HEART OF WINE COUNTRY PRIVATE BEDROOM
A splendid room is in a splendid house. Enter the house through the front porch where you see friendly neighbors during their daily morning and afternoon walks. See the vast open space across the street that borders the splendid house where birds dance around all day long. Step into the large living room with wooden floor, a large desk, a marvelous fireplace and an intimate dining table where you can feel home away from home. Venture into the spacious kitchen where you have access to prepare daily meals and enjoy the sunny atmosphere. The kitchen is nicely apportioned with plenty of kitchen cabinets. One is assigned to a guest, and I provide cookware, plates, utensils, cups and glasses, etc.
Are you ready to step inside your room? Walk through the hallway to the second door on your right and you will enter the spacious HEART OF WINE COUNTRY PRIVATE BEDROOM. Your large bedroom with has a wooden floor that contains full size bed, a closet and a shared bathroom. It is fully furnished with chest of drawers, desk, lamps, chair, and a mini fridge.
The house is located off Petaluma Hill Road in a quiet and family friendly neighborhood and is very centrally located. You can walk or bike to shop at Target, Costco, Lola’s supermarket, and downtown Santa Rosa. There are also bus stops nearby to catch public transportation.
By the way, there is free wifi in the house.
I welcome guests who are respectful, clean, mature, quiet and adhere to our house rules. I ask my guests to clean up after themselves after each kitchen and bathroom use. Maintenance of the house is a collective effort.
Kitchen, laundry, yard
Please note that the kitchen is a shared space and that people who are cooking and needing the kitchen table and counter to prepare, cook and eat their meal have first priority to be in the kitchen. Since there are several guests and one kitchen, I expect everyone to cooperate in order to have a pleasant stay.
Please do not hang out at the kitchen during these time slots: 7am to 10am during breakfast hours, 11am to 2pm lunch time during lunch time and 4pm to 9pm during dinner time. During these time slots please do not stay in the kitchen to work on your computer or hang out unless you are preparing or eating your meal even if no one else is at the kitchen.
In addition, people who do not have their own mini fridge have first priority use of the kitchen and downstairs fridges. If you have a private room with a mini fridge please limit your use of the kitchen and downstairs fridges.
Interaction with Guests

Please refer to contract if applicable. Otherwise, this set of rules comprises part of host and guest contract. Additionally, guests must follow all rules as noted by airbnb.
Any long term guest whose reservation is beyond 30 days understands and accepts that a 30 day notice has been provided effective 30 days prior to termination of reservation. Additional notice is not required by the manager or owner.
Your rental space is limited to the apartment, private room, or a bed in a shared room as specified on airbnb itinerary. For a guest who resides in a room or bed space located in a house, you have access to communal areas if applicable.
Communal areas are defined as kitchen, bathroom, garden, laundry area, and subject to owner and property managers’ discretion. However, the Congdon house does not have a laundry facility at this time. A guest will not access other areas of the house such as garage, roof, driveway, etc. except during emergency evacuations. Your rental does not include storage of your personal items. Owner and property manager may revoke use of any space or area if a guest does not adhere to house rules. Any damage that you incur on or unto property will be your personal liability. We are not responsible for stolen or damaged personal items. You are responsible to pay for lodging, rent or damages of additional guest(s) with whom you share a private room or bed space. Only street parking is available.
No smoking. No illegal drugs. No parties or disruptive behavior. No pets. Treat property as if your own. Must be independent. Respect each other, property manager, owners and their employees. Please clean up after yourself. Be financially responsible. Follow the golden rule: treat others with respect and expect respect from others. Please provide your own toiletries.
Although I did not meet Maria she was very helpful and responsive to emails and text messages. The room was clean and comfortable for the price although a little noisy when the heating kicked in, so I agree with the guest who suggested earplugs if you are a light sleeper. Bring your own toilet paper and towels as they are not provided. There was an issue with a long term guest who was not cleaning up after himself but Maria was quick to sort that out once she was notified. I have been told he will be moving out soon.
The neighborhood felt safe and was conveniently located.
If it weren't for the issue with the long term guest I would have given 4 stars.

This room fit my needs well. It provides the basics: comfortable bed, desk, and space for your clothing (and a mini-fridge). It's in an SRO-type of house so if you're looking for a more private living situation, this would work for you. Other than sharing a spacious kitchen and a small bathroom, the other tenants were friendly and helpful but for the most part kept to themselves. The WiFi is consistently fast and there's free laundry. I would recommend using a fan or earplugs at night as noises can be easily heard. The neighborhood felt safe and it was great to park in the driveway. Maria was accessible by phone for any questions.
Great buy. I'm a travel nurse so I spend quite some time in different cities. This location was perfect. Easy to navigate, room was clean and bed soft. The other house guest are nice as well.
As before when I stayed, it was a joy to deal with Maria. She is always cheerful and professional and her rooms lovely.
I stayed at the Santa Rosa house for 3 months. It was a good deal for me since the only other option at the time was an extended stay hotel for more than double! The room was comfortable enough and the wifi works well most of the time. The only time I noticed it slowed down was when I think multiple people were trying to stream movies. The neighborhood has lots of families and feels safe. I have walked to the bus stop, to nearby shopping, and even the fairgrounds. It's great to park in the driveway and have free laundry. There is a cleaning lady that comes once a week now, which is a huge help. The roommates tend to keep to themselves. The wood floors and the doors of the house can be quite noisy when people have opposing sleep/work schedules so bring your earplugs if you are a light sleeper! I only briefly met Maria one, but she was very friendly, easy to reach, and accommodating. Overall, this house worked well for me and I would stay here again!

I have always dreamt of having such a website available to feature our houses. I am delighted that such a format exists!!
I enjoy traveling and meeting new friends. I am hoping to take a break and travel the U.S. on Amtrak as soon as I get a break. Perhaps visit a few friends on the (website hidden) website.
