The space

Cute Private Studio apartment located in Willow Spence National Historic District. It is walking distance from Convention Center (3 1/2 blks) and Entertainment District. Save on cab fares. It is also within pedicab boundaries. Bus stop around the corner, takes you straight downtown.

Worried about food? Great food abounds! Iron works BBQ 2 blks away, Cenote and 24 HR IHOP 2 blks away, Rainey Street with bars and restaurants only 2 1/2 blks away , all within a safe walking distance.
The apartment is located upstairs above garage, completely separate from the main house. This little 1930's apartment features wood floors and lots of windows. The kitchen has a full size refrigerator, sink, granite counter-top, microwave, hotpot, toaster oven and coffee-maker. The kitchen does NOT have a working cooktop. The apartment has 32" LCD TV and Roku with netfix ,HBO Go, HULU and Amazon Plus, as well as Books to read. The apartment is equipped with Air Conditioning,heating, blow dryer, ironing board and iron.
One double ( Serta perfect sleeper firm ) and one single bed (Sealy posteurpedic). Upon request, an additional single bed can be added for $15 per night, for a total of 3 beds. Rates based on double occupancy. $45 for additional people. (Example- 1 extra person plus optional one extra bed for a total of 3 people and 3 beds would incur $60 per night charge for the length of the reservation). Extra bed charge to be paid upon check-in. Non- smoking room. Smoking area provided outside on patio. No pets allowed. Rates start at $95 per night / double occ. Rates for Holidays and special events may be found on calendar.

No need to contact in advance to check for availability. If the calendar shows it is available then please feel free to request reservation.

Parking on street with "resident parking permit" . Permit requires a $50 deposit.

Hotel Occupancy taxes of 9% City of Austin and 6% State of Texas are required.
If you reserve prior to May 1, 2017 , no taxes have not been added to your charges collected by Airbnb. Arrangements must be made to pay prior to check-in.
After May 1, 2017, Airbnb will collect for the 6% State Occupancy tax(hotel tax) but not the 9% City hotel occupancy tax. So after May 1, 2017, I will still need to collect for the 9% /City of Austin hotel occ. tax either at check-in.
Sorry for the inconvenience.
It would be less confusing and more convenient if Airbnb would collect all the hotel taxes. Please send them your input, if you would like this simplified.

Sylvia's place is wonderful! It's bright & clean & in a nice, quiet neighborhood. It's close to Rainey St. nightlife & close to Cenote (really good food & coffee!). It has great TV options (Netflix/HBO), & I was able to keep up with Game of Thrones while on vacation :) Sylvia is very nice & friendly & accommodating. I highly recommend staying at her place if you're visiting Austin!

Lovely space; short walk to downtown Austin. The room was cool during 100º days. It's absolutely charming, and has all the amenities one could need, and even more. Can't recommend it enough, especially if you are, like I was, avoiding a hotel for a conference.

There is so much natural beauty to enjoy as well. I especially enjoy Barton Springs Pool in the summertime along with the Zilker Hillside theater productions. SXSW, Austin City Limits Festival and the East Austin Art Studio Tour are among my favorite events. I also enjoy a sunset cruise on my canoe to Congress bridge to see the Mexican Freetail Bats come out for their nightly feeding.
