We offer accommodation with an artistic outlook. Our fully self contained and independent apartment, re-built in 2011, is a completely re-worked 1890 end terrace. Our apartment is a short walk from Carriageworks, King St., Sydney Uni. and RPA.

The architect has made the most of abundant natural light and ventilation.
Setting the scene for your exploration of Newtown's galleries, shops, music venues, theatres, & restaurants (and exclusively for the enjoyment of guests), is a retrospective by Australian artist Tony Twigg.
(In conjunction with Tony's SLOT gallery, we also host the DIP 24/7 Street Art project in our old Shopfront window.)
The bedroom features a King size bed, or 2 X extra length single beds. Your unit has a separate den with two King single sofa beds, suitable for two or three accompanying children. There is a second separate toilet just off the lounge.
The full sized kitchen has a cooktop, microwave, oven, complete with a 4 place dining setting.
There are adjoining laundry facilities with laundry tub and combined front loading washing machine/dryer.
Your ensuite bathroom features twin head and twin control showers, stone top vanities and heated towel rails.
Your kitchen opens onto our fully grassed courtyard where you will find an authentic Italian woodfired oven and mains connected natural gas barbecue.
We will meet you at the apartment whenever you should arrive between 7AM and 10PM.
If you arrive outside of these hours we have a special collection point for your access card enabling you to let yourself into the apartment.
A small to medium size car can be parked in the courtyard of the apartment. Access is through a remote controlled roller door.
Public transport from Sydney airport.....
If you take the train to our place, it will cost around $16:50 per person and it will take nearly half an hour to complete the train journey + 10 minutes to walk from Macdonaldtown Station to our place.
(From Macdonaldtown head up Burren Street and turn right into Wilson. Golden Grove is the next roundabout you come to.)
If you catch a taxi, it will cost about $33. The taxi ride will take about 20 minutes, and you will not have to do any walking. So for 2 or more people it is a no-brainer! Catch a taxi!
Even for 1 person we do not believe the $10/15 saved catching a train is worth the time lost- the hassel of changing trains & the final walk. Try to have cash for your taxi ride. In Sydney taxis have a 10% surcharge if you use a credit card.
By bus, heading out of the city, alight on King Street just past the intersection with Queen Street. Walk, back in the direction you came, North, into Darlington Road, (old Sydney Uni. Regiment on the corner). Turn right into Golden Grove.
By bus, heading towards the city, alight at the corner of King St. and Carillon Ave. The old Sydney Uni. Regiment building is virtually opposite the bus stop. Cross the road at the lights and head round the old regiment building into Darlington Road. Soon Golden Grove Street appears on the right.
Interaction with Guests
As your host I am at your service to the degree that suits you best.
After showing you your unit I generally assist folks with a short orientation tour of Newtown.
However, if you prefer independence and know the lay of the land, you can enjoy solitude and privacy within minutes of arriving.
Newtown has a buzz like no other suburb in Sydney. Our street may bring you the music of young children at play in the primary school opposite, or the singing of worshippers in the Church just over the road, who coexist with rock bands that hire their church hall for rehearsals, as well as the classical musicians practising in their home just a couple of doors away.
In Newtown it is no so much about the glitz or the glamour, it's more about our need to self-express.
We're one big alternative vibe with our apartment, the venues, the food, the shops, the pubs and parks managing to keep life weirdly wonderful.
The bus stop at the corner of King Street and Carillon Avenue is about a 5 minute walk.
Macdonaldtown train station is about 10/12 minute walk.
Your apartment is close to the action, being just 350 metres from Sydney University School of Business , the University Union Wentworth Building and Art Galleries, Indoor pool etc.and 350 metres from Carriageworks and Eveleigh Farmers' markets, and 350 metres from King Street, with countless restaurants, cafes and pubs., the Vanguard Performance Venue, boutique shops ETC.
The apartment is also about 350 metres from Hollis Park which has a children’s play area in a beautifully leafy corner of the Park, right near a row of grand terrace houses.
Sydney's major attractions are at Circular Quay; the Opera House, the Harbour Bridge, Ferries to Manly, the Museum of Contemporary Art, the Rocks and the Botanic Gardens are just some of the attractions at Circular Quay. Circular Quay is 4.5 kms from our apartments.
It is a 10 minute walk to the nearest train station, and then it is a 14 minute train ride to Circular Quay.
Buses to and from Circular Quay
The bus stop for Circular Quay, (King St Near Carillon Ave, Newtown), is 300m from B & B Golden Grove. Buses run every 4 minutes. You can catch a (phone number hidden) or 428 Bus. Bus tickets needs to be purchased before catching the bus.
The 25-minute bus ride to Circular Quay takes you past:
•Broadway shopping centre and cinemas
•University of Technology
•Central Railway Station
•Chinatown and Paddy’s Market
•Cinemas and Entertainment Centre
•Town Hall and Queen Victoria Building
•Shopping malls and Centrepoint Tower
•Circular Quay Ferries
Other Things to Note
We get your visit off to a flying start with the supply of a range of breakfast foods, sufficient to enable you to enjoy a morning meal whenever it suits for the first 3 or 4 days of your stay. Thereafter we ask that you take advantage of our awesome King Street shopping precint and the nearby Saturday Eveleigh Farmers' markets to top up your supplies by choosing food items to your taste for the balance of your stay.
We supply some fresh fruit, milk, juice, yoghurt, bacon, cereals, plunger coffee, tea bags, quick oats, Kelloggs variety, Wheatbix cereals and a loaf of bread and spreads and margarine.
House Rules are provided at our B&B downstairs apartment to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy our Property.
4.1 General requirements
a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security
services during their stay; and
b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.
4.2 Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
4.3 Visitors: The Maximum Number of Guests allowed to stay in the Unit is 4.
Guests are permitted to host a maximum of four additional visitors, who may visit for a maximum of 4 hours per day, any time between 7AM and 12PM. Guests may negotiate with the Manager to have additional numbers of visitors for extended time periods, as long as such negotiation occurs at least 4 hours prior to any such proposed visit.
a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and Guests are responsible for ensuring that Visitors comply with these House Rules.
4.4 Gatherings or functions
a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at our Property must not conflict with residential amenity and must comply with all the other requirements.
a) On-street Parking: Guests and Visitors are to comply with the local parking regulations of the City of Sydney. The manager may be able to assist incoming guests by handing over a longer term on-street parking spot to an incoming guest.
b) Parking arrangements at the Property are as follows:
Strictly in consultation with the Manager, guests may park a motor vehicle in the grassed backyard area. The parking spot is accessed via a remote controlled roller door. The Manager may determine that a guest’s vehicle is too big or too low to park in the backyard. Guests will have to comply with any direction given by the Manager in relation to parking on the property.
4.6 Garbage and recycling
There is a slide-away receptacle in the Island Bench for lightweight non-recyclable waste. There are crates in the laundry under the stairs for dry paper, glass and other re-cyclable rubbish items.
When the slide-away receptacle is full or reaches a weight that might cause damage to the bin sliders, the plastic bag in the bin should be removed and deposited in the appropriate bin near the backyard roller door. The Yellow Top bin is for all recycling rubbish. The red top bin is for all other waste.
Any heavy items of waste should be deposited directly into the appropriate wheelie bin. The manager will ensure the Wheelie bins are emptied every Friday morning.
Excess rubbish must not be left in public or common areas.
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
4.8 Grassed Backyard Area
Our grassed area is for quiet enjoyment. Guests are not permitted to slide on it, dance over it or engage in any other activity that will artificially accelerate the natural wear and tear of the grass.
Smoking is not permitted indoors. Smoking is not permitted near the front door entrance, or in the back lane. Any smoking is therefore to take place in the back yard. All extinguished cigarette butts should be deposited directly into the Red Top Wheelie Bin which is found in the backyard. For your own amenity, no butts or Ad Hoc ash-trays should ever be left in the backyard.
No pet is permitted to be on any part of the property at any time. If a guest has a problem with an intruding neighbour’s pet, the manager should be informed immediately.
Enjoy using the barbecue. For your own good health and the amenity of following guests, ensure you clean the barbecue and surrounds after each use of the facility.
4.12 Woodfired Oven
You must not use the Woodfired Oven without first seeking the permission of the Manager. If permission has been obtained, a supply of wood is housed at the front of the oven. Generally this wood needs to be split before it can be used. An axe and log splitter are kept behind the dome of the oven on the right hand side. Only split wood on the wooden block adjacent to the Yellow Top wheelie bin.
Do not attempt to split wood if you are not experienced at doing so with tools similar to those provided by us. You must contact the manager if you have any doubts in this regard. More details concerning the operation of the Woodfired oven can be found in your Apartment Facilities Manual.
4.13 Damages and breakages
Damages and breakages must be reported to the Manager at the time they occur, in case action can be quickly taken to minimize the damage and to restore the property to the state of good repair you found it in. In addition, one accident or breakage left unattended may heighten the risk of consequential damage or accidents occurring within our property or the property of our neighbours.
4.14 On departure arrangements
All keys are to be left on the island bench in the kitchen. All waste and recycling rubbish must be removed out of the apartment into the Wheelie Bins in the back yard prior to leaving. Any instance of damage to any item of property in the apartment or any instance of damage to the property itself must be reported at this time if it was not possible to do so earlier.
4.15 Emergency Contact
In the event of an emergency relating to the Property, please telephone Lloyd Suttor on local number or mobile (provided after booking).
a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
Great location and a very well appointed apartment. Had everything we need and more.
I stayed in Lloyd's apartment for just under two weeks in May. I arrived early into Sydney (6AM) and Lloyd graciously arranged to meet me. Lloyd showed me around the place and offered any assistance.
The apartment is really well done. It is clean and modern. The decor and fittings are in great shape. The kitchen/lounge area is a wonderful space to cook and relax. The backyard is a great place to catch some afternoon sun. The place is very well equipped - the shower has soap/shampoo and the kitchen has loads of utensils. All of the glassware and plates are like new.
Half way through my stay, Lloyd asked to come over at a convenient moment to change the bed sheets and towels - something I had not expected, but very welcome.
The apartment is full of lovely art work and it has a nice collection of books and CDs. The music system is wired through the apartment so you can enjoy your favorite tracks as you move around.
In terms of location, you can't ask for much better in Sydney. You are 5 minutes from MacDonaldtown and Redfern train stations. Newtown's King Street is a two minute walk, so great food and coffee is on the doorstep. The apartment is located off the neighboring busy streets so you don't have any hassle with noise etc. You are right next to Sydney University and only 30 minutes walk from the CBD.
All in all, you cannot ask for much more. I would certainly return to Lloyd's place on my next trip to Sydney.
We had an awesome 5days stay in Llyod's apartment and we hope to be able to visit Sydney and stay with him again
Lloyd was there upon arrival and made us feel comfortable and inviting. Patiently showing us around the house and respected our privacy throughout our stay. The house itself was was beautiful and cosy making it feel like we were already home. Shower, bathrooms, bedrooms, kitchen, dining, backyard was all clean. Always happy to top us up with more breakfast when requested. I would highly recommend people to stay at this location as it is near the train station and easy to go around sightseeing, very close to town! I would definitely book again if I was in Sydney!
