Great location: Pacific Heights neighborhood: safe, clean, centrally located, 99/100 walk score. Clean and fully equipped. Lots of space (1250sf). Quiet and private. I live locally; hosting for 4+ years; will be attentive but not intrusive.

The space

This is the place to stay if you want a spacious home-like feeling right in the middle of the City. I'll do everything I can to make your stay comfortable. While you're here, you should feel like this is your home too - and thank you for keeping in mind that this is my home - this is not a hotel or rental property. You will enjoy full, private, exclusive use of the entire apartment - there will be no other AirBnB guests staying here during your stay.

In each section below, I've tried to provide as much info as possible, plus plenty of photos - please read the description below, if you still have a question, then send me a message and I'll gladly answer your question.

GENERAL:
My place is a 2 bedroom, 2 bath flat, with a living room, dining area, fully equipped kitchen, and a small backyard with a lemon tree and BBQ grill. It's clean, safe, quiet, and centrally located with plenty of space (approx. 1250 sq.ft.). Parking is available (see below).

NUMBER OF GUESTS:
Several times 8 adults have stayed here and more (including luggage). Three people sleep comfortably in the master bedroom; two people sleep comfortably in the second bedroom; and extra guests sleep in the living room. In the living room I add either a single conventional spring mattress or a queen air mattress (double thick, approx 20 inches), plus there's a sofa couch - each of these are actually very comfortable. All these may be used at the same time for a total of 8 guests.

LOCATION:
Central, safe Pacific Heights. Walk Score of 99 (out of 100 - near perfect score)!! Walk to lots of shops, restaurants or bars. Walk to Fillmore, Union, Polk, Hyde. Whole Food market 4 blocks away. Lafayette Park two blocks. One to three blocks to main SF Muni bus routes; and five blocks to the cable car line. One mile (1.5 km) to Ghiradelli Square, Aquatic Park, Fisherman's Wharf. One mile to Davies Symphony Hall, Opera, Ballet, City Hall and Civic Center. Easy access to Golden Gate Bridge or freeways south.

MASTER BEDROOM:
Bright and sunny, with private full bath. Enormous Eastern King size bed with a top line mattress that feels like you're sleeping on a soft, puffy cloud with good support. Lots of dresser and closet space.

SECOND BEDROOM:
Bright and sunny, large private bedroom (13' 6" x 11' 3" = 152 sf) with typical SF closet (small but sufficient), 6 available dresser drawers, and a very comfy double bed. Freshly painted walls and very clean.

Both bedrooms have large, double pane windows that offer lots of light, or close the blinds for privacy, or open the windows for fresh air and hear fog horns as you drift to sleep at night (weather permitting), or close the windows for cocoon-like quiet (double pane, and bedroom is away from the street on backside of building overlooking backyard and garden).

MASTER BATHROOM:
Newly remodeled. Travertine stone from floor to ceiling. Standing shower. Window for plenty of fresh air.

HALLWAY BATHROOM:
Recently remodeled. Shower over a wonderful Japanese soaking tub (bath salts provided). The sink is big with lots of surface area for bathroom stuff. There's a large mirror and great lighting. Ventilation exhaust fan and functional exterior window provide good air circulation. The floor is beautiful in-laid tile.

KITCHEN
is available for full use. Fully furnished with pots, pans, dishes, glasses, utensils, etc. Fully equipped with full-sized four-burner gas stove with under oven, microwave, toaster-oven, toaster, blender. Dishwasher and garbage disposal make clean-up a breeze. Refrigerator and freezer have plenty of space. Simple, common sense rules and safety: Clean up after yourself; If you break it, fix it or replace it; and Turn OFF the stove, oven, lights and all appliances when you’re done.

LIVING ROOM
is available for full use. Light a log in the fully functional fire place and enjoy the warmth and glow of a fire while you read, lounge, watch a movie or listen to music. Lounge in the recliner chair or on the large very comfy couch while resting your beverage or feet (or both) on the leather ottoman. The 52” big screen with wall mounted surround sound and Blue-ray DVD player make for a great media experience (keep volume respectful for neighbors – it will shake their fine china). We have no cable TV so bring/rent your own DVDs or stream through your device using the VGA cable connection. The area rug is well padded and great for stretching or yoga. Lots of plants make the living room and dining room feel “alive.”

DINING ROOM:
Wooden dining table seats six (6) and up to ten (10) with expansion leaves which are stored in the garage. Please protect the wood by using place mats, coasters, or a table cloth. It’s also a great place for working on the laptop or board games (list available). The chandelier has a dimmer switch to control the lighting just right for any mood or activity.

BACKYARD:
the back patio has a gas grill (you're welcome to use it at no additional charge, just be sure to turn off the gas tank valve, clean the grill, and put the cover back on once it cools off). The border garden includes a mature lemon tree (delicious!), fresh mint (great for tea or lemonade), rosemary (tasty on BBQ chicken), roses, iris, cala lillies, etc. Smoking is allowed outside in the patio area only.

GARAGE:
The garage is on the ground floor. There's lots of storage space in the garage - in the past, guests have stored bikes, surf boards, baby strollers, large art work, etc. – please ask ahead of arrival if you need garage space.

PARKING:
3 choices for parking: (1) street; (2) outdoor unattended; (3) indoor garage. (1) Street parking is free* (as available) but M-F 9-6, after 2 hours a permit* is required (see the SFMTA website for details and price*). (2) Outdoor, unattended lot is around the corner (1 block away) at $10 per day. (3) Indoor garage space in my building is available for $20 per day.

LAUNDRY:
There's a washer and dryer in the garage available for your use (one load per two days stay included, additional loads $4 per load wash+dry). The dry cleaner is less than 1 block away.

BUILDING:
Our place is on the 2nd floor of a 2-unit building - the other identical unit is above us so there is sometimes the usual "footstep" noise on the ceiling as is common in dense urban buildings - I've lived here for 8 years, it's infrequent and not bad. Constructed in 1950, the architecture has beautiful art-deco touches: classic lines on fire place mantel, parquet hard-wood floors throughout, and detailed crown moulding throughout. The muted earth-tone paint makes for a very nice environment.

COMMON AREA:
There are only two units in the building. The only neighbors (upstairs) are very cool and the building has a very home-like, community feel. Please be conscientious with sound (normal "civilized" noise is expected and welcome, we've never had an issue in 8 years and it's nice to keep friendly with the neighbors). Also please be very diligent with security (please be sure the front gate latches behind you as you enter and exit).

NON-EXCLUSIVE USE:
You will be the only AirBnB guest during your stay. There will be no other AirBnB guests here during your stay. However, I will most likely stop by once in a while to check on the place. Throughout your stay I make every effort to provide you the maximum privacy possible. I usually try to sleep elsewhere when AirBnB guests are here. Due to recent changes in the law, I must stay in my place a minimum number of nights per year - this may or may not affect your time here. Please check with me on a case-by-case basis.

CHECK-IN / CHECK-OUT
Standard check-in is after 4:00 PM and check-out before 11:00 AM. However, due to constraints of my schedule, the housekeeper, or other guests this may move plus or minus an hour or so - we will clearly communicate any changes from these standard times. I will try my best to accommodate special arrival and departure schedules. Please understand that it is very difficult (impossible) to always accommodate all parties all the time.

We look forward to welcoming you to our home and wonderful City. We have hosted artists, actors, movie directors, professional triathletes, and lots of friends and family for many years. This is the San Francisco "home away from home" for many. Although listing with AirBnB for around 3 years, we’re seasoned hosts for many years. Our hope is to for our guests to enjoy a comfortable home environment and wonderful San Francisco experience. This is an ideal place for a traveling family or close friends.

Guest access

Guests have access to everything in the unit as well as the common area backyard. Garage storage and parking available at extra cost.

Interaction with guests

I try to greet every guest. I try to stop by every few days just to be sure everything is ok. I do insist on having access to the unit due to prior vandalism by AirBnB guest.

Other things to note

I wish I didn't have to specify the following points, unfortunately prior guest experience has proven the following rules necessary:
(1) Bed sheets must be changed and washed at least weekly;
(2) Bathrooms must be cleaned at least weekly;
(3) Floors must be vacuumed and mopped at least weekly;
(4) Dishes (all that are used) must be washed at least every 24 hours;
(5) Guests may perform the tasks in #1 - #4 on their own or pay for the housekeeper to perform these tasks.
(6) Normal utility usage is included, however, usage in excess of 150% of the prior 12 months' average will be recuperated from the deposit (utilities include natural gas, electricity, and water).

Typical civilized "Golden Rules" - Be respectful of people, property, privacy, and your own person. Do unto others as you would want them to do unto you. Clean up after yourself. If you break it, fix it or replace it. If it's late and others are trying to sleep, keep it quiet (particularly Su-Th (phone number hidden); Fr+Sa (phone number hidden)). Keep the place safe and secure - be sure that all exterior doors are closed and locked. No unattended fires in the fire place. Use coasters on the wood furniture. Smoking allowed outside in the backyard only - butts in the ashtray only. No food in the bedroom. Etc.

Rey's place is perfect. It's very large by urban standards, and the furnishings are attractive and comfortable. I was in town for a conference, so I didn't get a chance to cook in the kitchen, but it was well equipped. Rey was a great host. He is a very nice guy, and he offered lots of suggestions about the area.

I'm a native of the SF Bay Area: I grew up in San Jose before it grew up to become Silicon Valley. Started working is San Francisco for my first job after college and am still in SF. My teenage daughters and I call this place home but they split their time between here and their mom's place... so the room is often available for guests. I'm a bit on the extroverted side and enjoy hosting guests at my place - I like the activity and energy of having people around.

I enjoy running, biking and swimming and have done several triathlons - including Alcatraz 5 times. I also like to do yoga, mountain bike, trail run, and hike on Mt. Tamalpais (in Marin, north side of GGB).

After 20 years in SF, I know the City well and enjoy sharing the magic with others. I can provide lots of local insight if asked.
