Welcome to Grace House. A place where you can relax and enjoy some home cooked, healthy food. People from all walks of life enjoy a cozy setting, on a tree lined street. A quiet place to lay your head down and enjoy a cup of hot tea or coffee :)
Light floods your bedroom during the day, accenting soothing greens and bright oranges. Nightime brings a cozy place on the red loveseat with a good book.
My home is an inviting, peaceful home with two loving cats. You will be greeted with a warm plate of homemade chocolate chip cookies, freshly scented towels and a warm cup of coffee.
The bedroom has a bed so comfortable you won't want to get out! This is one of two bedrooms I have available. The other, smaller and very quaint bedroom is listed on Craftsman Style Bungalow II. The picture of the bedroom on the other site isn't up yet, but you are more than welcome to book it! Picture will be forthcoming verrrry soon!
There are times when both rooms are booked so the bathroom would be shared between the guests and there are times when the space is just yours to enjoy all by yourself. I promise that if both rooms are booked, you will meet some amazing people from across the globe!
My house is located between the North and South Campuses of the University of Buffalo and just fifteen minutes from the City of Buffalo, you won't be far from any park, concert venue, fabulous restaurants and architectural wonders. Our city hosts three Frank Lloyd Wright homes and many Olmstead parks. The city offers so many wonderful restaurants, you will be hard pressed to choose! I will provide you with recommendations, approximate prices and directions. I promise you won't be dissappointed!
The breathtaking, wonder of Niagara Falls is only 30 minutes away and there is a beautiful park to stroll through and you must stay for the light show at night that shows brilliant colors against the sparkly, translucent waters!
There is an artsy part of our town much like NYC's Soho, which we call Elmwood. The street hosts museums, boutiques and many great eateries and bars.
Hertel avenue which is not far from the house is another up and coming area with many unique furniture, interior design stores, boutiques, coffee houses, bars and restaurants.
You are welcome to enjoy the living room and sun room which overlook our beautiful maple tree lined street and watch your favorite tv shows or read a book. There is plenty of parking and there are laundry facilities in the basement.
My cats and I are excited to meet all of you! See you soon!
Wifi, the kitchen, living room, sitting area, bathroom, laundry facilities and outdoor seating area.
Both of the bedrooms are nicely situated on the first floor with close access to a bathroom and the kitchen. The bathroom is shared with the other guest bedroom, if that is a concern for you , please lets' discuss this before you book the room.
Interaction with Guests
I interact with my guests as much as they desire. If it is solitude and peace they desire, then i typically spend time in my study or bedroom, giving them the space they need. If they are eager to chat and hangout at breakfast, I love to learn about their stories and culture. The experience is all about how I can serve my guests, in whatever way that is.
My neighborhood is lined with beautiful maple trees, is very quiet with neighbors who are friendly and respectful.
There are buses, however Buffalo isn't like NYC or Boston where there is a subway system. It is more of a "car/cab city."
Other Things to Note
I have another listing on AirBnB for a smaller bedroom that is adjacent to this one, you will find it here: https://www.airbnb.com/manage-listing/3548475/overview
I would graciously ask that you treat my pets with kindness and respect. I have two cats who love people, but they are used to a quiet home so let them come to you and put your hand gently in front of their faces and they will let you kno how comfortable they are. They are very sweet and playful!
My kitchen is open to you, make yourself at home, however I would ask that you clean the pots and pans and put the dirty dishes in the dishwasher.
Please place the dirty towels in the laundry basket and please smoke outside if you are a smoker. Thank you, my appreciation in advance.
This is the second time I've stayed at Kim's place and once again it was a terrific experience. She is such a nice person and an excellent host! I can't wait to visit again!!
It was a short trip for me, less than 24 hours. Kim was good to get a sense of my itinerary so that she could greet me with muffins, that we'd have a little bit of time to chat. Her sense of hospitality is very old-school B&B, which I like a lot. A host who I think has a good sense of how engaged or how much space to give her guests.
I thought that Kim was a wonderful host. Great home. Beautifully kept. She make me feel warm and welcome and it was a great stay. I'm coming back soon!
Kimberley was very accommodating as I was driving in during a snowstorm and got in pretty late! She was very welcoming, and immediately offered me a cup of tea. She is kind and lovely to talk to, and her house absolutely elegant and cozy at the same time. I will definitely stay with her again on my next journey across NY state!
Kimberley is very open minded and interested in people from different cultures. She will make you feel at home immediately. Also the breakfast, she prepared for us in the morning was wonderful. After interesting conversations at the breakfast table we prepared for a cold day in toronto. We would like to come back any time!
Our second stay in Kimberly's lovely home and we are starting to feel like it is our home away from home! Charming, clean and oh so comfortable at the end of a long day. Kimberley is a superb hostess who welcomes her guests with smiles and plenty of knowledge about the region -- from art museums to skating rinks and great suggestions for places to eat. Since we were there during the holidays, she even whipped up a batch of homemade eggnog that was to die for! We will be returning to Buffalo and will certainly look forward to our stay with Kimberly.
This was my second stay at Kimberly's and I expect it won't be the last. I feel very at home here and it only helps that she makes cookies and has sweet cats!
