The space
Before I tell you about our great guest tent I must let you know that, for the first time in 12 years, I'm having to raise the nightly rate in mid-September. This is because Airbnb has quintupled the fees that hosts pay, and I simply can't afford to take that loss. It's important to me that the tent is affordable for budget travelers and I regret having to do this. If you want to make a future booking between now and September 14, you will be billed at the old (current) rate of $35/night, reservations made after September 14 will be $40/night.

Okay, now for the fun part!

Our cabin style guest tent is officially for four people- 7’ x 8’ x 76" high- and it makes a very comfortable amount of space for one person. It’s situated in the back of our large and quiet garden, tucked into a private corner, and under a translucent roof for sun and rain protection.

Inside the tent, you’ll find a padded rug on the floor, and an excellent twin size mattress on a low bed made up with all cotton flannel sheets, pillows, warm blankets, wool mattress pad, and 2 down-alternative comforters, making it warm and cozy year round (check our reviews from happy winter campers!). Towels are provided. There is good wireless internet that reaches to the tent, and a battery operated lantern sits on a little table by the bed. Please note that there's no power in the tent, you'll charge your electronics in the house. Outside the tent you have your own little sitting area, and you are always welcome inside the house to hang out, do light cooking, work on your computer, or such. You will have 24/7 house access. Washer and dryer are available for a small fee.

Our household includes 3 friendly, independent, and considerate adult human types and 1 sweet cat.

For spring-fall guests, the temperatures are typically in the high 50s-low 60s at night and low 60s-low 80s during the day. In winter, daytime temps can vary from 40-70, nighttime from 35-55. Year-round it's chilly at night, so be sure to pack a scarf, sweater, and jacket!

Re accessibility, there are 3 steps from the front walkway to the front door, no steps inside the house, and 9 steps from the back door to the garden. Access to the tent is through the house.

Please understand that this is a home where real people and animals live, not a hotel with a staff. We have bi-monthly professional cleaning and do our best to keep things clean and tidy in between, but it's just not possible to keep it perfect, and you may encounter such things as a few dirty dishes waiting to go into the dishwasher, or dust waiting to be vacuumed. Thank you for understanding!

Please note that check-in ends at 10pm, exceptions for late arrivals can sometimes be arranged.

Guest access
You will have 24/7 use of the house and garden- including kitchen for light cooking- shared with 2-3 interesting, friendly, open-minded, and independent people of varying ages. There are a washer and dryer available for a small fee.

Other things to note
• Keeping noise levels down is critical to our ability to host, so please be mindful of that. No speaker phone conversations are allowed and you must use earbuds to stream in the tent or garden. We may have to ask to leave if you are unduly noisy.
• Tobacco and cannabis smoking are okay in the garden, but NOT inside the tent.
• If you are traveling with a large suitcase please be able to carry it by yourself up and down our steps (3 in front, 9 in back) as there may not be anyone available to help you.
• Parking on our block is restricted to 2 hours during weekdays for non-residents, but you can park anytime a block or two away. We also have one spot in the driveway that we can sometimes make available.
• Since we live in a semi-arid climate with recurring droughts, we take water conservation seriously. To this end, be aware that we do not flush the toilet every single time just for pee (but we DO flush pee before it gets funky!). Limit of one shower a day.
• The minimum booking is 4 days spring to fall and 3 days in winter, maximum is 14 days, but I can sometimes make exceptions if you need a few extra days. Write me to inquire.
• Please do note that you will be sharing one bathroom with up to 3 other people, which works just fine as long as everybody is considerate and communicative (we're not generally a 9-5 household, so in the morning shower competition is minimal). A chamber pot for pee is provided so you don't have to trek to the house at night.

Neighborhood highlights

Our neighborhood, composed of vintage houses from varying eras, is safe (but we are in a city and, of course, one must be alert when out and about) and quiet. The location is great- just a block to BART and buses, and easy walking distance to the Monterey Market shopping area, Berkeley Natural Grocery, University Avenue, and several cafes/restaurants. We're about 1.5 miles from the University and downtown Berkeley, reachable by BART, bus or on foot.
