The space


A splendid room is in a splendid house. Enter the house through the front porch where you see friendly neighbors during their daily morning and afternoon walks. See the vast open space across the street that borders the splendid house where birds dance around all day long. Step into the large living room with wooden floor, a large desk, a marvelous fireplace and an intimate dining table where you can feel home away from home. Venture into the spacious kitchen where you have access to prepare daily meals and enjoy the sunny atmosphere. The kitchen is nicely apportioned with plenty of kitchen cabinets. One is assigned to a guest, and I provide cookware, plates, utensils, cups and glasses, etc.

Are you ready to step inside your room? Walk through the hallway to the second door on your right and you will enter the spacious HEART OF WINE COUNTRY PRIVATE BEDROOM. Your large bedroom with has a wooden floor that contains full size bed, a closet and a shared bathroom. It is fully furnished with chest of drawers, desk, lamps, chair, and a mini fridge.

The house is located off Petaluma Hill Road in a quiet and family friendly neighborhood and is very centrally located. You can walk or bike to shop at Target, Costco, Lola’s supermarket, and downtown Santa Rosa. There are also bus stops nearby to catch public transportation.

By the way, there is free wifi in the house.

I welcome guests who are respectful, clean, mature, quiet and adhere to our house rules. I ask my guests to clean up after themselves after each kitchen and bathroom use. Maintenance of the house is a collective effort.

Guest access

Please note that the kitchen is a shared space and that people who are cooking and needing the kitchen table and counter to prepare, cook and eat their meal have first priority to be in the kitchen. Since there are several guests and one kitchen, I expect everyone to cooperate in order to have a pleasant stay.

Please do not hang out at the kitchen during these time slots: 7am to 10am during breakfast hours, 11am to 2pm lunch time during lunch time and 4pm to 9pm during dinner time. During these time slots please do not stay in the kitchen to work on your computer or hang out unless you are preparing or eating your meal even if no one else is at the kitchen.

In addition, people who do not have their own mini fridge have first priority use of the kitchen and downstairs fridges. If you have a private room with a mini fridge please limit your use of the kitchen and downstairs fridges.

Other things to note

Santa Rosa requires payment of transient tax if reservation is less than 30 days. It is 15% with processing fee included-- an amount which I bill via airbnb resolutions tool.

Any long term guest whose reservation is beyond 30 days understands and accepts that a 30 day notice has been provided effective 30 days prior to termination of reservation. Additional notice is not required by the manager or owner.

Your rental space is limited to the apartment, private room, or a bed in a shared room as specified on airbnb itinerary. For a guest who resides in a room or bed space located in a house, you have access to communal areas if applicable.

Communal areas are defined as kitchen, bathroom, garden, laundry area, and subject to owner and property managers’ discretion. However, the Congdon house does not have a laundry facility at this time. A guest will not access other areas of the house such as garage, roof, driveway, etc. except during emergency evacuations. Your rental does not include storage of your personal items. Owner and property manager may revoke use of any space or area if a guest does not adhere to house rules. Any damage that you incur on or unto property will be your personal liability. We are not responsible for stolen or damaged personal items. You are responsible to pay for lodging, rent or damages of additional guest(s) with whom you share a private room or bed space. Only street parking is available.

No smoking. No illegal drugs. No parties or disruptive behavior. No pets. Treat property as if your own. Must be independent. Respect each other, property manager, owners and their employees. Please clean up after yourself. Be financially responsible. Follow the golden rule: treat others with respect and expect respect from others. Please provide your own toiletries.

Maria's place is very good and located in a nice, quiet, convenient neighborhood. It has everything necessary to live comfortably for however long the stay. I've stayed there a number of times and have been satisfied each time.

It was as described in the listing. Bring your own TV, cooking equipment, and cleaning supplies. I was a long term tenet and made some new friends. It was close to some nice hiking trails and within walking distance of Target and TJs.

The initial contact w Maria was fast and went smoothly. Upon entering the house the overall feeling was that of "grunge and ick"! There were no screens on a bedroom window and none on the patio door. The kitchen did not have decent dinnerware, chipped plates and a total of 3 forks and a few miscellaneous glasses. There were a few pots and pans, however. The roommates cleaned up after themselves and were respectful of each other. The place has not seen a good cleaning in years and should get one ASAP! You get what you pay for with this place!

My handyman Bob is also my house cleaner, so I think he knows what he is doing. Well, as mentioned before, if a guest is not happy within 24 hours of her stay, she should cancel the reservation. Bonnie stayed for almost a week when she cancelled her long term stay. I am surprised that the other guests are still at the house given her description. I guess Bonnie just wants to destroy my reputation as a host due to her own bitterness.

This is my first Airbnb extended stay, and Maria made it very enjoyable for me. The house is great and is very close to several major stores and roads. The room was great as well- a nice bed, desk, dresser, etc. There is also a mini fridge in the room, but the kitchen is equipped with two refrigerators, so I never used it. Best of all, Maria was very accommodating to my needs. Although she prefers long stays, she allowed me to extend my stay for a few days, which helped me transition to my new home. I never met Maria, didn't have to, but she communicates just fine through email. Thank you Maria!

Although I did not meet Maria she was very helpful and responsive to emails and text messages. The room was clean and comfortable for the price although a little noisy when the heating kicked in, so I agree with the guest who suggested earplugs if you are a light sleeper. Bring your own toilet paper and towels as they are not provided. There was an issue with a long term guest who was not cleaning up after himself but Maria was quick to sort that out once she was notified. I have been told he will be moving out soon. The neighborhood felt safe and was conveniently located. If it weren't for the issue with the long term guest I would have given 4 stars. I would stay there again.

I have always dreamt of having such a website available to feature our houses. I am delighted that such a format exists!!

I enjoy traveling and meeting new friends. I am hoping to take a break and travel the U.S. on Amtrak as soon as I get a break. Perhaps visit a few friends on the airbnb website.
