Welcome to the newest addition to The Riverview!
Built in 1937, this historic home still has plenty of charm, but everything in this two bedroom, one bathroom house was renovated in January, 2022: New floors, glass shower, butcher block countertops, appliances, and furniture!
Located on quiet, conveniently located Riverview Drive (east of US1), everything Downtown Melbourne has to offer is just a short walk away.
The space
Riverview Cottage is a charming 600 sqft house with two bedrooms and one bathroom, a living room, a full kitchen, a laundry room, and a screened front porch.
Even though this is a stand alone house, it is still for rest and relaxation and we expect our guests to be respectful of the neighbors. If you are looking for a place to party, THIS IS NOT THE PLACE FOR YOU. If you are looking for a quiet, cozy house in Downtown Melbourne where you can relax, look no further!
PETS
This house is dog friendly for a maximum of two well-behaved dogs. We do not allow cats.
If you would like to bring a dog, please add it to your reservation when booking (we charge an $80 Pet Fee) and message me to confirm that you will never leave your dog unattended. Whenever you leave the house, your dog needs to leave with you.
Finally, and this should go without saying, but please clean up after your dog.
Guest access
TV
Hulu + Live TV (for more than 65 live TV channels including local networks) is provided and will give you access to thousands of free movies and shows. You may also log in to any streaming services that you already subscribe to (Netflix, Disney+, YouTubeTV and so on).
BBQ GRILL
You are welcome to use our outdoor charcoal grill, but please note that housekeeping does not maintain it. Instead, we ask each guest to please clean the grill after use and replenish the charcoal as necessary. Basic grilling tools are provided, in addition to a chimney starter and lighter cubes.
THE TRAIN
There is an active train track two blocks to the west of the Riverview. Please be aware that the train does sound its horn repeatedly as it passes through Downtown Melbourne, including a few times late at night. The vast majority of our guests have no issues with this, but a small percentage of guests have reported being awakened when it passes by overnight. We provide white noise machines in all of our rooms that will drown out this sound, but if you are a light sleeper and prefer to sleep in complete silence (no white noise), the Riverview - and most places in Downtown Melbourne, for that matter - may not be the property for you.

CHILDREN
This home is not childproof by any means, but we will allow children on a case by case basis. Please message me before booking.
PRICING
A note about pricing: You may notice that our daily rate fluctuates as you browse through our availability calendar. This is because we use a third-party software that automatically updates our listings' prices to ensure they remain competitive and stay BELOW the market rate for comparable properties in the area. Daily prices change due to season, area hotel occupancy rates, last minute availability, and so on. We use this tool to ensure our prices are fair, and doing so leads to us having close to full occupancy all year long.
CANCELLATION POLICY/TRAVEL INSURANCE
Please note that we follow Airbnb's "Firm" cancellation policy. We are running a small business and are not able to make exceptions to this policy to provide full refunds if you need to cancel your reservation within 30 days of your arrival date for any reason, including any weather-related events, like hurricanes or red tide. It is also our policy to not accept any reservation change requests made within 30 days of your arrival date that involve moving your reservation dates into the future.
We strongly recommended that you obtain Travel Insurance for your trip, in case of any unforeseen circumstances that could lead to you needing to cancel your reservation. A simple online search for "travel insurance" will provide you with many options.
ITEMS LEFT BEHIND
Please double and triple-check the entire house prior to leaving to make sure you have not left any personal items behind. Anything left after you check out will be discarded unless it it obviously something of value. If you do leave something of value behind, please contact me immediately so I can notify my housekeeping team. They charge $25 to return items left behind, which includes up to $10 of postage and packing materials. For any larger items that require additional postage, the cost to return them to you is $20 + exact postage.
PESTS
We have regular preventative pest control services at all of our properties and very rarely see any bugs because of this, but this is Florida, and the occasional pest (or cute gecko/anole) could find its way inside. In the unlikely event that you do see a bug, we would be happy to send pest control to retreat the property (this is part of the service we pay for), but you will not be eligible for any type of refund because of this.
MY OTHER PROPERTIES
The two story building next door is part of The Riverview as well. It has 4 units inside of it: Three 400 sqft one-bedroom apartments and a 300 sqft studio.
In addition to the Riverview, we also own Tranquility, an OCEANFRONT quadplex located about halfway between downtown Melbourne Beach and Sebastian Inlet. These fully-renovated one bedroom apartments are 625 sqft each and are fabulously decorated.
In late 2021, we purchased the historic Crane Creek Inn. Situated directly on beautiful Crane Creek, this property is located one block south of the heart of Downtown Melbourne and has a heated pool and stunning views.
