As my studio is in the same building check in and out times are usually very flexible.
It's my own house, not a rental, so no need to worry about running into grumpy New York City landlords on your way in! :)

It's a great house. I'm a very easy going and I love to have guests. I'm on the top floor most of the time so I'll be well out of your way, if I'm here at all. I'll be more than happy to share any of my NYC top tips and favourite places with you.

I can speak French and Italian, Spanish and some German if that helps!

Guest Access

You get the entire garden apartment to yourself. You have your own door to the house, so you can come and go as you please. You also get your own private bathroom and shower. It's like having your own apartment in Brooklyn but with the added luxury and lots of extra space a house has to offer.

The middle floor is shared with me, so you have a large dining table, chef kitchen with Viking gas range, living room with a baby grand piano, a porch area that looks over the front garden and out the back is a sunny south facing deck for relaxing, sunbathing, or having a BBQ.

Interaction with Guests

I work from home a lot in my studio which is on the top floor, so I'm often around to make sure you're comfortable while staying here. I know the area really well having lived here 14 years and always happy to suggest places to go, eat, drink, shop, how to get around.

The Neighborhood

The area is great for eating and drinking. Really delicious and well priced restaurants are just a stone's throw from the front door. Wander down towards Bedford Avenue which is within close walking distance for literally hundreds of fun bars and restaurants and the best in Brooklyn night life. There are plenty of great shops just by the local subway station too.

Getting around

The location is great here. It's just a three minute walk to the L train which comes every few minutes and cuts right across Manhattan. From the train you're in the East Village or Union Square in about ten minutes. The L meets up with pretty much every major subway line, so getting around is really quick and easy.
The G train is a ten minute walk or just one stop on the L, so if you want to head up to Queens or into Brooklyn without having to go into the city that's totally easy too.
Lots of buses, very quick and easy taxi service that calls to the house.
Also great to bike around Brooklyn with lots of bike lanes and flat terrain.

  • Paul was a fabulous host, we would absolutely recommend staying with him in NYC. We had everything we needed during our stay, and he even provided us with some very thoughtful toiletry extras. The space was clean and perfect for someone who is looking to be in a hip neighborhood, but a little off the beaten path. It was quiet, and provided us with the chance to rest and recharge.
    We only ran into Paul a few times during our stay -- he was so helpful to us when our flight got cancelled and we had to figure out new overnight plans for our last evening in the city. We really enjoyed chatting with him and appreciated how generally personable he is! It made for a comfortable first airbnb experience for us, and we would definitely book again with Paul on future trips to NYC.

  • This was my first Air B 'n' B experience and it couldn't have been better. Paul is a really welcoming host, with tons of tips and advice on the local area. His home is beautiful, and having your own floor with a separate entrance means you've got privacy if you want it. The room is a real retreat - lovely and quiet after the mania of the city, and its great to have your own bathroom. The area is perfect too - Paul's house is on a really quiet street but the subway is just a 5 minute walk and from there it's only 10 minutes into Manhattan. There's tonnes to do in Williamsburg itself too, if you don't fancy heading into the city. I'd definitely stay with Paul again next time I was in New York.

  • Paul was a complete sweetheart and a tremendous host. He was accommodating of our very late arrival, and my friend and I were touched that he had left out mugs and supplies for making tea or cocoa.

    Paul provided VERY detailed information surrounding the house location and neighborhood in advance, and the apartment was exactly as promised. I loved how quiet the room was - great for catching up on rest after a day of exploring the city! It was also a short, easy walk from the subway. We loved pretending to be locals.

    It was a pleasure chatting with Paul each morning, and we were grateful for his generosity with breakfast supplies. I'll absolutely keep Paul in mind if I ever return in the summer - it would be lovely to take advantage of his adorable porch when it isn't 35 degrees out!

  • A storm prevented us from traveling, so unfortunately we didn't get to stay with Paul. However, he was amazingly generous and kind about the whole situation.   • My stay at Paul's house was fantastic, so much better than I could have hoped for! The house is lovely and very well located, opposite to a beautiful park and there is a yoga studio 2 blocks away. The room is very spacious, it has everything you might need. It has its own entrance, which gives plenty of privacy, but at the same time you just have to go upstairs to be in a homely and cozy atmosphere, where delicious smells from Paul's kitchen are usual and a nice conversation is always an option. Paul is a lovely person, very polite, easy to talk to and fun. Always attentive to whatever you need, and willing to listen and enjoy a conversation. I'm really happy to have met Paul and to the chance of sharing his gorgeous house. I would definitely come back, highly recommended!

  • Paul is an extraordinarily helpful host - already making sure nobody gets lost on the way to his house. The accommodation is a charming souterrain en-suite bedroom in his cozy terraced brick house; plus the backyard deck patio and fully equipped kitchen cater for all domestic needs. It lies in a quiet, homely part of Brooklyn, yet only a few blocks away from the L train (the reliable subway line to Manhattan), and relaxed bars and restaurants. The artsy hipster Bedford avenue is only a short walk from here also.
    As a host, Paul is attentive without being intrusive at all, nice and very interesting to talk to.
    This area of Brooklyn is an absolute find on my New York trip. With easy and swift access to Manhattan, this location offers best of both worlds.

  • We had a good time at Paul's place . His house is large and there is room enough for two persons and more. The big bedroom is in the basement, witch means that it is a cool place to sleep in the summer. The shower is small.
    The living room is big and the kitchen with the refrigerator is for sharing . You can use free internet WiFi everywhere in his house.
    Paul is a very kind person and interested in you and how to advice you. He is very often either in his own part or absent. But when you need him, he is always available. He knows a lot of all the things you want to know as a tourist.
    The price is a little to high.
    My wife and I recommend this place to stay here.

  • We had a wonderful time at Paul's place! The rooms are lovely decorated and we had our own floor with a private bathroom. Also nice neighborhood, very quiet and only a short walk to the L trains at Graham Ave or Grand St. We would highly recommend to stay at Paul's place, he was such a nice and helpful host!
