I have a very comfortable modern studio apartment to rent in a gorgeous three story house in the heart of Williamsburg, Brooklyn. It's your own self-contained studio apartment within the house. You will have all the privacy you require. The place was renovated this year so everything is new.

You'll have your own private entrance from the front garden and your own brand new fully renovated bathroom. You also have full use of the porch (terrace) which looks over the park and front garden and has a dining table an chairs for eating or drinking outside.

The apartment is a large open-plan studio apartment. Chic and modern, the apartment features a very comfy queen (double) bed, brand new bathroom with all new fixtures and a really great shower, flat-screen HDTV with Netflix, Hulu Plus and local cable channels, free WIFI and work desk. Central Air conditioning.

The queen bed sleeps two very comfortably making it a great place for a couple or two friends to stay. Great for solo travelers too. There's a self-controlled thermostat in your room, so you can make the place as warm as you want.

It's a short term rental only so there is no full kitchen - there is a fridge and microwave here for you plus a kettle for your morning tea and coffee, plus all the bowls, cups and plates you'd need to make your own breakfast or lunch. There are 100's of fantastic restaurants in the area too, and I have a great list of recommendations, plus lots of delivery menus here.

Included in the rental is:
• Your own private en-suite bathroom with shower is right off your room.

• Full use of the outdoor porch and garden to eat outside in the summer

• and also lots of friendly advice on any of the great local amenities from a local who knows the city well.

The house has lots of outdoor space and sits right on Cooper Park - one of the few parks in Williamsburg. It's a super quiet block, but only minutes from the subway and all the trendy bars and restaurants of Williamsburg. You would never know that you're only fifteen minutes from Manhattan.

The front porch opens out onto a garden with a view of the park. There are chairs and a table on the porch where you can sit and enjoy your morning coffee or have a drink at night.

The park has just been renovated, and has tennis and handball courts, a dog run, basketball courts, a kids playground, exercise bars, brand new skate park, and is popular for jogging. There's a yoga studio across the street and a gym five minutes away that does daily rates. McCarren pool is a recently renovated open air swimming pool just a short walk away.

You'll be right in the center of Williamsburg - with all its world class restaurants, hip bars, and great shopping - but the street is totally peaceful, safe, and quiet at night. You're just three minutes walk to the Graham Ave L subway stop.

A short walk gets you to the G train too to get you to other parts of Brooklyn or Queens. It's a very convenient location and a really great neighbourhood.

I'm a filmmaker from Ireland and having travelled the world love to welcome guests and meet new people. I've lived in the neighborhood for almost fifteen years, and I'll do everything I can to make you feel at home here. As my studio is in the same building check in and out times are usually very flexible.

It's my own house, not a rental, so no need to worry about running into grumpy New York City landlords on your way in! :)

It's a great house. I'm a very easy going and I love to have guests. I'm on the top floor most of the time so I'll be well out of your way, if I'm here at all. I'll be more than happy to share any of my NYC top tips and favourite places with you.

I can speak French and Italian, Spanish and some German if that helps!

You get the entire garden apartment to yourself. You have your own door to the house, so you can come and go as you please and are the only people using this entrance. You also get your own private bathroom and shower. It's your own studio apartment in Brooklyn.

Interaction with guests

I work from home a lot in my studio which is on the top floor, so I'm often around to make sure you're comfortable while staying here. We have completely separate spaces though so you will only see me when you need directions or help with finding a great local restaurant.

I know the area really well having lived here 15 years and always happy to suggest places to go, eat, drink, shop, how to get around.

They keys for the place are very expensive to get copies made of so please don't lose them. If you do I'll have to charge a $50 per key fee.

Paul was a superb host, always responding to messages and queries super-fast. Nothing was a problem. The apartment was superb, everything as described, with access to laundry facilities, Netflix, fast wifi. Location is ideal, with a short walk to the L, lots of great shops, delis, bars and restaurants. Easy to get to Manhattan quickly, and a much better place to stay for the local New York experience. The apartment is opposite a park, with leafy quiet streets surrounding it. I would happily come back again. The only thing lacking was air conditioning (June is pretty humid) but that was being installed after I left, so all good. Thanks Paul for an easy, comfortable stay in Brooklyn.

You probably don't need me to tell you this by now but Paul's place really is a great little apartment and exactly what we needed for our city break. Paul was accommodating throughout and was communicative but not overbearing. He offered to let us check in a night early because he knew we were already in town, and he let us stay almost the whole day at the end and keep our bags at the place because nobody else was checking in till later. He really couldn't have done more for us. I may be back in NYC for work next year and if I am, this is where I'll be staying!

First of all: Paul was the perfect host, although we actually haven't met. But he was constantly in contact with us, asking if everything is ok, providing lots of tipps and support. Regarding the apartment: It's a nice, roomy apartment with everything you need. The bed is big and comfy. The bathroom is quite small but very new and clean. We had a nice feeling of "coming home" in the evenings after long trips across the city. So we can recommend Paul and his apartment a 100%!
